Jersey City Real Estate Market Condo Sales Update

The Jersey City Real Estate Market Condo Update






Condo sales in downtown Jersey City are selling in a relatively short amount of time. With the median days on market time just shy of two months, it's slightly up from July with 34 days on market time and sales are up slightly also at 39 from 33 in July. Inventory continues to remain low at just 165 units for sale, leaving an absorption rate favoring sellers, however homes still need to be priced correctly and show great to sell to multiple bidders.

Sales
For the month of August, Downtown Jersey City reported a total of 39 units close. From the lowest sale price of $217,000 for a 575 sq ft one bedroom condo to the highest price of $839,500 for a 1771 sq ft 2 bedroom 3 bath at 66 Morris St.

The Median List Price for the month was $484,900 and the Median Sold Price was $474,900. The Median Days On Market was 38 days.

Pending
In August, downtown Jersey City reported 48 units change their status to pending. From the lowest asking price of $199,000 for a 643 sq foot one bedroom at 689 Marin Blvd Zephyr Lofts, to the highest asking price of $979,000 for a 3 bed two bath unit with outdoor space (sq footage not listed) at 232 Pavonia Ave Hamilton Square.

 Median List Price for these units pending was $497,000 and the Median Days on Market was 44 days.

Downtown Jersey City Real Estate | Update April

Downtown Jersey City real estate update, April has shown a spike in activity with units pending increasing month over month and the days on market decreasing dramatically from those units sold. With just 218 units currently for sale, there is little inventory for the high demand coming from buyers. "They seem to go into contract the minute we want to see them" - Jersey City buyer

Sales
For the month DTJC saw a total of 40 units close. Up from March's total of 34 sales.
From the lowest sold price of $213,500 for a 610 square foot one bedroom at 254.5 9th street with a list price of $214,500, to the highest sold price of $950,000 for a 4 bedroom 3.5 bath town home featuring 5 floors and a list price of $1.025M

The Median List Price for the month was $444,499 and the Median Sold Price was $431,000. The Median Days On Market was 40 days.

Compared with March's Median List Price of $422,000 and Sale Price of $411,500. The Median Days On Market for March was 75 days.


Pending
This same month DTJC saw a total of 41 units change their status to Pending. Also up from March. From the lowest asking price of $199,000 for a 520 square foot studio at Dixon Mills 186 Wayne street, to the highest asking price of $799,000 for a 1185 square foot two bedroom two bath at Hamilton Square 232 Pavonia Ave.

The Median List Price for those units pending was $395,000 The Median Days on Market was just 38 days.

Compared with March which saw a total of 35 units pending and 49 Median Days on Market

Downtown Jersey City Real Estate Weekly Sales Update

Downtown Jersey City Real Estate Market Update for the week of June 14th thru June 20th.


What's hot in JC


Condominium Sales:
For this week there were 9 condominium units close. The lowest price, was a 800 square foot one bedroom on Jersey Avenue near Christopher Columbus, with an original asking price of $315,000 then reduced to $279,000 and sold for $265,000, that's $331 a foot.

The highest price was a 1420 sq foot three bedroom two bath at The Shore Club, on Newport Parkway, with an asking price of $775,000 that sold for $736,000 cash, that's $518 a foot.


Median list price was $429,000, median sold price was $410,000. Median days on market was 24 days.


New Pending Sales:
There were 7 new contracts written this week. The lowest asking price was a 625 sq foot one bedroom one bath with private deck, on 9th street @ Hamilton Park, listed at $325,000.

The highest asking price was 1486 triplex loft with two beds two baths plus den and parking at 149 Essex Street in Paulus Hook, relisted and reduced to $648,800.


Median list price was $449,000 median days on market was 84 days.

Brownstones and single family home sales:
There were no sales for this week.

New Pending Sales:
There was one ocntract written for this week. 158 1/2 Coles Street, a 12.5 by 70 lot with 4 bedrooms, one and a half baths and yard with an asking price of $549,000 is under contract.
