Some of you may not know this about me, but I play lots of poker. And this weekend I was in Las Vegas trying my luck at Texas - Hold - Em.

Happier than a pig in mud I've learned that I really enjoy the game and can sit for hours..

Downtown Jersey City Real Estate Weekly Sales Update

Downtown Jersey City Real Estate Market Update for the week of June 14th thru June 20th.


What's hot in JC


Condominium Sales:
For this week there were 9 condominium units close. The lowest price, was a 800 square foot one bedroom on Jersey Avenue near Christopher Columbus, with an original asking price of $315,000 then reduced to $279,000 and sold for $265,000, that's $331 a foot.

The highest price was a 1420 sq foot three bedroom two bath at The Shore Club, on Newport Parkway, with an asking price of $775,000 that sold for $736,000 cash, that's $518 a foot.


Median list price was $429,000, median sold price was $410,000. Median days on market was 24 days.


New Pending Sales:
There were 7 new contracts written this week. The lowest asking price was a 625 sq foot one bedroom one bath with private deck, on 9th street @ Hamilton Park, listed at $325,000.

The highest asking price was 1486 triplex loft with two beds two baths plus den and parking at 149 Essex Street in Paulus Hook, relisted and reduced to $648,800.


Median list price was $449,000 median days on market was 84 days.

Brownstones and single family home sales:
There were no sales for this week.

New Pending Sales:
There was one ocntract written for this week. 158 1/2 Coles Street, a 12.5 by 70 lot with 4 bedrooms, one and a half baths and yard with an asking price of $549,000 is under contract.

Condominium Sales:
There were 26 condominium units that sold this week. From the lowest price, a 450 square foot studio condo with private deck on 4th and Adams (congrats to my buyer) that sold for $206,000 that' $435 a foot, to the highest price, a sprawling 1725 sq foot 3 bedroom 2.5 bath condo with deck and parking on 6th and Jefferson that sold for $765,000, roughly $417 a square foot.

Median list price was $472,450 median sale price was $465,000. Median days on market was 23 days.

New Pending Sales:
There were 7 new contracts written by realtors this week. The lowest asking price was $219,000 for a 700 sq foot one bedroom on 4th and Madison. The highest asking price was $639,000 for a 1520 sq foot two bedroom two bath with parking on 5th and Madison.

Median list price was $415,000, median days on market was 36 days.

Brownstone & Single Family Home Sales:
One single family brownstone sold this week. 917 Park Avenue, a 13.58 by 100 lot, 3 bedroom two baths with private yard was asking 1.099 Million, went under contract in just 10 days, and sold above asking at 1.11 Million

Days on market was 10 days.

New Pending Sales:
No new contracts were written for this week.

Hoboken Goes Green! New Car Share Program


Hoboken is going green! I just read this on the Hobokennj.org website. And instead of me summarizing what it means I thought it would be more helpful if I just included the entire excerpt here in my blog.

This is really exciting news! If you're like one of thousands in town who make car payments and insurance payments to only use your car once a week, then this is a great program for you that will save you $$$. Get the word out!

I want to quickly commend the city for taking a huge step in the right direction in addressing our over crowded streets and terrible parking situation. Too many residents in this town own cars they really don't need and not enough take advantage of our incredible transportation system. Hopefully this program will get enough people excited that we the residents will start to see the impact soon with less cars on the streets, less pollution in the air and less congestion.

Bravo!!


The City of Hoboken, New Jersey and Connect by Hertz will launch “Corner Cars” — the country’s first true city-wide car-sharing program on June 16th. With the roll-out of this program, more than 90 percent of Hoboken residents will live within a 5 minute walk of a car-sharing vehicle location.
“We’re proud to partner with Hertz to offer our residents the first true city-wide car-sharing program in the country,” said Mayor Dawn Zimmer. “This creative program will save residents thousands of dollars compared to owning a car and eliminate the stress and hassle of looking for parking in our city.”
The first phase of this program is anticipated to remove more than 750 vehicles from Hoboken’s crowded streets.
City Council President Peter Cunningham convincingly argued that the effect on our parking situation will be the same as building a new 750 car garage, except it won’t cost taxpayers a dime.
“Instead of taking on millions of dollars in taxpayer debt for structured parking, residents who switch to car-sharing will save thousands of dollars,” said Transportation and Parking Director Ian Sacs. “It’s the 21st Century solution to contemporary urban parking woes.”
The following day, Thursday, June 17th, Mayor Dawn Zimmer and Transportation and Parking Director Ian Sacs will host a community forum to discuss transportation and parking issues with residents. The forum will run from 7:00 pm to 9:00 pm at the Multi-Service Center, 124 Grand Street.
What: The formal kick-off of “Corner Cars,” Hoboken’s new city-wide car-sharing service powered by Connect by Hertz. Mayor Dawn Zimmer and Transportation and Parking Director Ian Sacs will take a vehicle for the inaugural drive.
Where: The intersection of 2nd St. and Harrison St. – the location of one of 21 car-sharing locations.
When: Wednesday, June 16th at 4:30 pm
Who: Mayor Dawn Zimmer, City Council Members, Hertz representatives, other local elected officials, and community residents.
The “Corner Cars” program operated by Connect by Hertz is Hoboken’s city-wide car-sharing service which allows residents to rent a vehicle by the hour, day or week. Rates start at $5 per hour and include gas, roadside assistance, navigation system, and insurance.
More than 90 percent of the Hoboken population will be within a 5 minute walk of at least one car-sharing location. Locations were selected through public input and by City Council members representing individual wards.

Car-sharing Benefits Summary
Many Hoboken residents own a car but commute daily by transit, bus, bike or walking. They move their car for street cleaning or pay high rates to park in a garage. They use their car for groceries, to visit family, or to go to the beach. Other than that, their car sits around for days or weeks costing money, getting old, and losing value. “Corner Cars” is the alternative that makes a car available to residents whenever they need it — whether it’s for an hour or a week — and only costs for the time it’s used — as little as $5 per hour. With Corner Cars, residents could save thousands of dollars per year, never have to worry about finding parking again, and have the convenience of a car always parked nearby in a reserved space.
For car-sharing membersMembers will enjoy the convenience of never having to worry about finding a parking spot ever again and having a reserved parking space a short walk from home. Those who switch from car ownership can save thousands of dollars per year.
For low-income residentsSome residents may need the mobility of a personal vehicle but lack the ability to own one. Car-sharing is an affordable alternative with rates as low as $5 per hour — gas, roadside assistance, navigation system, and insurance included.
For other residents Everyone benefits from car-sharing. Fewer cars on the streets means parking is easier for everyone. Less traffic means safer streets for children, less noise, less pollution, and less wear and tear on roads. Even those who own a car can benefit from using car-sharing vehicles for emergencies or when a car is being repaired.
For new/prospective residents Car-sharing will add to the variety of multi-modal transportation options that make Hoboken an attractive place to live. With all the transportation options available — commuter rail, light rail, bus, ferries, our expanded Hop shuttle, new bike lanes and additional bike racks parking, and now our new city-wide car-sharing program, we hope new residents that move to Hoboken will reconsider whether they need to bring a car here at all.
For property owners Real estate listings often highlight their proximity to public transit options. Now, those without private parking can similarly point to nearby car-sharing spaces as a convenient alternative and make their home more marketable.
For taxpayers Instead of spending millions of dollars building structured parking, the first phase of the car-sharing program is expected to remove 750 cars from our streets, having the same effect on Hoboken’s parking situation, but at no cost to taxpayers. Fewer cars on the streets means less wear and tear on roads, and that means fewer potholes to fix and less frequent repaving needed.

Home Buyer Tax Credit May Be Extended

Breaking News:
Yesterday, the Senate approved a proposal to extend the closing deadline on the home buyer tax credit. Under the proposal, those buyer's who's contracts are eligible to receive the credit, meaning they were in contract by APril 30th, 2010, would have more time to close on their new homes. The current deadline is June 30th, which many buyer's, attorney's and mortgage companies are struggling to close on this date. The extension would give them until September 30th; plenty of time to close even for FHA buyers.

Downtown Jersey City Weekly Real Estate Update

Last week on my facebook fan page, I promised you I would start giving you weekly downtown Jersey City market stats. Since my business is mostly Hoboken and Jersey City, this makes complete sense to me! So, without further due, here is your weekly real estate update.

What's hot in JC

For the week of June 7th 2010 thru June 13th, 2010

Condominium Sales:
There were 4 sales this week reported. From the lowest, at Trump Plaza, a 837 square foot one bedroom on the 20th floor, with an asking price of $439,888 sold for $405,000.

The highest sale, a two bed two bath at Fulton's Landing - 149 Essex - no square footage listed, with an asking price of $478,000 sold for $455,000.

Median list price was $444,444 and median sale price was $410,000. Median days on market was 61 days.


New Pending Sales:
There were two new contracts written for this same week. 264 9th, a 510 sq foot studio that needed renovations, with an asking price of $199,900 went under contract. And, 61 Grand Street, an 1100 square foot two bedroom two bath with an asking price of $559,000.

Median days on market 192 days.

Note: There are 184 condominiums and co-op's currently for sale.

Brownstones and Single Families:
No sales or new contracts were recorded for this week.

From the lowest price, a 631 sq foot, 5th floor walk up one bedroom at 708 Willow that listed and sold for $286,000 to the highest; a 2466 sq foot duplex 2.5 bedroom 2.5 bath with private yard on First and Bloomfield that listed for $939,000 and sold for $880,000.

Median List Price was $524,000 and median sale price was $521,250. Median days on market was 44 days.

We can see that prices are still softening a bit if we compare these to previous weeks numbers.

New Pending Sales:
There were 8 new contracts written during this same week of June 7th. From the lowest asking price of $299,993 for a 665 sq foot one bedroom at 95 Garden Street near Newark, to the highest asking price $775,000 for a 1641 sq foot three bedroom three bath with parking and outdoor space at 904 Jefferson Street.

Median list price was $469,450. Median days on market was 62 days.

Hoboken Brownstones Market Update

Single Family Sales:
One single family sold for this week. 113 Garden, a gut rehab featuring 4 bedrooms 2 baths that sits on a 16 by 102 lot, with an asking price of $880,000 sold for $750,000 to a cash buyer.

New Pending Sales:
No new contracts were written for single families for this week.

Sales: There were no sales recorded for this week on the Hudson County MLS.

New Pending Sales:There were 8 new contracts on condominiums for this week. The lowest priced condominium, a 600 sq foot one bedroom on First and Willow, with an asking price of $299,000. The highest priced condominium, a 1272 sq foot 2 bedroom 2 bath duplex at 1st and Harrison streets, with an asking price of $549,000.

The median list price was $446,999, and median days on market was 71 days.

Brownstones, Single Family Homes In Hoboken
Sales: There were no sales for this week.

New Pending Sales: No new pending sales for this week.

Overview
The Month of May saw a healthy overall, 70 condominium units sell. From $210,000 to $2.4Million at the W Hotel Residences. Another 65 condominiums went under contract for this month and are waiting to close.

Maxwell Place Hoboken Real Estate Update, Luxury Townhomes selling like hot cakes?


Maxwell Place Hoboken, luxury townhomes are selling like hot cakes!? At least that's the word from Toll Brothers. I know, you thought we were in a recession still but the luxury real estate market in Hoboken is hot.
Nj.com reports that Toll Brothers has reportedly sold half of their inventory of these luxury townhomes, and because of the new demand of these waterfront, luxury beauties, they are raising the prices. That's right, the price tag is going up, how much? In the last three months, about $100,000.

The townhomes at Maxwell Place range from 2,767 square feet to a whopping 3,212 square feet. Completely new, boasting views of the NYC Manhattan skyline and the Hudson River, these spacious townhomes are for the discerning buyer that requires space and modernity. Hardwood floors through three levels of living space, and a fabulous first floor of open space/entertaining room fulfills what every modern buyer wants today: space to entertain their friends, and enough room to start a family.

Of those left, the starting price is $1.867Million. A steal compared to a home just across the river. A similar style home would start at about 3Million.
