Make A Great First Impression with A Punch Of Color | Front Doors!

You always hear the term curb appeal. But what does that mean? Simply, it means that when someone walks by or drives by a property, it looks great from the outside. Think of it as a fabulous coat and someone wants to see the whole ensemble.


I found some great ideas for doors. Yes doors. Why doors? Glad you asked! Because in Hoboken and Jersey City, where I sell real estate, you don't really get a chance at curb appeal. All you have is your door. So what better way to make a statement than to punch it up with some great color.


Pink is so unexpected yet it can be chic or sweet. And so many different shades to choose from! I LOVE this door




When choosing a color for your door, think of ways to accent it with either plants or a beautiful door knocker.



And don't under estimate the power of Red. Red looks amazing on almost any brownstone or home.

Real Estate has proved to stay competitive even though more inventory entered the market in Spring. The median days on market is up five days from June and median sale price is down 2.7%

Hoboken Real Estate Year Condo Report 2013

What a year! My Hoboken real estate 2013 condo report shows huge gains from 2012. Hoboken condo owners can finally breathe.

I can describe the year in one word - COMPETITIVE  
Buyers and their agents had to work harder to buy a home due to multiple bid scenarios and very little inventory. Sellers had the advantage this year and buyer's were forced to pay.


All Hoboken condo sales for 2013 

Median Sale Price was $540,000 UP 14.8% from 2012's Median Sale Price of $470,000
Total Units Sold were 1024 UP 35.9% from 2012's Total Units Sold of 753


Break Down
Studio Market - 24 sales for the year
One Bedroom Market - 330 sales for the year  = $409,000 Median Sale Price
Two Bedroom Market - 553 sales for the year = $580,000 Median Sale Price
Three Bedroom Market - 105 sales for the year = $792,000 Median Sale Price
Four and Five's were the remaining.

The Median Days On Market for all condo sales in Hoboken was just 21 days reflecting the competitive nature of 2013.


2014 Start of the Year Sales

January 2014 shows 49 units sold DOWN from 82 in December. And a Median Sold Price of $504,000 above the Median List Price of $499,000 but slightly down the Median Sold Price of December of $506,000.

It is normal for sales to dip in February but you can see that prices have not been affected much as inventory is still tight and buyers are shopping in these cold months.

Hoboken Real Estate Condo Market Update September 2013

Hoboken's real estate market remains hot. Best to strike while the iron is hot as mortgages are low and it is a great opportunity for both sellers and buyers. Although for buyers you will need patience and your wits about you!

Sales:
For the month of September Hoboken saw a total of 98 sales. The Median List Price for all units sold was $561,950 and the Median Sold Price was $560,919. The lowest and highest sales were $265,000 and $1.580Million respectively.

The Median Days on Market was 28 days.

Pending:
The same month, 76 units changed their status from active to under contract. The Median List Price was $533,066. The Median Days on Market was 27 days.

Hoboken Real Estate Market Snapshot 

Forgive me for being late with reporting these numbers! I have been out of the office sick and am finally back into the swing of things. Thank you for your patience!


May 2013
For the month Hoboken closed a total of 94 units. The Median List Price for these homes was $542,000 and the Median SALE Price was $540,061. The Median Days on Market was 21 days. These numbers are all up just slightly from April. (April 90 sales, Median Sale Price was $538,750, Median Days on Market was 17 days)

Pending Units in May
For the same month there were a total of 99 units change their status from active to Pending. The Median List Price was $540,000 and the Median Days on Market was 16 days - showing still strong demand in the market place.

Hoboken Property Tax Re-evaluation On The Horizon

Hoboken property tax re evaluation on the horizon. The city of Hoboken has not had a property tax re evaluation in years. And it's no secret to real estate agents and some buyers searching for property, that newer construction condo buildings get assessed at higher values than their older, brownstone counterparts.

It is not uncommon to see a 3 bedroom condo, along the water front with taxes of about $18,000 and then to see a 4 bedroom - 3 story brownstone with taxes of about $12,000. Why the disparity? Tax assessments, values and evaluations.

This seems like the perfect time for such an undertaking. What with the recent mortgage crisis, and values now are actually increasing - plus, Jersey City, a much, much larger municipality has taken up the job that, when it's complete, will have needed two years+ to complete. It is anticipated to be finished in 2014.

The purpose is "to ensure a fair and equitable redistribution of the City’s tax levy so all property owners are shouldering their fair share of the City’s tax burden." The last re-eval in Jersey City was done back in 1988. 


What could this mean for property owners? Well, we think that those buildings paying unusually higher property taxes than some of the other types of buildings in town will likely see some relief, and those enjoying lower property taxes will likely see a bump. How much in each direction, remains to be seen.


I just received this notice from the city of Hoboken's website and anyone who'd like more information is asked to attend a meeting on May the 9th 2013. I highly encourage all who own property in Hoboken to attend.


Community Invited To Public Meeting For Information on Revaluation

A community meeting regarding the revaluation process will be held on May 6th at the Hoboken High School auditorium, located at 800 Clinton Street. Property owners should have recently received in the mail information regarding the upcoming revaluation.

A presentation will be provided by representatives from Appraisal Systems, Inc, the revaluation company performing the legally - mandated revaluation of Hoboken property. Following the presentation, the company will take questions from the public. All interested property owners are invited to attend.

Hoboken Real Estate Market Update - Q1 Report

Happy Spring!
It's no secret our real estate market has turned around. Buzz is out that our market is hot. And that's for many reasons.
Let's review briefly the factors that got us here.

  • Low housing starts (builders stopped building when the market was soft)
  • Scared buyers turned to renting (rental prices went way up turning those renters into buyers late 2012&2013)
  • Inventory was low (sellers stayed in their homes longer than they would have because of low sale prices)
  • Low mortgage rates (buyers and sellers are taking advantage by locking in low rates)
  • Buyers continue to enter our real estate market 
  • Seller's took advantage of high rents and decided to rent instead of sell
So, with all of this, it's easier to make some sense out of why the current market is so competitive. Add to that -- it's Spring! Traditionally this is the best time of year to sell and it's when most people look to buy.

First quarter real estate condo sales in Hoboken broken down by month:

January: There were a total of 44 condo sales in Hoboken. Their Median List price was $559,500 and their Median Sale price was $558,000. Median Days on Market - 30 days.

65 condo units changed their status to pending the same month of January.

February: There were a total of 35 condo sales in Hoboken. Their Median List price was $549,000 and their Median Sale price was $516,000. Median Days on Market 14 days.

70 condo units changed their status to pending the same month of February.

March: There were a total of 60 condo sales in Hoboken. Their Median List price was $549,000 and their Median Sale price was $530,000. Median Days on Market was 28 days.

112 condo units changed their status to pending the same month of March.

Hoboken 2 Bedroom Condo Sales Appreciate 2012

Many have asked me - how much has the market increased,(?) and since most of the sales in Hoboken are 2 bedroom condo's I've compiled a summary of quarter over quarter sales for 2012 to give you some insight.

Hoboken buyer's entered real estate early 2012 cautiously optimistic. Most said that they felt the market had bottomed out and rates were incredibly low. They also said they felt it would be a good investment to buy and hold.

By Springtime of 2012 there was a shift in the market and prices were trading in a fairly short amount of time- close to the list price. Since then, the momentum has continued as more buyer's enter the market but relatively few units are available for sale.

So, how did they do? Well, let's see.

Q1  (January 2012 thru the end of March 2012)
2 bedroom condo sales
The Median Sold price for all two bedroom sales in Q1 was = $485,000

Q2 (April 2012 thru the end of June 2012)
2 bedroom condo sales
The Median Sold price for all two bedroom sales in Q2 was = $525,000


Q3 (July 2012 thru the end of September 2012)
2 bedroom condo sales
The Median Sold Price for all two bedroom sales in Q3 was = $530,000

Q4 (October 2012 thru the end of December 2012) HAPPY NEW YEAR!
2 bedroom condo sales
The Median Sold Price for all two bedroom sales in Q4 was = $525,000

The Median Sold Price grew 7.6% from Q1 to Q4.

Hoboken Real Estate August Sales Update

Happy Labor Day! Here is Hoboken's Real Estate August Sales Update

As the summer comes to an end, summer sales remain steady as Hoboken is still affected by a current inventory shortage and a large pool of buyers looking to make the jump into home ownership and locking in a low mortgage rate. As September rolls in, we expect to see a bump in homes available but not in competition as there is currently lots of demand for Hoboken homes. 

Sales:
For the month Hoboken condos saw a total of 83 units close. Up from 77 sales in July. From the lowest sale price of $191,000 for a studio short sale at 157 7th St to the highest sale price of $1.955 Million (P.S. that was CASH) for a eco friendly, green, 2650 sq ft 4 bedroom 3 bath with yard, in ground garage at 124 Park Ave.

The Median List Price for the month was $499,000 and the Median Sale Price was $480,000. The Median Days On Market was 32 days.

Pending:
Also in August, 55 units changed their status from active to pending. From the lowest asking price of $265,000 for a 631 sq ft one bed plus den at 131 Madison St, to the highest asking price of $999,995 for a 1504 sq ft 3 bedroom 2 bath at Tolls Brothers 1450 Washington St.

The Median List price for those units pending was $450,000 and the Median Days On Market was just 28 days.

Hoboken Real Estate Condo Market Update

My Hoboken Real Estate and Condo Market Update for July is here!
I'm excited because it's summer :)

SALES
For the month of July Hoboken saw 74 units close. From the lowest price, and smallest, 269 sq ft studio with an asking price of $192,500 sold for $187,000; to the highest sale price at 1125 Maxwell Place for a 1749 sq ft 3 bedroom plus den 3 bath condo with balcony and parking, an asking price of 1.385Million and sold to the highest bidder at 1.550Million

The Median List Price for all units sold in July was $525,000 the Median Sold Price was $516,500. The Median Days On Market was 36 days.

PENDING
July also showed a total of 66 units change their status from active to Pending. With the lowest priced unit a starter 500 sq foot one bedroom  at 509 Monroe with an asking price of $239,000 to the highest price home at 610 Clinton St, 1925 sq ft 3 bedroom 2 bath with private elevator, garage and roof deck, with a price tag of $1.099Million

The Median List price for all units pending in July was $449,250 and the Median Days On Market was 39 days.

As you can see Hoboken real estate is moving at a relatively quick pace. With the days on market time less than 45 days.

Currently inventory as of today, is just showing 198 condo's for sale. This is proving to be difficult for buyers looking for homes as there is little to choose from, but it is an advantage for seller's and this could be a great time to sell. We are still averaging about 70 units a month close, which means our market has just about 3 month's worth of inventory, indicating that we are tilting towards a buyer's market.

How To Make An Offer On A Hoboken Condo

So you're ready to make an offer on a Hoboken condo! Well, now what? Wondering how the process works?

There are three basic components in the Hoboken and Downtown Jersey City area that realtors and sellers expect to see with a formal real estate offer.

1.- A Written Offer
Sounds obvious? Well sometimes buyers want to make a verbal offer and in this competitive market a verbal offer is not taken seriously. You will need to sit down with your real estate agent to draft an offer. In the offer you will include a few basic points. The price you want to offer, how much you have to put as a down payment, when you'd like to close and any specific additional terms.

 2.- A Good Faith Deposit Check 
All offers are to be accompanied with a good faith deposit check. This is traditionally $1,000 that will be made out to the office which is preparing the offer. The check will be deposit into a specially managed escrow funds that is regulated, and the copy of the check will go alongside your offer. This shows the seller you are serious and ready to make a deal. If your offer is accepted your good faith deposit will be transferred to the sellers attorney account and will then be applied towards your down payment.

3.- A Mortgage Pre-Qualification Letter
This is the third component to a successful offer. Your mortgage vendor will provide you with a pre-qualification letter. Hopefully you've already gotten your letter before you went out house shopping. So chances are your mortgage letter will be a different amount than the house you want to buy. Don't worry. You will want to call your mortgage rep and request a new mortgage letter, showing the amount of the house you want to buy. And the reason we do this, is not to show all your cards. You don't want the seller to know that you can afford significantly more, because that could hurt negotiations. Here are some common FAQ's on mortgages you may want to check out.

Sometimes if the house has multiple offers on it, then your realtor may suggest adding or changing some items to make your offer stronger and more unique. Each realtor will use their own experience in negotiations to assist you getting the house that you want at the best possible price.

For the month Hoboken saw 39 units close. From the lowest priced unit, a junior one bedroom at 637 Garden with a list price of $209,000 and a sale price of $197,000 to the highest asking price at 1125 Maxwell Place, a 2 bedroom 2 bath unit #340 with an asking price of $1.352995 and a sale price of  $1.300000.

The Median List price for units closed was $415,000 and the Median Sale price was $400,000.
The Median Days On Market was 59 days.

PENDING
For the month in Hoboken Real Estate there are a total of 71 units waiting to close. From the lowest asking price of $199,900 for a junior, 405 sq ft one bedroom at 109 Harrison St to the highest asking price of $2.195,000 at The W Residences, Unit 2003 offering 2375 sq feet and 3 bedrooms, 3.5 baths.

The Median List price for units pending was up from units closed, at $449,000.
The Median Days On Market was down from units closed, to 30 days.

Hoboken Real Estate Market Update - February

My Hoboken Real Estate Market Update February Report

February is showing Spring like activity. Due to steady low inventory, combined with low interest rates, and an unseasonably warm winter, buyer's are buying earlier in the year, and steady investor participation and cash buyers is apparent accounting for about 30% of sales. We are seeing all sectors in the market active from low end to the very high luxury end and even units that were "stale" with 200+ days on market are under contract, and same day frenzies with listings receiving multiple bids the first day on market.


February Sales

For the month of February Hoboken saw a total of 50 sales. Up from 33 units in January.  From the lowest priced sale, a bank owned, one bedroom one bath at 815 Willow with a list price of $149,500 and a sale price of $133,000. To the highest priced sale, 2060 square foot, 3 bedroom 2.5 bath at The Garden Street Lofts with a list price of $1.275 Million and a sale price, of $1.265 Million

Median List Price for the month was $462,500 and Median Sale Price was $448,500. Median Days On Market was 59 Days.  (Down from January's $475,000 Median List and $465,000 Median Sale Price but Up from December's Median Sale Price of $417,000)

February Units Pending

There are 67 units pending. A big jump from January's 48 units and a leap from December's 32 Units.

The Median List Price for these units pending is $437,500. The Median Days on Market just 22 days.

Week of July 18th - 24th 2011

Sales
For this week there were six sales in Hoboken. From the lowest price, a 527 sq foot one bedroom at 72 Garden St with an ask price of $285,000 and a sold price of $285,000; to the highest sale, a 1331 sq foot two bedroom two bath with terrace at the Sky Club with a list price of $529,000 and a sale price of $517,000.

Median list price for the week was $462,500 and the Median sale price was $440,500. Average days on market was 55 days.

Pending
For this week there are 12 units waiting to close. From the lowest priced unit, a 534 sq ft one bedroom with balcony and yard and an ask price of $309,000; to the highest, a 2032 sq ft 2 bedroom 2 bath at The Garden St Lofts with a list price of $1.275Million.

Median list price for those units pending this week was $444,500. Average days on market was 80 days.

For the week there were 9 sales (up one from last week's 8 sales). From the lowest price, a 700 sq foot one bedroom one bath at 4th and Madison with a list price of $219,000 and a sale price of $195,000; to the highest, a 2351 square foot 4 bedroom 3 bath with parking and deck at The Vesta Hoboken, 609 Observer, with a list price of $999,000 sold for $940,000.

Median List Price for the week was $597,000. Median sold price was $572,250. Average days on market, 89 days.

Pending Units:

There are 6 units waiting to close for the week. From the lowest price, a 1500 square foot two bed two bath with parking, short sale at 107 Jackson, with a list price of $425,000, to the highest; a 1530 square foot two bed plus den, three bath at the Hudson Tea, 1500 Hudson with a list price of $811, 995.


Brownstones and Single Family Homes
Sales:
One single family sold for the week. 211 2nd, street, a renovated 3 bed 2.5 bath with two decks sold. It's original list price was $1.199M, it sold after just one day on the market, for a cash offer of $1.155M

Pending: 
There are no pending homes for the week.

5 Tips: How To View A Hoboken Open House

5 Tips: How To View A Hoboken Or Jersey City Open House

If you're starting a search for a home, or in this area a condo, then you probably have been using websites like www.Trulia.com, www.Realtor.com, www.Zillow.com, or Craigslist to search for Hoboken properties and Jersey City open houses.

Ever wonder what happens during an open house? Does the idea give you flashbacks of pushy salesman trying to sell you something? You're not alone!

You should know that you can relax. Visiting open houses should be fun! You can view open houses on your own, or you can enlist the help of a Hoboken or Jersey City realtor to represent you and take you to open houses that just fit your criteria.

At first, walking into people's home's will feel weird. But then after you've done it a few times, you'll feel like a pro.

There will always be a seller's agent present during an open house. Very rarely will the home owner actually be home. The agent's job is to answer questions and to log your attendance for security reasons. However, some agents are also looking for potential clients.

Here are 5 tips to use when viewing properties on your own:

  • Sign your realtors name.                                                                                                          Every open house will have a sign in sheet for you to fill out. Unfortunately you can't get around it. However, to keep phone calls and emails at a minimum, sign in with your realtor's name. That way you signal to the agent that you are working with someone. If you're not, leave your phone number. Most agents won't call you but many will email you to see what you thought of the place and to offer assistance.
  • Grab some information.                                                                                                                After you sign in grab an information sheet so that you have the information readily available  
  • Take notes.                                                                                                                                                 If this is a place that is in your budget, then takes notes of what you like and didn't like, how it compares to other places and note the address. This way you'll remember in the future what your feelings were about the property
  • Keep your eye out for a star.                                                                                                          If you're not working with an agent, and you are serious about your home purchase, then as you visit open houses keep an eye out for an agent that shows professionalism, is friendly, knows the area and is open to answering your questions. 
  • Agent representation.                                                                                                                    You should remember that the agent hosting an open house represents the seller, therefore you should be careful how much information you disclose while you are there. Try to keep the excitement down to a minimum as it could hurt you in negotiations!

Your Hoboken Real Estate Weekly Sales Update What's cookin this week

Week of May 17th 2010 through May 23rd 2010.


Sales: There were 16 units that sold for the week. The lowest sale price was a 505 sq foot studio at 1021 Grand, originally listed at $245,000 then reduced to $229,000 and sold for $210,000.


The highest sale price was a 1548 sq foot three bedroom two bath at 516 Grand originally listed for $739,000 then reduced to $719,000, and sold for $700,000.


The median list price for this week was $409,000, median sold price was $406,750. Closer to asking than in previous weeks. Median days on market 75 days.


Pending: There were 8 contracts written for the week of May17th. The lowest asking price was $269,000 for a 600 sq foot one bedroom at 601 first street - originally listed however at $324,900.


The highest asking price was 1.133Mil for a 1749 sq foot 3 bedroom 3 bath at 1125 Maxwell Lane


The median list price for these units pending was $454,000 and median days on market was 91.
