Anthropologie in Hoboken | Coming Soon

Anthropologie IS coming to Hoboken! It's confirmed!

I can finally say with assurance that this is true! I originally posted about the deal back in May of 2012 and was then told that the details were not official, but here it is. And yes, RE/MAX Gold Coast was the procuring broker, read the release.

Anthropologie IS coming to Hoboken soon - The commercial space on Washington St that formerly was the house of Blockbuster Video,  to be taken over by the fabulous, bohemian slash shabby chic slash vintage clothing and home accents store Anthropologie!!

May 2012 Post:
Reports spotted!

http://theboken.com/hoboken/washington-street-shuffle-big-retail-store-arrivals-anthropologie-and-office-depot-coming-soon/

The store offers the perfect backdrop to house such a huge store. It's over 7000 square feet and two floors.

I've read on a few boards of some residents expressing concern of having such a large name brand presence in town competing with other smaller stores. My feeling is this: anything that was going to take over such a large space had to be a large corporate company of some sort - or another bank.. I'm happy it's not another real estate office.

And, Anthropologie's style is not for every woman, it's very specific. Plus it's not cheap. Take this dress for instance. This pretty little silk number retails for $228 on their website.

Or this beautiful long Maxi dress with lovely bright print. This one retails for $298 online.

But not all of their dresses are this expensive they have many for less, and many for more.

I personally love the store, not so much for the clothes, although I have my eye on a few pieces in their summer collection, but I absolutely love, love, their home decor accents. I love picking up little vintage door knobs and pulls, bathroom shower curtains, perfume bottles, mix and match plates and candles. Just thinking about it makes me smile!

What do you think? Are you looking forward to them opening ladies? Will you visit Anthropologie once it opens in Hoboken?
I want to know!

Real Estate Tips - Prepping Your Home For Showings

Prepping For Showings

It's nearly impossible to keep your home in a "show-ready" state day in and day out. In many cases you may find that your home will be shown to a prospective buyer with very little advance notice.

Even if you're keeping things as clutter-free as possible, a little preparation for the actual showing is probably in order. Here are some short-term ways to get your home looking and feeling its best. I recommend that every morning you leave the house ready, this way you can accommodate all showings to increase traffic.

Step 1: Cleaning Frenzy

  • Scrub tile in the kitchen and bathrooms.
  • Thoroughly clean hardwood floors.
  • Vacuum carpets. If time permits, rent a steam cleaner to shampoo carpets, particularly in high traffic areas.
  • Dust all wood furniture, TV screens and computer monitors.
  • Clear counters of all clutter. If time permits, move unnecessary appliances and decorating touches into storage areas.
  • Clear the kitchen sink and counters of all dirty dishes.
  • Pick up all dirty laundry. Avoid over-filling any open air hampers - laundry is better kept out of sight inside your washer or dryer.
  • Remove stains from bathtubs, toilets and sinks.

Step 2: Critical Eye Test

  • After doing the first round of cleaning, take a walk through the house with the perspective of a buyer. Look for clutter, excess furniture or highly personal touches that might turn off prospective buyers.
  • Try taking pictures of main rooms with a digital camera for an "instant review".

Step 3: Curb Appeal Checkup - This may not apply to you for condominiums

  • Sweep the entryway, porch and walkways.
  • Mow and water the lawn or yard.
  • Store any toys or garden equipment.
  • Clean up pet droppings.
  • Clean gutters and downspouts.
  • Add potted plants to the porch or deck.

Step 4: Closing Touches

  • Turn on all lights.
  • Open drapes and blinds.
  • Open windows to let in fresh air.
  • Burn scented candles or open jars of lightly scented potpourri. If you don't have either on hand, you can always bake cookies (the oldest trick in the book) or simmer a few drops of vanilla extract on the stove.
  • Turn off all TV's, stereos and computers.
  • If possible, relocate pets to a friend or neighbor's home during the showing.
  • Clean the litter box thoroughly to rid your home of smells. If pets can be temporarily relocated, remove the litter box entirely.
  • Hang fresh towels in every bathroom.
  • Put fresh liquid soap or bar soap in each bathroom.
  • Remove rugs to showcase hardwood floors.
  • Put out fresh flowers and fill candy dishes.

    Hoboken | Real Estate | Update: RE/MAX | Re-Launches | Metro Stop

Hoboken real estate update: RE/MAX Gold Coast Realty relaunches The Metro Stop.

Metro Stop was a new construction building with a "green concept" that was launched in 2008. Since then, the building has sold over 60% of its 113 units.

Concrete and steel construction, 11 stories high with on site covered garage parking, a twenty year tax abatement PILOT program, recently sold commercial space, an FHA approval, and big price reductions can make this Metro Homes building a hot buy for many buyers.

Currently one bedrooms are starting at $365,000 with hardwood floors, granite counters, stainless steel appliances, central air and washer and dryer in unit. And, for an additional $40,000 you can purchase a two bedroom two bath over 1000 sq feet, making this (aside from a two bedroom at Emsee @ 5th Jackson) the best priced two bedroom two baths on the market.

Metro Stop common amenity features are a club room, excercise room, common roof terrace, and the board has recently voted on installing a virtual doorman - similar to the system at Gulls Cove in Jersey City.

Maintenance fees include Cable and Internet by Cablevision as well as the common amenities mentioned above, plus your traditional underlying insurance on the building and common area upkeep.

There are some great lines available that will be priced very competitively in this market. Some penthouse units will be available and some units with NYC views, I suspect these will be the first to sell.

RE/MAX Gold Coast is slowly releasing the units remaining with new pricing and some changes in staging and parking being packaged. If you'd like a private viewing please contact me directly.

Some quick facts about breast cancer provided by the www.breastcancer.org website.
    • Breast cancer incidence in women in the United States is 1 in 8 (about 13%).
    • In 2008, an estimated 182,460 new cases of invasive breast cancer are expected to be diagnosed in women in the U.S., along with 67,770 new cases of non-invasive (in situ) breast cancer.
    • About 1,990 new cases of invasive breast cancer will be diagnosed in men in 2008. Less than 1% of all new breast cancer cases occur in men.
    • From 2001 to 2004, breast cancer incidence rates in the U.S. decreased by 3.5% per year. One theory is that this decrease was due to the reduced use of hormone replacement therapy (HRT) by women after the results of a large study, called the Women’s Health Initiative, were published in 2002. These results suggested a connection between HRT and increased breast cancer risk.
    • About 40,480 women in the U.S. are expected to die in 2008 from breast cancer, though death rates have been decreasing since 1990. These decreases are thought to be the result of treatment advances, earlier detection through screening, and increased awareness.
    • For women in the U.S., breast cancer death rates are higher than those for any other cancer besides lung cancer.
    • Besides skin cancer, breast cancer is the most commonly diagnosed cancer among U.S. women. More than 1 in 4 cancers are breast cancer.

Even in tough economic times we can pull together a little to do a lot.

    God bless!
