Seller tips for a successful sale in today's Hoboken real estate market

The longer you work with buyers the better you understand what buyers are looking for. The more homes you preview, the more you learn which listings sell, which don't and why. In a buyers market, as a seller you want to make sure that your home stands out - and for good reasons!
Buyers are easily turned off by the smallest things like scent, wall colors, dirt and clutter.




Tip #3 - Repairs
This one could cost or save you lots of money. When buyers walk into a home and start to look around it is important that your home not only shows great but works properly. If you have a closet door that doesn't close properly because it's off it's track say, or a kitchen cabinet door is off it's hinge, a buyer will see this and think I have to do a lot of repairs and spend a lot of money.
It's always a good idea to keep your home in tip top shape through the years. Don't neglect even the little things, keeping up will save you hassle, time and money when it comes time to sell your home one day. So caulk your bathrooms when needed, repaint or wash walls when needed, replace broken screens etc etc and you'll ensure your home is in it's peak condition!
Think of it like beauty maintenance, just like you'd get a pedicure monthly, or color roots every few months - upkeep your house the way you do your beautiful self!

Great Sushi In Hoboken

Last night, my sweetie and I took out a client now friend to the W for a cocktail and then we were off to the Sushi Lounge for some sushi. If you haven't tried this place - you will not be disappointed!!

I've tried just about every sushi establishment in Hoboken and I honestly, have to say, that none compare to The Sushi Lounge. People have tried to convince me otherwise, but I'm sorry, their quality and selection is just the best.

Last night, we started with a beautiful duck crepe for appetizer, and 'kaiso' japanese seaweed salad. I don't eat duck, but I did try a bite and it is delicious and tender and the combination of crepes with scallions and a glaze reduction sauce is terrific!

Francesco, went with my recommendation and tried their new "South of the border" roll. It's under their special roll menu - which by the way, during happy hour (M-F 4:30 - 6:30) is half off as well as martinis and hot appetizers, and while he made a comment on the tempura inside, (Francesco eats healthy) he loved it! It's wrapped in a soy wrap and served over an amazing sauce of garlic and soy and I don't know what else but it makes my mouth water!

Also, if you love shellfish like me, you have to try their seafood salad. I love Italian seafood salad which is usually scungili, calamari, crab, scallops and shrimp with chopped celery, red onion and some olive oil. Theirs, is scallops, mussels, lobster, crab and shrimp with fresh chopped celery, grape tomatoes, and a light toss of a dressing that doesn't hide the flavor of the fish. It is sooooo good! And a really nice size portion. 


If you go for lunch, try the Tuna Sliders! My coworker and I skipped over for lunch one afternoon and I tried their sliders for the first time and was so surprised! I didn't know what to expect, but I went with Erika's recommendation, a waitress there, and was glad I did.



Tuesdays, don't miss their half price martini night, ladies you'll love their selection. :)

Sushi Lounge Hoboken is on 2nd and Hudson. If you go on Thurs or Fri night, ask for Grace at the bar, and get there before 8! Or you'll have to wait for a table..

Bloomberg, CNBC And CNNMoney Report: May Sales Real Estate Housing Starts Surge

Big news today on the housing market as economists speculate that we've possibly hit bottom or are very close to it. Senior economist at Wells Fargo Advisors in St Louis said "It's a sign that housing is stabilizing, but it's too early to say that we've seen the bottom." - CNBC's article.


Read between the lines you'll see that foreclosure stats are still staggering. One in every eight americans is late on a mortgage payment or in some stage of foreclosure.


Sales rose highest in the West while sales in the North East were up 2% according to Bloomberg's article.


Chairman of the National Association Of Home Builders cites Obama's tax credit incentive as a lage contributor to the increase in recent sales. "The outlook for home sales has improved somewhat in recent months, due largely to implementation of the first-time home buyer tax credit and gains in housing affordability," said the chairman of the National Association of Homebuilders, Joe Robson. - From CNN Money's article.


You can't deny that sales activity is up and both buyer and builder confidence is up as well. With last week's spike in mortgage rates however, I suspect that the early part of June will start sluggish, however the second half will continue to be strong. Multiple bids are showing up again and our office, for example, today, is having a highest and best 3 offers submitted on a 3 bedroom 2 bath with a rare large private backyard, asking price $629,000 after 2 price reductions.
Highest and best: When multiple offers on a home have one final chance to submit their best offer while competing with others. This is usually presented in a sealed envelope to the sellers agent. The seller will then get to pick from 2,3 even 5 offers on their home. Sometimes, it's not the highest bidder that gets the house, but the one with the most favorable terms. *


RE/MAX Gold Coast closed 95 transactions from 1/1/09 to 5/31/09. We're averaging about 15 transactions a month alone.


Bottom line: If you're in the market to buy a home, know that you're competing with other buyers as well. It seems that we're slowly going to be coming out of this buyer's market. So don't wait too long to make a decision if you find a place you like.

May's Sales Numbers For Hoboken Real Estate and Jersey City Real Estate Condo's

In my monthly E-Newsletter I include a look at monthly sales numbers and compare them to the previous month. Here is my report from this month's E-Newsletter..

60 Units went under contract in May - compared to April, we saw just 28
48 Units sold in May - compared to April, we saw just 39
Inventory levels currently are 587 units for sale (147 were listed in May)

About half of May's sales were attributed to 1st time buyers and entry level homes, with the other half being in the move up market mostly larger 2 bedrooms and a handful of luxury sales. There is no question that the more aggressively priced homes are moving in this market. An increasing number of seller's are putting there homes on the market with hopes that next year's market will yield a higher sales price. Noticeably higher rental inventory levels this month.


Jersey City All condo's classified as downtown Jersey City


34 Units went under contract in May - compared to about half - 15 in April
18 Units sold in May - compared to 13 in April
Inventory levels currently are 405 units for sale (94 were listed in May)

Coincidentally, almost half of May's sales were in the lower, entry level, priced homes. The other half were also sales in higher priced large 2 bedrooms however the highest price peaked at $627,000 compared with Hobokens $970,000 for a condo. No question that Jersey City sales are sluggish compared to Hoboken however there is less inventory available plus these numbers do not reflect any sales directly from builders and new construction. 77 Hudson, a 48 story sky scraper, unveiled it's models this week.


Before putting your home on the market or purchasing a home make sure to study monthly trends to get an accurate market value. Make sure you list your home at a price that will attract buyers today. If you're buying, make sure that you know what the home is worth before you make an offer - it can save you thousands!

How much does it take to live at the W Hoboken?


"How much are those units going for anyway?" I've been asked this many times.. and to be honest when the sales were first released to the public the building sold pretty quickly so I never even had a chance to see their inventory. The sales that you see now are re-sales of people flipping.


Here is one unit that just sold today! 1900 sq ft 2 bed 2 and a half bath with full concierge services.. the price? 1.8million, down from the original 1.85 million list price.
Want to live at the W? There are 2 apts for rent currently, one - one bedroom asking $4,400 and one - two bedroom two and a half bath asking $9,900. There are also five luxury homes available for purchase starting at $995,000 and up to $2.499Mil. Luckily the W residences enjoy a PILOT tax program which make the tax payments much more affordable. <-- not that at a 2 mil purchase price you're looking to pinch penny's - but it helps!!!

Brownstones In Hoboken - A Girl's Dream




Hoboken has a lot of character - this can't be denied. From the old school Italian joints and member clubs, to the beautiful stretch of park and views along the Hudson River, to Washington street with it's rows of stores, restaurants and bars.


But if you're like me, you think that one of the best things about Hoboken are the brownstones. Take a stroll in late spring or summer, or even fall down Garden, Hudson or Bloomfield streets uptown and you'll fall in love with the beauty of these homes. I occasionally like to walk and day dream about how I'd decorate mine. I'd want to do a mix of antiques and modern pieces and paint each room a different color.. I'd plant a garden outside and keep fresh grass instead of pavers and buy a nice outdoor seating set for guests and outdoor parties.


Just two years ago, it was difficult to find a single family for sale much less find one priced under 1.6 million that didn't need work.


Today, I found 24 single families for sale in town ranging from $629,000 to $1.58M. Most are 3 + bedrooms with yards and a nice handfull of them have finished basements. The only flaw of these homes is that most of them do not have a garage.. but if you're city living, then you just rent a zip car right?

Hoboken real estate deals for 1st time buyers and entry level condo's!

Searching the MLS now to keep up to date on market conditions and inventory. Just looked for condo's for sale in Hoboken up to $349,000 - since that's where most 1st time buyers cap their price range - and I found 88!

There is a nice choice of 1 bedrooms downtown near the PATH for under $330,000 asking, like one on 2nd and Willow with a terrace for $339,000, a nice one on 2nd and Jefferson asking $315,000, 2 on 5th and Bloomfield for $313,000 and $323,000, one on 2nd and Bloomfield for $289,000! There are others too all around town and if you go west you'll find some great places at great prices. Rates just crept up as was much anticipated by better than expected results in the economy and hopefully they'll stay stable and not go back up again. But if you're on the fence I would keep an eye on rates and in the meantime get a rate lock now, this might be your chance while rates remain low.

Great place just outside of Hoboken for a cocktail al fresco


If you ever get tired of Hoboken and want to go somewhere different for a change of scenery consider downtown Jersey City. Jersey City is great! It has lots of bars and restaurants like Hoboken and most are very easy to get to. With the Light Rail and PATH as transportation options you can easily get around without a car. 

Yesterday I was showing some apartments in Jersey City near Paulus Hook and I passed by a great place that I haven't been to in a little while. So as I was thinking, I gotta come back here and have a glass of wine outside, I thought I should share this with my readers!

Light Horse Tavern is a lovely bar and restaurant located in Paulus Hook on Washington Street near beautiful Morris St! Beautiful tree lined streets, just about 2 blocks and change to the Hudson River, and about 2 blocks and so to the marina and canal. There is a mix of brownstones and condo's plus some great little boutiques and mom and pop shops. 
They offer a nice menu plus if you go on their website and click events you'll see that they often have live music! 
Its a beautiful place to spend a lovely morning for brunch, or go early before it gets dark and sit outside and enjoy a glass of wine then go in for the music. You might see me there soon!

Meet Cammarano Tonight - Hoboken's mayoral candidate

Think you'd like a chance to speak to Peter Cammarano yourself and ask him some specific questions? Tonight's your chance! From 6:00 - 6:30PM he'll be at the Dubliner Bar in Hoboken located on the corner of Newark and River Streets.. Elections are on the 7th so if you're coming back from the PATH stop in quick and hear what he has to say!!
