Hoboken Real Estate Weekly Market Update Condos and Brownstones
Week of November 8th - 14th

What's Cookin

Condominium Sales:
For the week there were six sales. From the lowest priced sale, 1015 Grand, a 740 Sq foot one bedroom with parking and a list price of $357,000 sold for $342,500, to the highest sale, a two bed two and a half bath duplex with roof deck and parking at 829 Washington St with a list price of 1.125M, and a sale price of $999,999 - COOL CASH.

Median list price was $569,583, median sale price was $537,500, median days on market was 59 days.

Pending:
For the week there were also six units go under contract. From the lowest price - a 1023 sq ft two bed two bath at Adams Square with a list price of $417,500 to the highest, a 1390 sq ft two bed two bath with parking at Ava Court - 635 6th Street and a list price of $539,000.

Median list price for the week was $507,000. Median days on market was 96 days.

Brownstones and Single Family Homes
Sales: 
82 Madison, a 3 bedroom two and a half bath single family with garage and yard plus deck sold for $925,000 CASH after being listed for $999,000.

Pending:
One home is pending. 1247 Bloomfield, a 4 bed 3 bath 4 story brownstone with a list price of 1.19Million and in need of extensive renovations is under contract.

Hoboken Real Estate Weekly Update

Your Weekly Hoboken Real Estate Market Update, for the week of June 7th thru June 13th, 2010.

What's Cookin In Hoboken

Condomonium Sales:
There were 17 units that sold for this week. From the lowest price, a 631 sq foot, 5th floor walk up one bedroom at 708 Willow that listed and sold for $286,000 to the highest; a 2466 sq foot duplex 2.5 bedroom 2.5 bath with private yard on First and Bloomfield that listed for $939,000 and sold for $880,000.

Median List Price was $524,000 and median sale price was $521,250. Median days on market was 44 days.

We can see that prices are still softening a bit if we compare these to previous weeks numbers.

New Pending Sales:
There were 8 new contracts written during this same week of June 7th. From the lowest asking price of $299,993 for a 665 sq foot one bedroom at 95 Garden Street near Newark, to the highest asking price $775,000 for a 1641 sq foot three bedroom three bath with parking and outdoor space at 904 Jefferson Street.

Median list price was $469,450. Median days on market was 62 days.

Hoboken Brownstones Market Update

Single Family Sales:
One single family sold for this week. 113 Garden, a gut rehab featuring 4 bedrooms 2 baths that sits on a 16 by 102 lot, with an asking price of $880,000 sold for $750,000 to a cash buyer.

New Pending Sales:
No new contracts were written for single families for this week.

Your Hoboken Real Estate Weekly Sales Update What's cookin this week

Week of May 17th 2010 through May 23rd 2010.


Sales: There were 16 units that sold for the week. The lowest sale price was a 505 sq foot studio at 1021 Grand, originally listed at $245,000 then reduced to $229,000 and sold for $210,000.


The highest sale price was a 1548 sq foot three bedroom two bath at 516 Grand originally listed for $739,000 then reduced to $719,000, and sold for $700,000.


The median list price for this week was $409,000, median sold price was $406,750. Closer to asking than in previous weeks. Median days on market 75 days.


Pending: There were 8 contracts written for the week of May17th. The lowest asking price was $269,000 for a 600 sq foot one bedroom at 601 first street - originally listed however at $324,900.


The highest asking price was 1.133Mil for a 1749 sq foot 3 bedroom 3 bath at 1125 Maxwell Lane


The median list price for these units pending was $454,000 and median days on market was 91.

Hoboken Brownstones - single family home sales
Sales: No homes were sold for this week.

Pending: Two homes went under contract:113 Garden Street a single family in need of full renovation with an asking price of $880,000 is under contract. And, 819 Garden Street, single family offering four bedrooms two and a half bath with an asking price of 1.39Mil is under contract. Average days on market was 53 days.

Hoboken | Real | Estate | Weekly | Sales | Update

Your weekly Hoboken Real Estate update. I apologize for not posting yesterday as I normally do! Better late than never.

For the week of May 10th 2010 through May 16th

Sales Condominiums
12 homes were sold from the lowest price of $316,500 (original list price $for a 600 sq foot one bedroom on 6th and Willow, to the highest price of $607,000 (original list price $639,900) for a 2 bedroom 2 bath condo at Harrison Pointe on 1st and Harrison.

These homes had a median list price of $482,450 and a median sold price of $469,950.
Median days on market 37 days. So we're seeing the better priced homes move quicker.

Same week of May 10th 2010 through May 16th

Pending Sales Condominiums
18 homes went into pending status from the lowest asking price of $199,000 for a 583 sq foot studio - short sale on first and Garden, to the highest asking price of $790,000 for a 1574 sq foot 2 bed 3 bath duplex penthouse at Metro Stop.

These homes had a median list price of $453,944 and a median days on market of 44 days.

Brownstone single family homes - Sales

One house was sold in Hoboken for the week of May 10th 2010 through May 16th 2010.
A 4 bedroom 3 bath at 933 Washington Street sold for 1.776Mil with the original list price of 1.995Mil. This house featured a 18 by 88 lot and was on the market for 65 days.

No single family brownstone homes were recorded as under contract for this week.
