Happy New Year's Friends!


 I can't believe it will almost be two years since I started writing LaVidaSquared. My how time flies.




Big year for me.
I married my wonderful husband in a dream destination, beautiful Croatia, a honeymoon in Italia, successful year in real estate, new friends and lots of love and babies in my life including my beautiful new niece!

Of course I can't have good things without some bad, and we all have things in our lives that we work through..

Every week I track weekly sales activity for Hoboken Condo's and Hoboken Brownstones. Towards the end of every month I tally the results for that month. This month, since it will be end of the year I will report on sales for the year in Hoboken broken down by quarter.

Realtor Magazine Residential Market Outlook - Optimistic?

Realtor Magazine's Article titled Residential Market Outlook: Virtuous or Vicious? by Robert Freedman depicts a positive story, if all goes well, that is. And if you look at the current housing data, it looks that way.

"Yun is forecasting 5.2 million existing-home sales in 2011, up from 4.8 million last year. He also expects modest improvement in prices—a rise of about 1 percent this year on a national basis. That would be the first in what Yun says will be a series of small but steady gains in the years ahead that will eventually bring home sales back to a period of normalcy."



"At the root of these gains is continuing improvement in the overall economy. Yun is estimating modest 2.5 percent growth in the country’s gross domestic product in each of the next two years, job gains of about 1.5 million in the same time frame, and a slowly improving jobless rate, which he projects will dip from a stubbornly high 9.6 percent in the latter part of 2010 to a better but still-high 8 percent in 2012.



This is what Yun calls the "virtuous cycle" that residential real estate started entering a few months after the home buyer tax credit ended in the middle of 2010. At that time, home sales took a big hit, dropping 27 percent in July. But in August, sales picked up again, under their own steam, and have been gaining ever since without the aid of subsidy."

New Year's Eve 2010 Dress Ideas

Every year I fluster trying to pick an outfit. One year I wore a one piece black pant suit that worked out nice, another year I wore a gold sequined mini dress with cowboy boots in the Meat Packing District. 

But each time I always remember dreading the decision making at home, trying on outfit, after outfit. We know it's going to be freezing, but let's face it women aren't practical - dress it is. 

Here are a few ideas I found that I think are easy to make work no matter your body type - or budget!


This first number is from Forever 21. I heard their store at Newport Mall just got a total revamp and is triple as large with a great selection and new look! 

Pair this dress with a platform bootie for dancing.

A glitter pump for dinner and cocktails.

Accessorize with fun earrings and a long statement necklace..


This dress I found on BCBG and I love the romance of it. I would just add a cuff bracelet and cocktail ring and done!


This black number is also from BCBG. I love this and just about anyone can recreate this - as we all have a little black dress in the closet! The faux leather adds interest while the tights and black pumps lengthen legs. 

I might try this with footless tights and a bright pump like in neon pink or electric blue!


This last one is also from Forever 21 and was under $20. To keep from looking too sexy, pair with a black blazer short or boyfriend style, a tuxedo blazer or a sequined oversize cardigan - would all work well. 

Add tights and booties or a sleek bump and a fun necklace! 

I seriously think I'm going to pop into Forever 21 to see what they have - hopefully the roads will be better by Friday!

Effective immediately, Hoboken Police will begin towing vehicles parked along all snow emergency routes. Abandoned vehicles anywhere in the City will also be towed. If your car has been towed, please go to the Parking Utility in City Hall for a tow release.

The Hoboken Parking Utility is extending the courtesy to Hoboken residents with Residential parking permits to keep their vehicles in Garages B (28 2nd Street) and D (215 Hudson Street) at the reduced Resident rate of $5.00 through 8pm on Monday. Regular rates apply at other times.

Condominium Sales:
For the week there was a healthy spike in sales! 19 sales for this week. Up from the previous week of just 8 sales. From the lowest price, a 565 square foot one bedroom condo with terrace at 406 4th street with a list price of $264,900 and a sold for $245,000; to the highest, 610 Clinton Street, an 1820 square foot two bedroom plus den, two bath duplex with parking and a list price $899,000 sold for $825,000.

Median list price for the week was $499,000 (avg $513,789). Median sale price was $480,000 (avg $492,500). Median days on market 98 days.

Pending Sales:
For the week, also a healthy number of pending sales. 12 units are waiting to close. From the lowest price, a  700 square foot two bedroom one bath at 718 Bloomfield Street with a list price of $314,900 and 50 days on market; to the highest a swank 2006 square foot three bedroom two bath condo with parking at Maxwell Place, 1025 Maxwell Lane with a list price of $1.725Million.

Median list price for the week was $482,497 (avg $601,466 skewed by the Maxwell sale).

Hoboken Community Meeting - Development Of 16th Street Parks

Hoboken Community Meeting - Development of 16th Street Parks
Hoboken is hosting the first public meeting to discuss the design of recreational park space located along Willow Avenue and Park Avenue at 16th Street. The meeting will take place at the Wallace School gymnasium, 1100 Willow Avenue, January 10th from 7:00 - 9:00p.m. and is open to the public. Be there!

The goal is to start construction in Spring of 2011 and the city hopes to have the project finished by the Fall. While the site has undergone remediation, they are waiting for approvals from an environmental agency that the work is satisfactory. 

This project will work alongside two other sites, the Hoboken Cove, east of Park Avenue and north headed towards Weehawken, and as well as space known as the Weehawken cove. Their goal, in a release from the city today, states that the goal is to have the spaces be cohesive, and will include a kayak and boat launch.

This along with the recent announcement of the rebuilding of the 14th Street viaduct slated to being in March of 2011, these are wonderful, and much needed improvements to rebuild a section of Hoboken/Weehawken left forgotten and neglected. 

I'm happy to report this post, because it could have easily have gone to more building and development residential projects. The residents and all that come to visit will enjoy, instead, open green space which the residents so much wanted.

Making the Most Out of Small Bathrooms

Tips for Buyers and Sellers

It doesn't take a full remodel or removing walls to open up space in an otherwise small bathroom. Below are some cost-effective methods for making tiny bathrooms, typical in condos and city living, feel less closed in.

Pedestal Sinks

Pedestal sinks are not only stylish - they also eliminate the boxy, space-eating traditional vanities that can close off small bathrooms. Switching from a traditional vanity to a pedestal sink will reduce some storage space in the room, so you may want to install small shelving above the sink or additional towel racks/hooks in the room.

Minimalist Storage

When space is at a premium, you may not have room for a large storage unit or vanity. Keep only what you absolutely need in the bathroom, ideally in a slim vertical storage unit or on built-in shelving. Store non-essentials like extra towels, bathroom cleaning products and other supplies in the nearest closet.

Light Colors

Larger bathrooms allow you some design freedom to play around with darker colored wall and trim paint, accessories, and major fixtures. In small bathrooms, those dramatic touches can actually make things seem more cramped. Stick with classic white tubs, sinks and toilets and brighter splashes of color on shower curtains, rugs and towels to lighten up the space you have.

Simplify Fixtures

Ornate fixtures can be appealing, but many are bulkier than their simpler counterparts. When space is at a premium, you may opt for sleeker, slimmer fixtures throughout the room.

Pocket Doors

The door swing of traditional hinged doors can make small rooms feel even more cramped. Sliding pocket doors can open up additional space without drastically changing the room itself.

Illuminate

Small spaces without proper lighting will have a drastically more claustrophobic atmosphere. Try combining wall fixtures with overhead lights to improve the aesthetic while providing illumination for applying makeup or shaving. For bathrooms on exterior walls, consider adding a window to let in natural light.

Sellers: Is Your Agent The Reason Your Home Is Not Selling?

Real Estate is one of the most expensive purchases most of us will ever make in our lifetimes. With the median price in Hoboken and Jersey City still around $500,000 - why then, do real estate agents put up such bad pictures? 

Or, NO pictures?

Sellers: I know that sounds harsh, but it is solely up to you to see how your house is represented. You made a smart decision to hire a professional to market your home to prospective buyers and other cooperating agents. But, you have to do your due diligence and make sure your home is being properly showcased.

Beware of agents that call you and sell you over the phone with a script. Always meet your agent face to face and see how they represent other listings they have for sale or have sold in the past. 

Pictures set expectations. And first impressions mean everything.

Your first appointment happens on the Internet. Period. 

Buyers overwhelmingly will dismiss a property based upon pictures. Without good quality pics, you dramatically reduce your chances of your property ever being seen at all.

It is just amazing to me that some agents will market a $300,000 or even $800,000 condo with horrible pictures or none. Did you know that professional photographers charge from $85 - $175 for a professional session that includes a virtual tour???

When you interview your agent, ask
Do you hire a photographer?
May I see past properties you've marketed?

If you don't like what you see, this should be a red flag.

Here are bad pictures and common mistakes agents and for sale by owners make while marketing properties

-Poor resolution and imaging
What is this? I can barely make it out? 


- Bad angles that do not show off a rooms size or features
Most buyers would have no clue as to what this was.. is this a bedroom? An office? A hallway? This room is not defined 




-Someone in the mirror!
Yes. This is how a home is being marketed.




- Un-staged 

Great example of rooms that would benefit staging. 







- Lastly No pictures!!




I can't tell you how many times I pull up listings that have no pictures.
My clients almost always turn down the chance to view a property that has no pictures. They assume that the property is in bad condition if there aren't any pictures.

Make sure your listing has pictures!

Even if you have a messy tenant your agent should make every effort to capture some pictures of at the very least the common areas, the surrounding neighborhood and at least a kitchen or living room shot - but a good one.

Bottom line: Ask questions. Become more involved in the marketing of your home. Pictures, pictures, pictures.

GOOD PICTURES


Here are examples of good pictures. Rooms that have been staged and show clearly defined spaces. The first two are my own personal work, I staged both rooms and had a professional photograph them.
This room was originally all white walls and a bed with a blanket. We painted, bought a bed set with decorative pillows and dressed the windows plus created the illusion of a seating area.


This space was all white, and held some exercise equipment. We defined a reading nook by bringing in this leather chair, an area rug and lamp plus painting  the walls a warm beige and we created a new room.

This last one is of a unit I sold. The great pictures were part of the reason my clients wanted to see this condo to begin with. It shows an open floor plan with a defined dining space.

Has The Hoboken Market Hit Bottom? November Report

My clients receive a monthly real estate E-Newsletter from me on real estate topics for buying, selling and investing plus a monthly breakdown of the downtown Jersey City and Hoboken real estate markets. 

November's News Looks Promising


45 Units sold in November in Hoboken. Broken down by bedroom, 17 were one bedrooms, 20 were two bedrooms, and 8 three bedrooms were sold. 

The average list price for the month was $546,367, the average sale price was $524,330 about 4% off the list price. Average days on market was 80 days. Current inventory is 382 - down significantly from months past - less competition, not a bad time to sell.

Note* The average list price for the same month in 2009 was lower - at $493,097 and the average sale price was $473,857.

If no new units are listed, current absorption rate is 8.48 months! This is the best it's been in a while! 

16 Units have sold so far in December, and another 19 went under contract. If Hoboken can keep a pace of 40+ sales a month until the Spring, we should be in much better shape come April/May. We will have to keep an eye out on new inventory as this could skew sales. 

Have we hit bottom? What do you think? Of course there are outside factors that could shake things up a bit too including unemployment and foreclosure rates. However, distressed properties make up a small fraction of all Hoboken sales and the rental market is very strong signaling people are still moving here. Curious on your thoughts!

Condominium Sales:
For the week there were seven sales. From the lowest, a 635 square foot two bedroom, 5th floor walk up at 233 Grand, with a list price of $323,000 and a sale price of $300,000 and 22 days on market. To the highest, an 1805 square foot three bedroom two bath with parking and terrace at The Neopolitan, 650 2nd street, with a list price of $699,000 and a sale price of $660,000 and 174 days on market.

Median list price for the week was $399,000 (avg was $456,271) median sale price was $399,000 (avg was $434,714. Median days on market was 63 (avg 76 days).

Pending:
8 pending units this week. From the lowest, a 756 square foot one bedroom at Prospect Hill - 501 9th St, with a list price of $365,000 and 36 days on market. To the highest, a 1361 square foot two bedroom two bath with parking at Maxwell Place, 1025 Maxwell Lane with a list price of $887,000 and 158 days on market.

Median list price for the week was $607,450 (avg was $614,987). Median days on market 42 days (avg 53 days).

Brownstones and Single Family Homes


Sales: Zero. No single family homes have sold this week.

Pending: One home is waiting to close. 839 Bloomfield, a five bedroom, three bath, three level Brownstone with full finished basement and yard is waiting to close. It had a list price of 1.199M and was on the market for 61 days.

For the week there were just three sales. Down compared to the first week of December with 8 sales.

128 Bright Street, 1021 square foot two bedroom two bath condo with terrace and a list price of $389,000 sold for $382,000 after 53 days on market.

253 Washington St, Washington Pointe Condos, an 1190 square foot two bedroom two bath new construction condo, with a list price of $530,900 sold for $508,000 after 33 days on market. (However listed earlier at a higher price then withdrawn and re-listed.)

20 2nd street, Mandalay Condos, an 1173 square foot two bed two bath with terrace and parking and a list price of $649,000 sold for $612,000 CASH after 93 days on market.

8 units are waiting to close for the week.
