Downtown Jersey City Real Estate Update Condo's and Brownstones

For the week of November 22nd - 28th, 2010

Condominium Sales:
For the week there were four sales.
A 759 square foot one bedroom at The Portofino, 65 2nd street, tenth floor with parking, with a list price of $275,000 sold for $250,000 CASH after just one day on the market.
An 850 square foot two bedroom one bath at 321 8th street, with common yard and parking, and a list price of $365,000 sold for $330,000 after 203 days on market.
A 1220 square foot two bedroom two bath with parking and terrace at 700 Grove St, and a list price $465,000 sold for $453,000 after 135 days on the market.
A 1289 square foot three bed two bath condo at 258 Barrow Street with parking, and a list price of $500,000 sold for $470,000 after 44 days on the market.

Median list price $415,000. Median sale price $391,500. Median days on market, 90 days.
There are currently 325 condo's active in downtown Jersey City. 21 Sold in November.

Pending:
One condo is waiting to close. 15 Warren Street, The Pier House, an 825 square foot one bedroom one bath with parking and terrace on the 3rd floor, with a list price of $409,000 is under contract after being on the market 42 days.

Brownstones and Single Family Homes
Sales:
Zero sales for the week.

Zero pending for the week.
