Hoboken | Real | Estate | Weekly | Sales | Update

Your weekly Hoboken Real Estate update. I apologize for not posting yesterday as I normally do! Better late than never.

For the week of May 10th 2010 through May 16th

Sales Condominiums
12 homes were sold from the lowest price of $316,500 (original list price $for a 600 sq foot one bedroom on 6th and Willow, to the highest price of $607,000 (original list price $639,900) for a 2 bedroom 2 bath condo at Harrison Pointe on 1st and Harrison.

These homes had a median list price of $482,450 and a median sold price of $469,950.
Median days on market 37 days. So we're seeing the better priced homes move quicker.

Same week of May 10th 2010 through May 16th

Pending Sales Condominiums
18 homes went into pending status from the lowest asking price of $199,000 for a 583 sq foot studio - short sale on first and Garden, to the highest asking price of $790,000 for a 1574 sq foot 2 bed 3 bath duplex penthouse at Metro Stop.

These homes had a median list price of $453,944 and a median days on market of 44 days.

Brownstone single family homes - Sales

One house was sold in Hoboken for the week of May 10th 2010 through May 16th 2010.
A 4 bedroom 3 bath at 933 Washington Street sold for 1.776Mil with the original list price of 1.995Mil. This house featured a 18 by 88 lot and was on the market for 65 days.

No single family brownstone homes were recorded as under contract for this week.

Comedy Night In Hoboken This Friday! Something Different


Date Night: Ever want something different to do in town besides head to your favorite bar - again??


Comedy night is back at the Hoboken Monroe Arts center this Friday May 14th, starting at 9p.m., featuring headliner Sean Patton, plus Erik Myers, Sarah Guartafierro, Paul Simpson, and Maddog Mattern.


My girlfriends went a couple of weeks ago and had a good time. It's BYOB and cover is $15.

Week of May 3rd through May 9th - sales activity recorded Spring market in full bloom..

In Hoboken, there were 13 condominium sales. The Median List price was $509,900 and the Median Sold price was $490,000 with a median Days On Market of 43. The lowest sale was an 800 sq foot two bedroom one bath on 9th street for $320,000 cash - $29,000 off asking. The highest sale was a sprawling 1950 square foot duplex with 3 beds 3 baths, outdoor space and garage for $830,000 - only $15,000 less than asking.

Same week there were 15 contracts.
From the lowest list price $249,900 for a one bedroom on Monroe and 1st, to the highest list price was $889,000 for another large 1991 sq foot 3 bedroom 3 bath triplex with yard and garage, the Median list price was $499,888 and the Median days on market was 22.

Single Family Homes - Brownstones sales for week of May 3rd.

There were two sales recorded. 169 11th street, corner property, was asking $1.850M and sold for $1.650 M, featured 5 bedrooms 2 1/2 baths, yard and garage.

1028 Willow sold in a quick 17 days, featured 4 bedrooms 4,000 square feett with garage and incredible yard, first came on the market in May of '09 for $2.75M then came back on the market at $2.495 and sold for $2.295.

Same week there was one brownstone that went under contract. 907 Hudson Street was on the market for just hours it seems before they received an accepted offer. Asking price was $1.7M and it featured 5 bedrooms, two baths and yard.

Terror in Times Square



Living 5 minutes from the Hudson River in Hoboken, I have to honestly say, that until September 11th I never stopped to think about our vulnerability to terror attacks. It was just never something that I could even conjure. After 9/11 I remember working in town and seeing the faces of those that were affected that tragic day. I remember listening to their stories and I remember their expressions of complete sorrow and disbelief...

My entire family either works or commutes via Manhattan, I went to school on the upper west side, my mom can see the Empire State building from her kitchen window, I can walk to Sinatra Drive and see the city lights. My clients have incredible views from their terraces. Something I don't take care granted because I never get sick of that view.

This latest scare has made me think just how vulnerable we are with the Lincoln Tunnel, Holland Tunnel, our bridges, ferries and trains that make this side of the water such a desirable place to live - because of it's convenience to the big apple - and I can say with truth that I have no desire to move from here, and I don't stop to think about heading into NY for some good eats and a great show.



Maybe it's naivete maybe it's too much pride, call it whatever but I would have to say that most metro city residents that live in this area would agree with me, and wouldn't leave.

For the week of April 26th, here are the weeks closed sales numbers:

15 condominiums sold with a median sold price of $475,000 and a median list price of $499,000. Median Days On Market was 42 days.
Highest Sale Price was $700,000 for a 1787 sq foot two bedroom two bath with parking at beautiful Harrison Pointe and the lowest sale price was $268,000 for a 550 sq foot two bedroom one bath at 712-714 Willow Avenue.

Single Family Brownstones - 721 Park Avenue was sold for $980,000 boasting three bedrooms, two baths, patio, deck and private backyard sitting on a 15 by 100 sized lot.

Hoboken Real Estate Pending Sales For The Same Week
A whopping 32 units went under contract. From the highest asking price of $899,000 at 62 Madison, new construction condo's, to a studio at 417 Adams (early congrats to my buyer) with deeded deck and a sleep loft with the lowest asking price of $220,000.

Single Family Brownstones and homes - a healthy 10 homes went under contract with the highest listing price of $2,495MIL of that amazing house at 1028 Willow Avenue offering 4 bedrooms, 3 and a half baths and an incredible amount of private outdoor space plus huge garage, and the lowest listing price for a house at 161 12th street that needed a complete renovation for $599,000.
