Happy National Margarita Day guys! Now this is one kooky holiday I would like to take a minute to acknowledge!!
Margarita's are definitely in my top 3 cocktails. There is almost nothing better than a solid margarita on the rocks with a salt rim. Here are some ways I enjoy them!
The classic Margarita. I like mine made with Patron silver, fresh lemon and fresh lime juice, a splash of triple sec and simple syrup heavily shaken served on the rocks with a salt rim. If made properly - this drink will instantly transport you to the beach!!
This beauty, is one of my favorite concoctions served up at Langosta Lounge in Asbury Park. (Please re-open soon!) It is made with tequilla, fresh squeezed pineapple juice and a healthy dose of fresh jalapeno with seeds - sweet and spicy -- delish!
Finally, the pomegranate margarita. Good for you! No, seriously this one is delicious because it has a deep berry flavor. Made with real pomegranate juice I order this one at The Sushi Lounge in Hoboen. Ask for Grace the bartender (my sis) and she will whip it up in a flash!
And finally here's a non-alcoholic version that will brighten your day ; )

Hoboken PATH Service To World Trade Center - RESTORED!
I just received an email from the city of Hoboken, and it announces the Hoboken PATH Service To World Trade Center - RESTORED! (As of tomorrow)

Restoration of service allows thousands of commuters a one-seat ride between
Hoboken and Lower Manhattan for first time since Hurricane Sandy
Governors Chris Christie and Andrew Cuomo today announced that full PATH
service will resume between Hoboken and World Trade Center, beginning
tomorrow morning, January 30.This is the first time since Hurricane
Sandy that thousands of commuters will once again have a one-seat ride
between Hoboken and Lower Manhattan.

full PATH service to the region is possible because of the hard work of
the men and women at PATH who labored 24/7 to bring this critical
transit link back to life after the most devastating storm our region

Which tax benefits do home owners miss? Will you get audited if you take the home office deduction? Find out the answers to these questions and more before Tax Day.
There are a lot of home ownership tax benefits — if you don’t forget to take them. To make sure you get your due, HouseLogic asked tax expert Abe Schneier, a senior technical manager with the American Institute of CPAs, for tax-filing tips.
HouseLogic: What’s the most common home-related tax deduction or credit claimed by home owners?
Abe Schneier: The mortgage interest deduction, [which the NATIONAL ASSOCIATION OF REALTORS® estimates amounts to about $3,000 in tax savings for the average itemizing home owner] and [the deduction for] real property taxes.
HL: Which tax provision do home owners often overlook?
AS: You can deduct mortgage insurance premiums [or PMI] if you were required to get PMI as a condition of receiving financing on your home. Some people will overlook that, although it’s typically disclosed on the 1099 that you receive from the bank, along with all the deductible information you need.
HL note: The PMI deduction has been extended through 2013 and is retroactive for 2012.
[Another area of tax-filing confusion is] whether you’ve correctly treated any points you paid if you refinanced. In a new home purchase, the points can be deducted [in the tax year you paid them]. But typically in a refinancing, you have to amortize and deduct any points you paid over the life of the mortgage, and people tend to forget that after a couple of years.
HL: What’s the No. 1 mistake home owners make when filing their taxes?
AS: Because you receive a statement from the bank with details [such as] how muchmortgage interest you paid over the year, and how much the bank pays on your behalf in real estate taxes, the number of mistakes has dropped.
But if you’re in a state where you pay the real estate taxes on your own — the bank doesn’t handle it for you — [people] make mistakes because sometimes real estate tax bills include other items besides pure real estate taxes. It could be trash collection fees; it could be snow removal fees that the state or county is assessing on the real estate tax bill. Since the items are included in the same bill, home owners sometimes deduct [those fees] regardless of whether the items are actually taxes.
HL: What’s the single most important piece of advice for people filing their taxes as a first-time home owner?
AS: You have to take a look at your closing statement from when you bought the house. It’s commonly called the HUD-1 form and you receive it at the closing. Occasionally, there are fees such as prepaid taxes or interest at closing that can be deductible.
HL: What tax advice do you have for someone who’s owned their home for 10 or 20 years?
AS: If you’ve been a longtime home owner and you’ve been through refinancings, you have to be careful about how much interest you’ve deducted, especially if you have ahome equity loan or equity line. A lot of people who’ve refinanced have sizable equity lines. The maximum outstanding home equity debt that’s deductible is $100,000; the maximum deductible amount of interest paid on mortgage debt is $1 million.
HL: What home improvement-related records should home owners keep?
AS: Absolutely keep your receipts for couple of reasons:
1. You want to make sure — if there are any warranties attached to the work that was done — that you maintain those records and you have something to go back to the person who did the work in case something doesn’t function properly.
2. If you’ve added value to the home — you’ve added a deck, you’ve added a room, you’ve added something new to house — you’ll need to know what the gain is on thatcapital improvement when you sell the house.
HL note: Tax rules let you add capital improvement expenses to the cost basis of your home, and a higher cost basis lowers the total profit or capital gain you’re required to pay taxes on. Of course, most home owners are exempted from taxes on the first $500,000 in profit for joint filers ($250,000 for single filers). So it doesn't apply to too many people.
HL: How do I tell the difference between a capital improvement and a repair?
AS: Typically a repair is [done] to allow an item, like a home furnace or air conditioner, to continue. But if you were to replace the heating unit, that’s not a repair.
HL: Does taking any home-related tax benefits, such as the home office deduction, make a taxpayer more likely to be audited?
AS: Only if numbers look out of the ordinary — for instance, if one year you were writing off $20,000 in mortgage interest debt and the next year you’re writing off $100,000 in mortgage interest. Taking the home office deduction in and of itself doesn’t usually generate an audit. However, if you claim nominal income and significantly higher expenses in an effort to create artificial losses, the IRS will see that there’s something else going on there.
HL: Once filing season is over, when should home owners start thinking about next year's taxes?
AS: Well, hopefully, when you visit your CPA to give information about or pick up [this year's] tax return, your CPA has spoken with you about your plans for [next year]:
- If any major improvements are scheduled
- If you’re planning on moving
- How to organize any expenditures for fixing up the home before sale
If you’re planning to do any of those things, talk with your CPA so that you’re prepared with documentation and so that the [tax pro] can help minimize your tax situation.
So make sure you chat with your accountant about your tax deductions this year!

Downtown Jersey City Condo Real Estate Update
My monthly downtown Jersey City Real Estate Update for the month of December is here!
Happy New Year!
Late 2012 downtown Jersey City saw an extremely low amount of homes available driving demand and putting pressure on prices. Since then the amount of homes available has since increased however we are still at an absorption rate of under 3 month's favoring seller's in the current market conditions. Spring is around the corner which will bring even more buyer's out on the hunt therefore increasing pressure unless more inventory can come to market to help ease some of the pent up demand. We shall see indeed!
So how did we do?
December Sales
For the month DTJC saw a total of 40 condominium units close. The Median List price for those units sold was $462,000 and the Median Sold price was $447,500 or just 3.1% off of asking price. The Median Days on market, was just 29 days.
December Pending
The same month, DTJC changed 33 units from ACTIVE to PENDING. Of those 33 units waiting to close, their Median List price was $449,000 and the Median Days on Market was 26 days. There are additional units waiting to close that went under contract in November but are probably delayed because of Hurricane Sandy and we will likely see these numbers reflected in January 2013 report.
Also keep in mind that these sales do not reflect additional activity happening in buildings such as 77 Hudson or Hamilton on the Park that sell direct without recording all of the data on the multiple listing service.

Hoboken 2 Bedroom Condo Sales Appreciate 2012
Many have asked me - how much has the market increased,(?) and since most of the sales in Hoboken are 2 bedroom condo's I've compiled a summary of quarter over quarter sales for 2012 to give you some insight.
Hoboken buyer's entered real estate early 2012 cautiously optimistic. Most said that they felt the market had bottomed out and rates were incredibly low. They also said they felt it would be a good investment to buy and hold.
By Springtime of 2012 there was a shift in the market and prices were trading in a fairly short amount of time- close to the list price. Since then, the momentum has continued as more buyer's enter the market but relatively few units are available for sale.
So, how did they do? Well, let's see.
Q1 (January 2012 thru the end of March 2012)
2 bedroom condo sales
The Median Sold price for all two bedroom sales in Q1 was = $485,000
Q2 (April 2012 thru the end of June 2012)
2 bedroom condo sales
The Median Sold price for all two bedroom sales in Q2 was = $525,000
Q3 (July 2012 thru the end of September 2012)
2 bedroom condo sales
The Median Sold Price for all two bedroom sales in Q3 was = $530,000
Q4 (October 2012 thru the end of December 2012) HAPPY NEW YEAR!
2 bedroom condo sales
The Median Sold Price for all two bedroom sales in Q4 was = $525,000
The Median Sold Price grew 7.6% from Q1 to Q4.

Hoboken Condo Market Sales Update
Despite the cold weather and the holidays, December saw more units sell than in November. While it took slightly longer to close, this number may not be accurate because of the effects of Hurricane Sandy and the delays it caused in closings. There is still a low amount of homes available for sale, just 108 condo units available and with an average of about 60 units closing a month in the last 6 months, we have an absorption rate favoring sellers of just under two months. HOWEVER, while prices are slowly increasing, we have seen some seller's price their homes 3-5% above the current market testing out this theory, but buyer's are savvy and some of these homes are taking longer to sell until they reduce their price.

HAPPY NEW YEAR! Hoboken has made positive moves in real estate!
For the month of December Hoboken saw a total of 59 units close. A small dip from 62 units last year of about 4.8% This is likely due to Hurricane Sandy and the disruption of units pending in November.
The Median List Price for the month was $485,000
The Median Sold Price for these units closed was $480,000 - an increase of about 12.5% from the previous December - Median Sold Price of $420,000 and just a 1% discount from the asking (list) price. The Median days on market was just 31 - a decrease of 3.5% from last December's 48 days on market
For the same month Hoboken saw 39 units change their status from active to pending. The Median List Price for those properties under contract was $525,000, and we'll know the Median Sold Price next month once they close. The Median Days on Market time was just 29 days.
I believe the number of sales in December would have been higher if not for Sandy. Looking at November's sales and comparing with November sales of 2011 we see another increase in the Median Sold Price (up 11.13%) and an increase in the amount of units traded (2.7% more).
In 2012 Hoboken real estate agents sold a total of 748 condominium units. This is an 8% increase from the number of sales in 2011.
The Median Sold Price for all condo's sold in 2012 was $470,000 (The Median List Price was $479,000) This is another increase of about 4.2% of the Median Sold Price of 2011.
The Median Days on Market was 33 days. This is a decrease (which is positive) of about 3.8% from the days on market in 2011.

Hoboken Path Train Re-Opening Post Hurricane Sandy
A Christmas Miracle? The Hoboken Path Train is Re-Opening!!
Well not fully but this will be a huge relief to many
This statement from the city's website
The PATH train from Hoboken to 33rd Street will resume operation at 5:00am on Wednesday, December 19, 2012 and will operate seven days a week from 5am to 10pm. The restoration of 24/7 PATH service is expected by the end of the year in time for New Year’s Eve. Direct PATH service between Hoboken and the World Trade Center remains several weeks away pending ongoing repairs.
Hoboken commuters rejoice, this is definitely news to celebrate. Business owners and residents alike will be elated once news about the Hoboken PATH Re-Opening gets around. Help spread the word and watch people's reactions :D
