Jersey City Happenings Coming Up! Farmers Market and Groove on Grove

Some wonderful Jersey City Happenings are coming up! Spring is here and that means the start of the Jersey City Farmer's Markets and the fabulous Groove on Grove nights!

This Wednesday, April 17th is the first of the Hamilton Park Farmers Market. Starting at 3PM and running until 7:30PM, now through December! Hamilton Park is located between 8th and 9th streets and between Mc Williams Pl and West Hamilton Pl.

Show your support and pick up some wonderful eats. Below is the list of items for their opening day from their community page on Facebook.

And if that's not enough to get you excited about warm weather, then don't forget Groove on Grove is just days away.

On Wednesday, May 1st 2013, kicks off the series Groove on Grove.  Starting at 6pm there will be live performances (plus lots of great food!) by:


  • 6 pm | The United States of Bugaloo
  • 7 pm | Segunda Quimbamba
Beer & Speciality drinks offered by Park & Sixth, Hard Grove Cafe, and Saigon Cafe
May 1st is a special Cinco de Mayo celebration so plan to stay for a while! Groove on Grove sets up at the Grove St PATH station plaza at the intersection of Newark Ave and Grove Streets.

Downtown Jersey City Real Estate | Update April

Downtown Jersey City real estate update, April has shown a spike in activity with units pending increasing month over month and the days on market decreasing dramatically from those units sold. With just 218 units currently for sale, there is little inventory for the high demand coming from buyers. "They seem to go into contract the minute we want to see them" - Jersey City buyer

Sales
For the month DTJC saw a total of 40 units close. Up from March's total of 34 sales.
From the lowest sold price of $213,500 for a 610 square foot one bedroom at 254.5 9th street with a list price of $214,500, to the highest sold price of $950,000 for a 4 bedroom 3.5 bath town home featuring 5 floors and a list price of $1.025M

The Median List Price for the month was $444,499 and the Median Sold Price was $431,000. The Median Days On Market was 40 days.

Compared with March's Median List Price of $422,000 and Sale Price of $411,500. The Median Days On Market for March was 75 days.


Pending
This same month DTJC saw a total of 41 units change their status to Pending. Also up from March. From the lowest asking price of $199,000 for a 520 square foot studio at Dixon Mills 186 Wayne street, to the highest asking price of $799,000 for a 1185 square foot two bedroom two bath at Hamilton Square 232 Pavonia Ave.

The Median List Price for those units pending was $395,000 The Median Days on Market was just 38 days.

Compared with March which saw a total of 35 units pending and 49 Median Days on Market

297 Pavoania - 964 Sq Ft 2Bd 2 Bth Duplex. Listed at $359,000 and sold for $350,000
700 Grove St - 1471 Sq Ft 2Bd 2Bth with parking and terrace. Listed for $529,000 and sold for $495,000.

Median list price $359,000. Median sale price $350,000. Median days on market 56 days.

Pending Units: 
For the week there are 9 units waiting to close. From the lowest, a 604 sq ft one bed one bath at 473 Jersey Avenue with a list price of $248,000, to the highest, a 2019 sq ft 3 bed plus den, 3.5 bath duplex at 45 River Drive South, a.k.a. James Monroe building, listed at $999,000.

Median list price $415,000. Median days on market 93 days.

Sales: Zero

What's Hot In JC

Condominium Sales:
There were 9 sales for this week. From the lowest price, an 822 square foot one bedroom short sale asking $250,000 at The Park Hamilton, sold for $235,000. The highest price sale was a 1366 square foot 2 bed 2 bath at The A with a list price of $650,000 and sold for $650,000.

Median list price was $549,000, median sale price was $545,000. Median days on market 71 days.

Pending Sales:
4 new contracts were written by real estate estate agents. The lowest asking price a 1079 square foot 2 bed 2 bath at 11 Coles St at $389,000. The highest asking price was for a 1756 square foot 2 bed 2 bath at 50 Wayne Street at $649,000.

Median list price $487,000.

Brownstone Single Family Homes:
No single family homes sold for this week.

Pending Sales:
One single family is under contract. 249 2nd street is a 3 bed two bath home with a list price of $399,000.

Condominium Sales:
There were 15 sales for this week. From the lowest sale, a 640 sq foot one bedroom plus den on 8th street asking $220,000 after being listed with multiple brokers and several price reductions later, sold for 10k ABOVE asking price - for $230,000. The highest sale, a two bedroom two bath 1335 sq feet with an asking price of $799,000 sold for $730,000 at the Shore Club.

Median list price was $399,000 median sold price was $375,000. Median days on market 87 days.

Pending Sales: 6 new contracts were written by real estate agents this week. The lowest price a 671 sq foot one bedroom on 4th street with an asking price of $225,000 and the highest asking price, a 2255 sq foot four bedroom four bath with private terrace and an asking price of $999,000 at The Shore Club.



Single Family Brownstones:
Sales: There were no sales for this week.


Pending Sales: One single family is under contract. 333 10th street, a townhouse style 3 bedroom two and a half bath with huge garage and an asking price of $500,000 after being reduced multiple times from $599,000 is waiting to close.

Hoboken eateries gear up for restaurant week!


If you're a 'foodie' like me you looove restaurant week! This year more local restaurants in Hoboken and Jersey City have signed on to take part of this wonderful cultural event. What a great opportunity to get out there, support our local establishments as well as try some new places that you otherwise may have never gone to!

Great place just outside of Hoboken for a cocktail al fresco


If you ever get tired of Hoboken and want to go somewhere different for a change of scenery consider downtown Jersey City. Jersey City is great! It has lots of bars and restaurants like Hoboken and most are very easy to get to. With the Light Rail and PATH as transportation options you can easily get around without a car. 

Yesterday I was showing some apartments in Jersey City near Paulus Hook and I passed by a great place that I haven't been to in a little while. So as I was thinking, I gotta come back here and have a glass of wine outside, I thought I should share this with my readers!

Light Horse Tavern is a lovely bar and restaurant located in Paulus Hook on Washington Street near beautiful Morris St! Beautiful tree lined streets, just about 2 blocks and change to the Hudson River, and about 2 blocks and so to the marina and canal. There is a mix of brownstones and condo's plus some great little boutiques and mom and pop shops. 
They offer a nice menu plus if you go on their website and click events you'll see that they often have live music! 
Its a beautiful place to spend a lovely morning for brunch, or go early before it gets dark and sit outside and enjoy a glass of wine then go in for the music. You might see me there soon!

Billboard Bashing Hoboken Taxes - Taken Down

A billboard put up by an independent Jersey City realtor in Hoboken not too far from the PATH terminal, those of you that saw it, read " Cut your Hoboken propety taxes 47%. We'll help you leave". This obviously did not sit well with the Hoboken Mayor - Roberts who contacted them demanding to have it removed.
It seems that Metropolitan & Waterfront residential brokerage obliged and did indeed take it down.
Some liked the bill board because it drew attention to the facts, and while many residents are upset about the tax hike, some felt it was a reality check for the city and hopefully a call to action.
