Ribbon Cutting Ceremony for 1600 Park Ave - Hoboken's Newest Park Addition

You're invited to a ribbon cutting ceremony, or more importantly to enjoy Hoboken's newest park and outdoor recreation area at 1600 Park Avenue!

Officially opening September 3rd at 4pm, 1600 Park offers more than 2 acres of mixed use outdoor space including a multi use field, dog run, mound and a slide hill plus bleachers for spectators. It is ready for soccer, men and women's lacrosse and t-ball, plus minor league baseball. There are restrooms and a new traffic signal has been installed to provide safer access for pedestrians wishing to access the park.

You'll be able to park your bicycle at the park as well and there is a parking garage nearby on 15th and Garden and another closer to 14th along the waterfront.

Annual Hoboken St Ann's Feast Italian Festival 2013

The annual Hoboken St Ann's Feast is here! Kick off is today starting at 6pm and every night there will be a band on the main stage, directly in front of St Anns church on 7th and Jefferson Street.

Come one come all! Always a great time with kiosks serving Italian American staples expected at festivals like Sausage and Peppers, Pizza, Zeppoles, Clams, And American feast food like Fried Oreos, Hot Dogs, Fruit Blended Shakes and much more.

Some great games for people of all ages and there are always some little artisan tables set up with goodies.

For the month there were 57 sales. The Median List Price was $520,000 and the Median Sold Price was the same as the list price $520,000. The Median Days on Market was just 16 days.

Pending
For the month there were 61 units change their status to pending. The Median List Price was $525,000. Median Days on Market was 24 days.

4^TH OF JULY INFORMATION FOR HOBOKEN RESIDENTS AND VISITORS

The City of Hoboken is expecting to host tens of thousands of guests to view the Macy's 4^th of July Fireworks which will take place over the Hudson River this year.

Traffic delays & mass transit
Based on prior years, residents and visitors who drive are advised to expect four hours or more of traffic and delays exiting Hoboken after the fireworks and at least two hour delays to exit municipal parking garages. In addition to delays, the gridlock can create a situation where public safety vehicles cannot effectively respond to emergencies, so the City strongly urges visitors to take mass transit. Options include the PATH, Hudson-Bergen Light Rail, NY Waterway ferries, or NJ Transit commuter rail or bus. For additional travel information, visit: www.hobokennj.org/visit/how-to-get-here. Visitors looking for parking will be directed to municipal garages B (28 2^nd St) and D (215 Hudson St).

Heightened security
As in years past, there will be heightened security, with numerous checkpoints staffed by law enforcement personnel along the entire waterfront area. Checkpoint entrances will be located at: 1^st St & Sinatra Dr, 2^nd St & Sinatra Dr, 3^rd St & Sinatra Dr, 4^th St & River St, 11^th St & Sinatra Dr, 12^th St & Shipyard Ln, 14^th St and Shipyard Ln. The stairway from the Babbio Center to the waterfront will be closed. Any person entering these designated checkpoints will be prohibited from entering with the following items: backpacks, fireworks, coolers, glass bottles, cans, grills & barbeque materials, propane tanks, weapons, tents, alcohol, and other items not in the interest of public safety. Only factory sealed beverages will be permitted, excluding alcohol. All items are subject to inspection prior to entry into the checkpoint areas.

 

Vendors

Only Hoboken-licensed vendors will be permitted beyond checkpoints. The vendor entrance is at 4^th St. and River St. and vendors are subject to screening.

Street closures
The following streets will be closed to all traffic except emergency vehicles between 8 am and midnight on July 4^th:

·         Sinatra Dr. from 15^th St. to 1^st St.
·         River St. from Hudson Place (PATH) to 4^th St., (limited access to residents and parking patrons only)
·         5^th St. & Castle Point Terrace
·         Hudson Place

Due to the closure of Hudson Place, the west side of Hudson Street from Hudson Place to Observer Highway will be the designated taxi area.

Parking restrictions
No parking will be permitted on the following streets between 8am and midnight on July 4^th in order to provide safe access for emergency response vehicles:

·         Sinatra Dr. from 1^st St. to 15^th St.
·         4^th St. from River St. to Clinton St. (on the south side of the street)
·         Willow Ave. from 11^th St. to 4^th St. (on the west side of the street)
·         Hudson Place (by the PATH)
·         Newark Street from Hudson St. to Sinatra Dr.
·         Clinton St. from 7^th St. to 8^th St.
·         Hudson St. from 14^th St. to Observer Hwy. (on the west side of the street)

Disabled guests

The fishing pier located at approximately 9^th St. and Sinatra Dr. will be open for disabled guests. Each may be accompanied by two additional guests.

First aid stations
The Hoboken Volunteer Ambulance Corps will have first aid stations at Pier A Park, Sinatra Park, 8^th St. and Sinatra Dr., 12^th St. and Sinatra Dr., and 14^th St. and Sinatra Dr.

For the month downtown Jersey City saw a total of 59 units close. The Median List Price for the month was $525,000 and the Median Sold Price was $520,000.  The Median Days on Market was 27 days. Sales are up from April (49 sales and The Median Sold Price is up 17%!! from April)

Pending Sales
For the same month there were a total of 86 units change their status to Pending. The Median List Price for those units pending was $517,000 and the Median Days on Market was 25 days.

May 2013
For the month Hoboken closed a total of 94 units. The Median List Price for these homes was $542,000 and the Median SALE Price was $540,061. The Median Days on Market was 21 days. These numbers are all up just slightly from April. (April 90 sales, Median Sale Price was $538,750, Median Days on Market was 17 days)

Pending Units in May
For the same month there were a total of 99 units change their status from active to Pending. The Median List Price was $540,000 and the Median Days on Market was 16 days - showing still strong demand in the market place.

Real Estate Gossip - Spa Diner For Lease

The Greasy Spoon - Spa Diner - Will Be Missed!

Monday Real Estate Gossip - the commercial space at 74 Hudson St, where the Spa Diner in Hoboken currently operates, is up for lease.

Details are on the Hudson County MLS and the 2200 sq foot restaurant is available at a monthly rent of $13,000.

The building at 74 Hudson was bought in 2006 for $2.3Million and is a mixed use building with commercial space and residential apartments behind the restaurant.

The Spa Diner has been at this location for many years. It's unclear whether they will open in another part of town or if they are closing their doors for good, but many Hoboken residents, including myself, have enjoyed a breakfast or two at 3a.m. here and some still say The Spa Diner makes the best Reuben sandwich in the area.

Location Location!

I wonder who will take over and lease this space? What kind of restaurant would you like to see here? It is certainly prime real estate just a block from the Hoboken PATH train and nestled between so many bars I hope whoever opens here will keep the Spa Diner tradition of staying open through the wee hours of the morning!

Fashion Trucks In Hoboken - The Mobile Trend

Ladies, a shopping event is coming up to take place at Little Town NJ in Hoboken this coming Saturday for all fashionista's to attend! Plus another on Friday!

Celebrating Their Closing With Oysters And Wine @LittetownNJ 

While at a "we craft" meetup at the Hoboken Monroe Arts center a few weeks back, I met some lovely local bloggers, and one of them is Dana Prigge of www.dailyfashionista.com a fashion and trends website.

Her site is hosting this event Saturday May 18th, 1pm to 4pm.

 Fashion trucks are all the rage now - (I love food trucks 2!) and the Nomad Mobile Fashion Boutique will be stationed outside for some shopping. Have you heard of the Nomad? It arrived in Hoboken in April and is a 20+ ft long truck with a roll up rear door that's filled clothing and jewelry all under $100, and all selected by Brooklyn resident - 24 year old Jessie Goldenberg. I love this idea and have seen other fashion trucks around like Chicrattleandroll the fashion truck combined with - you guessed it - rock and roll music! So cool

Ladies wishing to purchase a little 'to me' gift will enjoy a free mimosa. You can stick around after for what I hear is the newest "best brunch spot in Hoboken".  Plus, Dana recently reported on her sight that Albie Manzo, co-owner of Little Town NJ will be making an appearance.

Can't get enough? Chicrattleandroll, who, according to their facebook fan page is Hoboken's first mobile truck, I just discovered, is also hosting a fashion event, this one at Teak on The Hudson in Hoboken! This Friday night, May 17th, from 5-9pm the rock and roll mobile fashion truck will be there for a "glam sesh" plus DJ, drinks and appetizers for everyone!

I hope you can make either one to support these fabulous ladies doing their thang, and if you do please let them know you read about their events on my blog!! Personally I think these women rock, for thinking outside the box and bringing style on a small personalized scale - small business style. So awesome!
