Brownstone Dining - Beauty's Of Era's Past

Brownstone Dining room inspiration. As a real estate agent I see many types of homes. And I can appreciate both traditional and modern living. Today I am in the brownstone mood, what with so many gorgeous brownstones in Hoboken and Jersey City, and found some pictures of inspiration for you to enjoy on this beautiful Saturday.

I absolutely love this photo (image from thepresidentwearsprada.com). The dark wood paneling against the white linen walls are so classic and gracious!


And this one is so fabulous! It's traditional but with a modern and rustic edge. Don't have exposed brick? Fake it like in this photo! Gorgeous! (image from chadbstreet.com)


And finally, this white twist. So chic. I love that they chose to paint the wood floors white and the brick all white. It just screams modern but it has awesome texture and a nice organic feel. Love it. (image from dwell.com)

The Hoboken Brownstone market is almost always limited and there are many buyers on the prowl just waiting for that perfect house to become available.


  • Today there are 17 for sale, from $799,000 to $2.495 Million.
  • Five have sold since January 1 (3 since February).
  • 9 are under contract (6 of those went into contract in April alone)
  • Bidding wars are not uncommon with brownstones

Check out this new listing by Hudson Place Realty. This is probably one of the nicest condo's I've seen. It has a proper kitchen for this size a home, lots of windows (I love natural light and so do buyers) and it has an incredible roof deck plus, something so uncommon for Hudson Street Brownstones, it has an actual garage attached to the building.

I previewed this property on Tuesday. It is a spacious three bedroom plus den duplex with another wood staircase leading to a beautiful over-sized roof deck with views of the park and the Hudson River. I think it's priced very well, except, the property taxes are hard to swallow at $21K

Condominium Sales
Hoboken saw 19 sales this week. The lowest sale price was a short sale at 718 Grand Street, a 550 square foot one bedroom with an asking price of $236,000 sold for $217,500.

The highest sale price was a condominium at The W Hotel, a fabulous residence boasting 3 bedroom, 3.5 baths, and 2367 square feet, with an asking price of 2.75Mil and a sale price of 2.4Mil.

Median list price for this week was $449,000 and the median sales price was $443,00. Median days on market was 81.

Pending Sales
Hoboken real estate agents wrote 10 contracts this week. The lowest asking price was for a one bedroom on 8th and Washington, 600 square feet at $269,000 and the highest asking price was for a 1407 sq foot 2 bedroom 2 bath at 511 Madison at $675,000.

Median list price for this week was $516,444. Median days on market 98.

Week of May 17th 2010 through May 23rd 2010.


Sales: There were 16 units that sold for the week. The lowest sale price was a 505 sq foot studio at 1021 Grand, originally listed at $245,000 then reduced to $229,000 and sold for $210,000.


The highest sale price was a 1548 sq foot three bedroom two bath at 516 Grand originally listed for $739,000 then reduced to $719,000, and sold for $700,000.


The median list price for this week was $409,000, median sold price was $406,750. Closer to asking than in previous weeks. Median days on market 75 days.


Pending: There were 8 contracts written for the week of May17th. The lowest asking price was $269,000 for a 600 sq foot one bedroom at 601 first street - originally listed however at $324,900.


The highest asking price was 1.133Mil for a 1749 sq foot 3 bedroom 3 bath at 1125 Maxwell Lane


The median list price for these units pending was $454,000 and median days on market was 91.

Hoboken Brownstones - single family home sales
Sales: No homes were sold for this week.

Pending: Two homes went under contract:113 Garden Street a single family in need of full renovation with an asking price of $880,000 is under contract. And, 819 Garden Street, single family offering four bedrooms two and a half bath with an asking price of 1.39Mil is under contract. Average days on market was 53 days.

Hoboken Condominium on Hudson Street - Just Sold


Amazing Hudson Street, downtown Hoboken location! My buyers just snatched up this roomy one bedroom condo located in a beautiful brownstone right on third street and Hudson. Hudson Street, is hands down my favorite block in Hoboken. Hudson street is also the most desired address in Hoboken!


Do you watch property virgins? Hudson Street is the street that the buyers meet her on and they say they want to live here, and she asks which one of these houses do you like? Then they point to a gorgeous one and she asks, "how much do you think that is?" then they always guess really low, probably $400,000 and she'll say actually "that brownstone right there is 2.5 million".


Yeah. Millions - and these brownstones are a steal compared to the brownstones on the other side of the river. They are on nice wide lots and many have outdoor patio/backyards, over 4 bedrooms and full finished basements. Some of the beauties on Hudson Street, actually many, have been condo converted over the years, so some lucky buyers can enjoy the luxury of living in a brownstone but without the heavy price tag.

So what did my buyers buy?




A second floor one bedroom condo with lots of windows, hardwood floors, an open kitchen with breakfast bar (open concepts are sometimes hard to find in these brownstones) washer dryer in the unit, some nice closet space and location location!

They are redecorating the condo and leaving behind the dull, shabby chic look and moderinizing it with some moroccan decor and new paint! Can't wait to see what it looks like when it's done!

Brownstones In Hoboken - A Girl's Dream




Hoboken has a lot of character - this can't be denied. From the old school Italian joints and member clubs, to the beautiful stretch of park and views along the Hudson River, to Washington street with it's rows of stores, restaurants and bars.


But if you're like me, you think that one of the best things about Hoboken are the brownstones. Take a stroll in late spring or summer, or even fall down Garden, Hudson or Bloomfield streets uptown and you'll fall in love with the beauty of these homes. I occasionally like to walk and day dream about how I'd decorate mine. I'd want to do a mix of antiques and modern pieces and paint each room a different color.. I'd plant a garden outside and keep fresh grass instead of pavers and buy a nice outdoor seating set for guests and outdoor parties.


Just two years ago, it was difficult to find a single family for sale much less find one priced under 1.6 million that didn't need work.


Today, I found 24 single families for sale in town ranging from $629,000 to $1.58M. Most are 3 + bedrooms with yards and a nice handfull of them have finished basements. The only flaw of these homes is that most of them do not have a garage.. but if you're city living, then you just rent a zip car right?
