La Vida Single | Living Alone in Hoboken

Part of the awesomeness of owning your own home, or living alone in Hoboken, is the ability to style your place however you want.

Now that I'm married I'm back to collaborating design choices and running ideas past the hubby.. "honey do you like this? HB: "no, please don't hang a heart of red roses on the wall!"

Truth be told, our home would be more much "girlie" if it were just me.

This would be up for every happy hour

Love this in a guest bath!

My heart be still

Um, yes and yes

My favorite flower, so romantic

What do you enjoy most about living alone in Hoboken and having your own place?

Sneak Peak At Hoboken's Real Estate Pending Sales

I'm keeping an eye on sales waiting to see what the year end totals are. So here's what's cookin' in Hoboken..(Great picture of Audrey by the way, it looks like she could be in a Hoboken apartment actually :) )

Naturally I have to keep tabs on sales activity in the area, but why not share with you? So here is a list of what is currently under contract for the month - just condominiums however. Click here to view. They are listed according to listing price, from lowest to highest. You'll see that the lowest listing price is $259,000 and the highest $1.249 million - but these don't include single and multi-family homes.

Here is a list of what has sold so far in December until today - 12/29/09. They start as low as $250,000 and go up to $1.2million. Click here to view sales.

As a disclaimer I have to say that I personally did not put into contract, sell or list all of these homes. I certainly would've liked to though! However when you click on them you will see my information at the bottom, which is how my MLS customer copies are formatted.

Sweet One Bedroom In Hoboken! For rent! Smart upgrades

My client - call her Sally who I sold her place too, was fabulous enough to have vision and see beyond the mess and grime. At the time, this one bedroom railroad was in shambles. Literally. But with her creativiy and determination to own her first place, she was able to picture the space how she would like to live in it. After some bleach and $$ in upgrades she transformed what was once -- I'll say it -- a frump, into a beauty!! And now, as is life, she is moving on to bigger and better - which can be your gain! :)

Details, 637 sq foot 1 bedroom plus den railroad, located downtown just a 10 minute walk to the PATH train, or 3 blocks to the Light Rail. Available August 1 or a later move in date. $1800 a month. No dogs, sorry - building policy!

>-- that's the front, Sally even got the association to change the front door which was dreary and beat up!

This is the living room, the original floors were stained and worn. Sally chose a warm wood floor and laid them vertically to keep with the long feel of the home and accentuates the size of unit. She also had the ledge put up and painted on the fire place, put in molding, and created a custom built in book case that all goes with the traditional feel of Hoboken brownstones.. Nice right?

Nice chair rail, and she added the shelf above for more storage in this great bonus room. The molding is a huge upgrade in this unit along with the floors, she definitely added value and will get all of her money invested back.

If you're interested, write or call me! Here's a link to ad http://www.postlets.com/rts/2470194

If you want some advice on what intelligent upgrades you can make don't hesitate to reach me. You can over invest, and you can invest poorly, so make sure you're making great decisions like Sally.

Beautiful new studio rental in the heart of Hoboken!

Another fabulous friend of mine is renting her beautifully renovated condo! Ladies, if you're looking for a 1 bedroom in Hoboken - consider not renting a dull 1 bedroom with a 60's kitchen and narrow living room and zero closet space. Instead keep your mind open and rent this beauty!!

This studio is located on 7th and Washington just steps to everything! It is super spacious and offers a sleeping loft with queen size bed and skylight. A short walk to PATH and you can shop and run errands on your way home from anywhere. It's a top floor apt located in the rear of the building so it's super quiet. I'll let the pictures speak for themselves! It's available July 1st - can be rented fully furnished for $1950 or unfurnished for $1600. Contact me if interested! You'll love coming home.
Kim sanded and refinished the cabinets and stained them a rich chocolate color plus added a beautiful tile back splash and tile floor, new fixtures and a black granite counter top with gold flecks.
She also updated the bath, added a new vanity and sink plus upgraded the tile work. Just out side of this bath is a huge walk in closet and a linen closet!

There is a lovely terrace that over looks private gardens from the buildings on Washington and the brownstones on Hudson. It' s very serene. And the apt gets great light with another large skylight.

Beuatiful hardwood floors and an original brick wood burning fireplace plus two other huge closets in the living room! This is better than any one bedroom you could rent in Hoboken in this price range. If you're interested call me for a private appt.

Hoboken Apartment In Great Downtown Location

This beautiful apartment just became available today! It's in a terrific downtown location just minutes to the PATH train and steps away from bars, restaurants and convenience stores! Take a look for yourself! I sold this condo to my client a few years ago and when she bought it - it looked like 1980's Miami Vice. It had flamingo pink and turquoise cabinetry in the kitchen and matching tile and vanity in the bath! Look at it now! She did such an amazing job - I'm so proud of her!
First she refinished the hardwood floors, which if yours are not laminate is pretty inexpensive to do and makes a huge statement and can give you a great return on your investment and add instant value to your home. Here you can see they are stained a really nice, warm dark walnut color with a gloss finish.

Next she installed all new white cabinetry to keep with the bright feel of the unit. Natural light pours in from the floor to ceiling window in living room so white was a great choice. She then picked a dark granite counter top to provide contrast and stainless steel fixtures. For a custom look she added a gorgeous custom tile backsplash of a miniature brick style Carrera marble stone tile work that looks gorgeous. This is a great way to make your kitchen special. You can save money and salvage your cabinets and just update your counter and add a custom backsplash! Many times you'll get the same effect and looks like a new kitchen.

Lastly, she kept with the same marble and she decided to to go with a subway style brick pattern inside the shower. Her old pink tile used to reach half way up the walls outside of the tub and all around the toilet and vanity. To save money I advised her to not run the tile through and just paint the walls if they were in good condition. Then she chose a 12 by 12 slab for the floors and a matching white vanity with sparkling black granite top. The place looks beautiful!!

And - it's available starting May 15th or June 1 with the option to rent it fully furnished for a short or long term rental. If you're interested please call me or email me! I'm looking for a great tenant for her. Sorry, the building does not allow pets.
