What To Expect At Closing and Final Walk Thru | Condominium | Real Estate NJ

Congratulations you made it to close! So what can you expect on the day of your closing? Read on to find out.

"Closing", which is the day you sign all the documentation and take ownership of the property you are purchasing.

BEFORE YOUR CLOSING
Your attorney, either the evening before or the morning of, will alert you as to the final amount that you will owe at closing, which will be due in the form of certified bank funds or you can arrange for a wire transfer. This will be a large amount as it combines the remainder of your down payment and all of your closing costs.

Shortly before your closing you'll want to do a walk thru with your real estate agent, so be sure to schedule this at least a day in advance. Your walk thru, depending on the size of the home and whether repairs needed to be made, can last anywhere from 10-25min.

AT THE WALK THRU
You are there to carefully look over the home for any new possible damage that may have occurred when the sellers moved out, or from the unit being vacant.

You'll also bring with you a list of items that the seller agreed to rectify prior to closing, and check that these items were done. In cases where you are not able to detect whether a repair was completed, schedule in advance for your home inspector to come back in with you to check for you, or ask them if you can call them during the walk thru.

Hopefully all is well and you can head straight to the closing. If there is a problem, alert your real estate agent who will then immediately alert your attorney as to the issue. Usually, the attorney can work out a solution by the time you arrive at your closing. In rare cases where the issue is pertinent, your closing can be stalled until an acceptable agreement is reached.

Your attorney will review with you all of the documents that pertain to your sale or purchase. If you are the buyer, he or she will review with you your entire closing package page by page, usually giving you a summary of what the document you are signing means. If you have any questions be sure to ask, but this paperwork is standard and required by mortgage and government regulators. He or she will also review with you what's called the HUD line by line, so you understand where your money is going (closing costs) and how these figures were calculated.

Your closing will typically last anywhere from 30 to 60min. If a party is late then you can certainly run over, or if there is a problem like issues during the walk thru.

But, let's assume all goes well and you've signed the final page needing your signature. Congratulations! You'll be handed over your keys to your new home and on your way to enjoy.

Starting now through November 25th donations may be dropped off at our office located at 
56 Newark Street in Hoboken.
 
Monday - Friday 10am - 8pm
Saturday & Sunday 10am - 5pm

- Cranberry Sauce (16 oz)

- Gravy Mix (1.2 oz) or Jarred Gravy (16 oz)

- Mushroom Soup (10 oz.)

- Canned French Fried Onions (1 can)

- Spices: Thyme, pepper, rosemary, parsley

- Oval roaster pans (large)

- Martinelli's Sparkling Cider

- Entenmann's Apple or Pumpkin pies

- $50 donation feeds an entire family. Let us shop for you!

Jersey City Real Estate Market Update September 2013

If I could describe the current real estate environment in downtown Jersey City I would say it's cut throat. To say the market is competitive is an understatement. Multiple bids, acceptances and then cancelling because a new, higher bid came in is the norm. Buyers, you must hire a savvy agent if you are wishing to compete and find a home to call your own. Sellers, as long as you price your home accordingly, you can be confident you will receive your asking price if not better.

Sales: For the month of September DTJC saw a total of 51 units close. The Median List Price was $499,000 and the Median Sold Price was HIGHER at $507,500. This means if you are making an offer on a property, you must, you must must (unless it's overpriced) start at asking price if you are going to be the winning bid. Scary, yes.

Median Days on Market was 28 days.

Pending:
For this same month DTJC 45 units changed their status from active to under contract. Their Median List Price was $549,900 and the Median Days on Market was 28 days.

Hoboken's real estate market remains hot. Best to strike while the iron is hot as mortgages are low and it is a great opportunity for both sellers and buyers. Although for buyers you will need patience and your wits about you!

Sales:
For the month of September Hoboken saw a total of 98 sales. The Median List Price for all units sold was $561,950 and the Median Sold Price was $560,919. The lowest and highest sales were $265,000 and $1.580Million respectively.

The Median Days on Market was 28 days.

Pending:
The same month, 76 units changed their status from active to under contract. The Median List Price was $533,066. The Median Days on Market was 27 days.

Ribbon Cutting Ceremony for 1600 Park Ave - Hoboken's Newest Park Addition

You're invited to a ribbon cutting ceremony, or more importantly to enjoy Hoboken's newest park and outdoor recreation area at 1600 Park Avenue!

Officially opening September 3rd at 4pm, 1600 Park offers more than 2 acres of mixed use outdoor space including a multi use field, dog run, mound and a slide hill plus bleachers for spectators. It is ready for soccer, men and women's lacrosse and t-ball, plus minor league baseball. There are restrooms and a new traffic signal has been installed to provide safer access for pedestrians wishing to access the park.

You'll be able to park your bicycle at the park as well and there is a parking garage nearby on 15th and Garden and another closer to 14th along the waterfront.
