Day dreaming Wednesday Happy #Hump Day!

Caught myself daydreaming this cool Wednesday afternoon and I am staring at this amazing picture. The person that shared it had a caption with the picture and all it said was "morocco"... I would love to know where this is, Morocco is on my top 4 next destinations to visit <3 br="br">


Can't you picture yourself sitting here right now sipping a cup of Moroccan tea and a little pastry while watching the sun go down?




Or a glass of chilled white wine and a chic tunic on like this one? Ahhhhh

Highest and Best - Again??

Yes, this week I participated in a highest and best, twice.

As most of you that are tuned into the current Hoboken and Jersey City Real Estate Market know, the current environment is extremely competitive. Multiple bids are now common place.

Well just yesterday, we submitted an offer for a property in Hoboken that ended up having a total of 7 bidders. And, get this. Four out of the seven, made the exact same offer of $31,000 above asking price.

So when the agent realized she had a four way tie, the seller's couldn't choose and they decided to have another highest and best.

Can you believe that!? Insanely nerve wracking for the buyer's involved.

Lesson learned, if you find yourself involved in a multiple bidding war, consider also what the other buyer's may be offering, if you think they will arrive at your number too, then throw in a little extra $$ to give yours the winning edge, you never know, it could literally be a matter of $100!!!

Downtown Jersey City Monthly Market Update

It's The Downtown Jersey City Monthly Market Update!

The downtown Jersey City real estate market is also experiencing a shortage in inventory. Homes are selling close to asking and sales are down from August. However, this area has more new development and inventory sold direct that is not reflected in the MLS data, so I believe Jersey City is performing better than these numbers indicate. Buildings like 77 Hudson and Dixon Mills don't report sales to the MLS. Inventory shrank from 165 units to just 134.

Sales:
For the month downtown JC reported 25 sales down from 39 sales in August.
The Median List Price was $449,900
The Median Sale Price was $442,000 - a discount of just 1.7%
and The Median Days On Market was 36 days.

Pending:
In September 56 units were reported under contract.
Their Median List Price is $487,444
The Median Days on Market is 42 days.

With just 134 units for sale and an average of about 35 units selling per month, downtown Jersey City has an absorption rate of about 3.8 months indicating a seller's market.

Hoboken Real Estate Monthly Market Update

It's the Hoboken Real Estate Monthly Market Update!

Wow, the real estate market is incredibly busy and it seems for every property there are a dozen buyers. Inventory is still low and activity high. There is no sign of any flooding of inventory or even a shower coming soon. In fact, home sales traditionally slow down in Q4 and we expect inventory to slowly lower into the winter months when seller's who are not in a rush to sell will take their homes off the market to enjoy the holidays in there home and try again in the Spring.

Sales:
For the month of September there were 57 sales reported. A drop off of about 38% compared with August
The Median List Price for the month was $489,000 
The Median Sale Price was $480,000 A discount of about 1.8% of the asking price and up about the same from August's Median Sale Price.
The Median Days On Market was 42 days.

Pending:
For September Hoboken reported 56 units as under contract
The Median List Price for those pending is $497,000
The Median Days on Market is 44

Hoboken is averaging about 55 sales a month, with just 153 units for sale our current absorption rate is just 3.5 month's worth of inventory indicating a seller's market. A Hoboken Festival Find! DollyMoo Products

While at this years Hoboken Arts and Music Festival, my sister, hubby and friends were stopping at booths looking for great finds, when we came across DollyMoo's table.

Nicole, creator and owner started her line of all natural products and we're so glad she did!

We bought her Rose Hip facial serum $24, Rosewater face mist $5, and we got to try a beautiful all natural toner that I don't remember what was in it, her body scrubs $24, and two lip balms $6! She let us take home the lip balm - I snagged the lavender one of course since it's my fave smell in the world.

Everything smelled amazing and it is a huge bonus that she makes her stuff with all natural organic ingredients.

Nutella In A Food Truck in Hoboken/NYC

Yes that's right, Nutella has a food truck and it's coming to NYC with a stop in Hoboken. LUCKY LUCKY YOU

The Nutella food truck is part of a new promotional Nutella Breakfast tour. The truck will be outside Hudson Place near the PATH station on Wednesday October 3rd from 7a.m. until noon. In addition to getting a morning Nutella fix, probably your second that morning, you can take a picture with their giant inflatable nutella jar! Kim Kardashian be jealous!

Lucky for me, I will be there!!

Downtown Jersey City Street Festival

Downtown Jersey City is hosting a street festival this Saturday September 29th

This annual festival will feature dozens of vendors, artists, restaurants, and craftspeople plus lots of activities and free concerts happening all day from 11:00 a.m. until 10:00 p.m.!

Make sure you stop by and get a feel for why downtown Jersey City residents love their city so much and take in the culture!

The festival will be set up on Newark Avenue from Grove St to Jersey Ave. You can easily access Grove St by taking the Grove St PATH.

A Greener Way To Shop For Groceries In Hoboken - ZipGrocery

Looking for a greener way to shop for your groceries in Hoboken? Business entrepreneur Sinan Guven was looking for a way too, until he created Zip Grocery, an online website ordering system that allows you to order your daily groceries plus other convenience store items - even wine, from a local store in Hoboken.

I sat down with Sinan Guven at La Bouche cafe to catch up and discuss his idea.

Sinan Guven has a deep interest in living green and finding ways to minimize air pollution and waste. And he came up with a great idea. Instead of ordering from big delivery chains such as Fresh Direct, who get their products from huge warehouses, that have trucks deliver to them from all over the country, and then another huge truck barreling through Hoboken, he thought, why not get our local shop owners involved in creating the same idea but on a localized platform.

And ZipGrocery was born.

"The website is a work in progress, it takes lots of hours of inputting inventory to the system and working so that it functions just right", but everyday the website is developing and I am adding and approaching new vendors to add to the site - said Sinan.

All you do is log into www.zipgrocery.com, select from the items listed in one of the drop down menus, and zipgrocery will deliver to your door on either bike or foot, in a paper bag or no bag at all.
