New Hoboken Loft Rental Building Opens It's Doors To Artists
The doors of the Artisan at 1400 Clinton and 1440 Grand St open today. Names after the base that this marketing group are looking to attract, the Artisan offers one two and three bedroom apartments plus retail space and ten apartments were designed as live/work spaces for artists.
The apartments range in price from $2300 up to $4400 for a three bedroom. They are outfitted with hardwood floors, washer and dryers plus floor to ceiling windows and a lucky few have private roof decks. While the prices don't seem artist friendly, the addition of work/live spaces are a smart move and will likely be snatched up quickly by successful artists looking to stay in the area. And what a great location just walking distance to the Monroe Arts Center, the Biergarten, The Hoboken Movie theater, Carpe Diem and just 5 minutes to the Lincoln Tunnel.
Construction is expected to be completed this month. I think it's a great addition to the on going 14th St Viaduct beautification project which is providing green space and pedestrian walkways to give this once abandoned industrial area a community vibe.

If I could describe the current real estate environment in downtown Jersey City I would say it's cut throat. To say the market is competitive is an understatement. Multiple bids, acceptances and then cancelling because a new, higher bid came in is the norm. Buyers, you must hire a savvy agent if you are wishing to compete and find a home to call your own. Sellers, as long as you price your home accordingly, you can be confident you will receive your asking price if not better.
Sales: For the month of September DTJC saw a total of 51 units close. The Median List Price was $499,000 and the Median Sold Price was HIGHER at $507,500. This means if you are making an offer on a property, you must, you must must (unless it's overpriced) start at asking price if you are going to be the winning bid. Scary, yes.
Median Days on Market was 28 days.
Pending:
For this same month DTJC 45 units changed their status from active to under contract. Their Median List Price was $549,900 and the Median Days on Market was 28 days.

Ribbon Cutting Ceremony for 1600 Park Ave - Hoboken's Newest Park Addition

It is ready for soccer, men and women's lacrosse and t-ball, plus minor league baseball. There are restrooms and a new traffic signal has been installed to provide safer access for pedestrians wishing to access the park.
You'll be able to park your bicycle at the park as well and there is a parking garage nearby on 15th and Garden and another closer to 14th along the waterfront.

The annual Hoboken St Ann's Feast is here! Kick off is today starting at 6pm and every night there will be a band on the main stage, directly in front of St Anns church on 7th and Jefferson Street.

The City of Hoboken is expecting to host tens of thousands of guests to view the Macy's 4th of July Fireworks which will take place over the Hudson River this year.

Traffic delays & mass transit
Based on prior years, residents and visitors who drive are advised to expect four hours or more of traffic and delays exiting Hoboken after the fireworks and at least two hour delays to exit municipal parking garages. In addition to delays, the gridlock can create a situation where public safety vehicles cannot effectively respond to emergencies, so the City strongly urges visitors to take mass transit. Options include the PATH, Hudson-Bergen Light Rail, NY Waterway ferries, or NJ Transit commuter rail or bus. For additional travel information, visit: www.hobokennj.org/visit/how-to-get-here. Visitors looking for parking will be directed to municipal garages B (28 2nd St) and D (215 Hudson St).
Heightened security
As in years past, there will be heightened security, with numerous checkpoints staffed by law enforcement personnel along the entire waterfront area. Checkpoint entrances will be located at: 1st St & Sinatra Dr, 2nd St & Sinatra Dr, 3rd St & Sinatra Dr, 4th St & River St, 11th St & Sinatra Dr, 12th St & Shipyard Ln, 14th St and Shipyard Ln. The stairway from the Babbio Center to the waterfront will be closed. Any person entering these designated checkpoints will be prohibited from entering with the following items: backpacks, fireworks, coolers, glass bottles, cans, grills & barbeque materials, propane tanks, weapons, tents, alcohol, and other items not in the interest of public safety. Only factory sealed beverages will be permitted, excluding alcohol. All items are subject to inspection prior to entry into the checkpoint areas.

These numbers are all up just slightly from April. (April 90 sales, Median Sale Price was $538,750, Median Days on Market was 17 days)

For the same month there were a total of 99 units change their status from active to Pending. The Median List Price was $540,000 and the Median Days on Market was 16 days - showing still strong demand in the market place.

Real Estate Gossip - Spa Diner For Lease
The Greasy Spoon - Spa Diner - Will Be Missed! |
Details are on the Hudson County MLS and the 2200 sq foot restaurant is available at a monthly rent of $13,000.
The building at 74 Hudson was bought in 2006 for $2.3Million and is a mixed use building with commercial space and residential apartments behind the restaurant.
The Spa Diner has been at this location for many years. It's unclear whether they will open in another part of town or if they are closing their doors for good, but many Hoboken residents, including myself, have enjoyed a breakfast or two at 3a.m. here and some still say The Spa Diner makes the best Reuben sandwich in the area.

I wonder who will take over and lease this space? What kind of restaurant would you like to see here? It is certainly prime real estate just a block from the Hoboken PATH train and nestled between so many bars I hope whoever opens here will keep the Spa Diner tradition of staying open through the wee hours of the morning!

Fashion Trucks In Hoboken - The Mobile Trend
Ladies, a shopping event is coming up to take place at Little Town NJ in Hoboken this coming Saturday for all fashionista's to attend! Plus another on Friday!
While at a "we craft" meetup at the Hoboken Monroe Arts center a few weeks back, I met some lovely local bloggers, and one of them is Dana Prigge of www.dailyfashionista.com a fashion and trends website.
Her site is hosting this event Saturday May 18th, 1pm to 4pm.
Fashion trucks are all the rage now - (I love food trucks 2!) and the Nomad Mobile Fashion Boutique will be stationed outside for some shopping. Have you heard of the Nomad? It arrived in Hoboken in April and is a 20+ ft long truck with a roll up rear door that's filled clothing and jewelry all under $100, and all selected by Brooklyn resident - 24 year old Jessie Goldenberg. I love this idea and have seen other fashion trucks around like Chicrattleandroll the fashion truck combined with - you guessed it - rock and roll music! So cool
Ladies wishing to purchase a little 'to me' gift will enjoy a free mimosa. You can stick around after for what I hear is the newest "best brunch spot in Hoboken". Plus, Dana recently reported on her sight that Albie Manzo, co-owner of Little Town NJ will be making an appearance.

Hoboken Property Tax Re-evaluation On The Horizon
Hoboken property tax re evaluation on the horizon. The city of Hoboken has not had a property tax re evaluation in years. And it's no secret to real estate agents and some buyers searching for property, that newer construction condo buildings get assessed at higher values than their older, brownstone counterparts.
It is not uncommon to see a 3 bedroom condo, along the water front with taxes of about $18,000 and then to see a 4 bedroom - 3 story brownstone with taxes of about $12,000. Why the disparity? Tax assessments, values and evaluations.
This seems like the perfect time for such an undertaking. What with the recent mortgage crisis, and values now are actually increasing - plus, Jersey City, a much, much larger municipality has taken up the job that, when it's complete, will have needed two years+ to complete. It is anticipated to be finished in 2014.
The purpose is "to ensure a fair and equitable redistribution of the City’s tax levy so all property owners are shouldering their fair share of the City’s tax burden." The last re-eval in Jersey City was done back in 1988.
What could this mean for property owners? Well, we think that those buildings paying unusually higher property taxes than some of the other types of buildings in town will likely see some relief, and those enjoying lower property taxes will likely see a bump. How much in each direction, remains to be seen.
I just received this notice from the city of Hoboken's website and anyone who'd like more information is asked to attend a meeting on May the 9th 2013. I highly encourage all who own property in Hoboken to attend.
Community Invited To Public Meeting For Information on Revaluation
A community meeting regarding the revaluation process will be held on May 6th at the Hoboken High School auditorium, located at 800 Clinton Street. Property owners should have recently received in the mail information regarding the upcoming revaluation.
A presentation will be provided by representatives from Appraisal Systems, Inc, the revaluation company performing the legally - mandated revaluation of Hoboken property. Following the presentation, the company will take questions from the public. All interested property owners are invited to attend.

It is not uncommon to see a 3 bedroom condo, along the water front with taxes of about $18,000 and then to see a 4 bedroom - 3 story brownstone with taxes of about $12,000. Why the disparity? Tax assessments, values and evaluations.
This seems like the perfect time for such an undertaking. What with the recent mortgage crisis, and values now are actually increasing - plus, Jersey City, a much, much larger municipality has taken up the job that, when it's complete, will have needed two years+ to complete. It is anticipated to be finished in 2014.
The purpose is "to ensure a fair and equitable redistribution of the City’s tax levy so all property owners are shouldering their fair share of the City’s tax burden." The last re-eval in Jersey City was done back in 1988.
What could this mean for property owners? Well, we think that those buildings paying unusually higher property taxes than some of the other types of buildings in town will likely see some relief, and those enjoying lower property taxes will likely see a bump. How much in each direction, remains to be seen.
I just received this notice from the city of Hoboken's website and anyone who'd like more information is asked to attend a meeting on May the 9th 2013. I highly encourage all who own property in Hoboken to attend.
Community Invited To Public Meeting For Information on Revaluation
A community meeting regarding the revaluation process will be held on May 6th at the Hoboken High School auditorium, located at 800 Clinton Street. Property owners should have recently received in the mail information regarding the upcoming revaluation.
A presentation will be provided by representatives from Appraisal Systems, Inc, the revaluation company performing the legally - mandated revaluation of Hoboken property. Following the presentation, the company will take questions from the public. All interested property owners are invited to attend.

2013 Hoboken Arts and Music Festival
This years, 2013 Hoboken Arts and Music Festival was an amazing success! Walking down Hoboken's Washington Street was a very slow stroll as the crowds were much bigger than year's past.
Still there was so much to enjoy from yummy food stands and festival staples like sausage and peppers and zeppoles, to beauty stands, jewelry makers, wonderful unique art works and great live entertainment.
All under the beautiful Spring sun and on Cinco De Mayo.
We ended the afternoon with what else? Margarita's at Black Bear on 2nd St. Did you have a good time at the Hoboken Arts and Music festival? Would love to hear from you!

Hoboken Arts and Music Festival 2013
The Hoboken Arts and Musical Festival is here! This Sunday, May 5th 2013, Hoboken will be a buzz with vendors, visitors and residents all swirling around Washington Street for this wonderful event.
The City of Hoboken hosts this annual event the first weekend of every May and it is always a day that I look forward to.
Last year I picked up a gorgeous necklace by Vaskia designs , some fabulous body products by DollyMoo and hubby and I jammed to some old school R&B on the main stage.
