Brownstone Dining - Beauty's Of Era's Past

Brownstone Dining room inspiration. As a real estate agent I see many types of homes. And I can appreciate both traditional and modern living. Today I am in the brownstone mood, what with so many gorgeous brownstones in Hoboken and Jersey City, and found some pictures of inspiration for you to enjoy on this beautiful Saturday.

I absolutely love this photo (image from thepresidentwearsprada.com). The dark wood paneling against the white linen walls are so classic and gracious!


And this one is so fabulous! It's traditional but with a modern and rustic edge. Don't have exposed brick? Fake it like in this photo! Gorgeous! (image from chadbstreet.com)


And finally, this white twist. So chic. I love that they chose to paint the wood floors white and the brick all white. It just screams modern but it has awesome texture and a nice organic feel. Love it. (image from dwell.com)

Hoboken Brownstone Condo With Roof Terrace


Check out this new listing by Hudson Place Realty. This is probably one of the nicest condo's I've seen. It has a proper kitchen for this size a home, lots of windows (I love natural light and so do buyers) and it has an incredible roof deck plus, something so uncommon for Hudson Street Brownstones, it has an actual garage attached to the building.

I previewed this property on Tuesday. It is a spacious three bedroom plus den duplex with another wood staircase leading to a beautiful over-sized roof deck with views of the park and the Hudson River. I think it's priced very well, except, the property taxes are hard to swallow at $21K

From the lowest price, a 700 sq foot one bedroom one bath at 4th and Madison with a list price of $219,000 and a sale price of $195,000; to the highest, a 2351 square foot 4 bedroom 3 bath with parking and deck at The Vesta Hoboken, 609 Observer, with a list price of $999,000 sold for $940,000.

Median List Price for the week was $597,000. Median sold price was $572,250. Average days on market, 89 days.

Pending Units:

There are 6 units waiting to close for the week. From the lowest price, a 1500 square foot two bed two bath with parking, short sale at 107 Jackson, with a list price of $425,000, to the highest; a 1530 square foot two bed plus den, three bath at the Hudson Tea, 1500 Hudson with a list price of $811, 995.

The highest price sale, a 1545 sq foot three bedroom two bath duplex with parking at The Shore Club - 1 Shore Lane, with a list price of $759,000 sold for $727,500.

There were 26 condominium units that sold this week. From the lowest price, a 450 square foot studio condo with private deck on 4th and Adams (congrats to my buyer) that sold for $206,000 that' $435 a foot, to the highest price, a sprawling 1725 sq foot 3 bedroom 2.5 bath condo with deck and parking on 6th and Jefferson that sold for $765,000, roughly $417 a square foot.

Median list price was $472,450 median sale price was $465,000. Median days on market was 23 days.

New Pending Sales:
There were 7 new contracts written by realtors this week. The lowest asking price was $219,000 for a 700 sq foot one bedroom on 4th and Madison. The highest asking price was $639,000 for a 1520 sq foot two bedroom two bath with parking on 5th and Madison.

Median list price was $415,000, median days on market was 36 days.

Brownstone & Single Family Home Sales:
One single family brownstone sold this week. 917 Park Avenue, a 13.58 by 100 lot, 3 bedroom two baths with private yard was asking 1.099 Million, went under contract in just 10 days, and sold above asking at 1.11 Million

Downtown Jersey City Weekly Real Estate Update

Last week on my facebook fan page, I promised you I would start giving you weekly downtown Jersey City market stats. Since my business is mostly Hoboken and Jersey City, this makes complete sense to me! So, without further due, here is your weekly real estate update.

What's hot in JC

For the week of June 7th 2010 thru June 13th, 2010

Condominium Sales:
There were 4 sales this week reported. From the lowest, at Trump Plaza, a 837 square foot one bedroom on the 20th floor, with an asking price of $439,888 sold for $405,000.

The highest sale, a two bed two bath at Fulton's Landing - 149 Essex - no square footage listed, with an asking price of $478,000 sold for $455,000.

Median list price was $444,444 and median sale price was $410,000. Median days on market was 61 days.


New Pending Sales:
There were two new contracts written for this same week. 264 9th, a 510 sq foot studio that needed renovations, with an asking price of $199,900 went under contract. And, 61 Grand Street, an 1100 square foot two bedroom two bath with an asking price of $559,000.

Median days on market 192 days.

Note: There are 184 condominiums and co-op's currently for sale.

Brownstones and Single Families:
No sales or new contracts were recorded for this week.

From the lowest price, a 631 sq foot, 5th floor walk up one bedroom at 708 Willow that listed and sold for $286,000 to the highest; a 2466 sq foot duplex 2.5 bedroom 2.5 bath with private yard on First and Bloomfield that listed for $939,000 and sold for $880,000.

Median List Price was $524,000 and median sale price was $521,250. Median days on market was 44 days.

We can see that prices are still softening a bit if we compare these to previous weeks numbers.

New Pending Sales:
There were 8 new contracts written during this same week of June 7th. From the lowest asking price of $299,993 for a 665 sq foot one bedroom at 95 Garden Street near Newark, to the highest asking price $775,000 for a 1641 sq foot three bedroom three bath with parking and outdoor space at 904 Jefferson Street.

Median list price was $469,450. Median days on market was 62 days.

Hoboken Brownstones Market Update

Single Family Sales:
One single family sold for this week. 113 Garden, a gut rehab featuring 4 bedrooms 2 baths that sits on a 16 by 102 lot, with an asking price of $880,000 sold for $750,000 to a cash buyer.

New Pending Sales:
No new contracts were written for single families for this week.
