Downtown Jersey City Street Festival

Downtown Jersey City is hosting a street festival this Saturday September 29th

This annual festival will feature dozens of vendors, artists, restaurants, and craftspeople plus lots of activities and free concerts happening all day from 11:00 a.m. until 10:00 p.m.!

Make sure you stop by and get a feel for why downtown Jersey City residents love their city so much and take in the culture!

The festival will be set up on Newark Avenue from Grove St to Jersey Ave. You can easily access Grove St by taking the Grove St PATH.

Jwoww and Snooki Set To Start Filming in Downtown Jersey City Tomorrow

The Jersey Shore spinoff series starring reality stars Jwoww and Snooki will being filming tomorrow for their six week run in downtown Jersey City.

Apparently, so far, it seems the film crews are well received by some residents being quoted as saying that they have been respectful so far, but they aren't sure what to expect once filming actually starts. The crew themselves have been quoted as saying that they love Jersey City and are having a great time.

The crew will provide the city's residents with a taping schedule according to NJ.com and Hudson Now.


Meanwhile, neighboring Hoboken New Jersey, was given an award on February 15th, by the Italian-American One Voice Coalition for Mayor Zimmer's decision to decline all filming permits for the same show to shoot in Hoboken.
The President of the Coalition, Andre DiMino, presented the Mayor with the award at a city council meeting and was quoted saying that she should be commended for making the right decision.


Downtown Jersey City officials however think the show will bring their city millions in revenue..

Many think it will help bring a spot light to the city, benefitting local businesses, while some residents continue to worry that it will bring a bad stereo type to their neighborhood continuing with the themes of shows like Jersey Shore and Jersey-licious which actually star people that do not live in New Jersey.

December Condo Market Update - Downtown Jersey City(Let's start with how we ended the year)


Sales:
For the month downtown Jersey City saw a total of 35 units close. Of those 35, 14 were one bedrooms; 16 were two bedroom homes; 4 were three bedrooms and finally one 4 bedroom sold.

Median list price for the month was $439,000. Median sold price was HIGHER than the list price - at $450,000. Average days on market was 91 days.

Pending:
29 Units are pending for the month. Median list price for the month is $465,000, average days on market for those under contract is 89 days.

Currently there are 298 total active units.

2010 Overview

Downtown Jersey City is performing at about half the pace of Hoboken Sales. However, with that said, downtown Jersey City has many luxury condo buildings with private sales offices that do not list their inventory on the MLS therefore making it more difficult to track.

In 2010, a total of 363 Sales were recorded on the MLS. April, May June and July did not see a huge surge in sales as a result of the tax credit but has remained at a monthly sales average of around 30 units per month.

The median list price for the year, was $449,000, the median sales price was $429,000.

How long before we sell all the inventory?
If we take the average sales and divide it into the year, the absorption rate for downtown Jersey City is at 10 months. 
A more recent picture, by taking the last 6 months, inches down the absorption rate slightly to 9 months.

Condominium Sales:
There were 5 sales that closed for the week. From the lowest price a 566 square foot one bedroom at The A condo's with a list price of $359,000 and a sale price of $315,000. To the highest price, a 2300 square foot 3 bedroom 3 bath restored brownstone condo with a list price of $1.249Million and a sale price of $1.075Million.

Median list price was $537,995 and median sold price was $513,000. Down about 6% from last week. Median days on market was 116 days. 


Pending Sales:
There were ten contracts written by real estate agents for the week. The lowest priced was a 759 square foot one bedroom at The Portofino, with an asking price of $275,000. The highest priced was a two bedroom two bath at Gulls Cove with an asking price of $672,000.




Median list price was $408,500, median days on market was 88 days.
