Hoboken Path Train Re-Opening Post Hurricane Sandy

A Christmas Miracle? The Hoboken Path Train is Re-Opening!!
Well not fully but this will be a huge relief to many

This statement from the city's website 
The PATH train from Hoboken to 33rd Street will resume operation at 5:00am on Wednesday, December 19, 2012 and will operate seven days a week from 5am to 10pm. The restoration of 24/7 PATH service is expected by the end of the year in time for New Year’s Eve. Direct PATH service between Hoboken and the World Trade Center remains several weeks away pending ongoing repairs.


Hoboken commuters rejoice, this is definitely news to celebrate. Business owners and residents alike will be elated once news about the Hoboken PATH Re-Opening gets around. Help spread the word and watch people's reactions :D

Hurricane Sandy Update for Hoboken and Jersey City, I compiled info from different sites and put all together here for you and my clients.. below is the email I just sent in case you aren't on my list. 

"Hello friends, I hope this email finds you at least in good health. As I know many of you have suffered losses I wanted to send you some information to keep you updated in hopes that some of it will be helpful to you.

VOTING INFO - Please visit the county clerk's office for instructions on filing a mail ballot via email by today at 5PM or to find your polling location.

HOBOKEN:
Red Cross is on site and Mayor Dawn Zimmer will hold a conference outside city hall today at 2PM.
Garbage trucks are out collecting but there is tons of debris and garbage in the streets still.
The Hoboken parks have been reported contaminated, please do not take your children or dogs to play in the grass until the city clears them ok.
Health inspectors are out checking on restaurants before they can open to the public.

Jersey City still has thousands of residents without power, downtown jersey city recently announced that Paulus Hook has power.
Residents from 689 Marin Blvd and 700 Grove were forced to evacuate due to a possible structural issue after flooding created a buoyancy issue. Article here

Update from Zog Sports and Volunteer Information

We hope that everyone is safe and doing well after the storm. Like many of you, the ZogSportsNJ office is still without power, so all staff are currently working remotely. We really appreciate your patience with cancelling and rescheduling games. We're hoping to have some leagues back and running by Monday.

Volunteer
A group of Zoggers will be volunteering tomorrow (Saturday, 11/3 starting at 10am) at the Boys and Girls Club on Jefferson between 1st and 2nd to help with clean-up.  If you are available, we would love to have you join us... please bring boots, rubber gloves and any cleaning supplies you might have on hand as the Club is in really rough shape - see picture below.

Let us know about additional volunteer opportunities on our Facebook page. We will be looking for ways to get the Zog community together to help out during the upcoming weeks.

Donations
Hoboken High School (8th and Clinton) is the primary location for donated goods! The city is in most need of the following items: blankets, coats, non-perishables specifically shelf-stable milk like Parmalat, canned goods, flashlights, batteries, and baby items such as diapers and formula!

Sandy and Your Closing, How Does The Hurricane Affect Your Transaction

If you are wondering how Hurricane Sandy will affect your closing here are a few things you will want to do.
One, reach out to your mortgage rep, once you or they have power, to ask how far out will your closing date be pushed back if at all. 

Of course if you were due to close this week, you are undoubtedly delayed. 

When natural disasters strike, mortgage companies will require an appraiser to do an inspection of the property, usually from the exterior, to see if any damage to your property was sustained before moving forward.  

This typically happens very quickly after a disaster, and many times the agents and people involved in transaction are not notified. Your mortgage company will update you and let you know the inspection was done.

If your property did sustain damage due to flooding or fire or sewage etc, you will need to discuss with your attorney your options so you can best make a decision on how to proceed. 

If property was not damaged, and all is ok your transaction will move forward as planned.

For Hurricane Sandy, the biggest hurdle right now from a real estate perspective, is the lack of power, this means documents can't be printed, communication lines are blocked and the obvious location of the actual closing is an issue. 

If timing is of critical importance, you should reach out to your attorney or your agent to contact other side. Perhaps an arrangement can be made, such as buyer moving in early or just moving in furniture and boxes until actual close. 

This is when, being nice and reasonable throughout a transaction can help in the face of a terrible stress filled situation as the case with Hurricane Sandy and the devastation to Hoboken and Jersey City.

Remember, there are many people involved in a closing, title company, insurance company, mortgage company, attorney's, buyer's, seller's and real estate agents, they all have to be able to participate in your close.

Hoboken The Place For Singles

Hoboken once again is rated #1 for the top place to live if you're single. Bloomberg reported that Hoboken took the number one spot among 17 other cities across the nation.

For the study Bloomberg looks at the median household income for each single member against the national average and the amount of single people living in the area from the ages 15-64 citing data from the U.S. Census Bureau of 2006-2010.

According to the report Hoboken is at the top of the list with men in that age group taking home a median income of $94,500 and women making an average of $77,631. (Lily Ledbetter Act plug here please)

According to the U.S. Census Bureau, the median age for a first marriage increased to 26.1 for women and 28.2 for men in 2010 up from 25.1 and 26.8, respectively, in 2000

The Fiscal Times reports that the age for marriage has increased due to the weak economic recovery. I don't know if that in itself is enough to sway us to wait longer to hitch. Personally I think cities like Hoboken and NYC are filled with people that have a deep drive for success and it's difficult to build a relationship when you're worried about getting to the top or landing your dream job.

Could it also be that marriage just doesn't seem as appealing anymore to some? From a cost analysis perspective marriage is very expensive and then there's children.

Whatever the case may be, Hobokenites enjoy their happy hour after work and their night out almost any day of the week. And I say it's healthy to be on the scene for a while until you figure out what you really want in life and from a partner (in that order :) )

Make sure you avoid all barricaded streets. Run off waters are a combination of sewer water and rain water. Be careful not to walk on streets with high water levels as man whole covers could be missing and you may step into a whole. Stay away from power lines for protection of possible electrocution.

Shelter info:
The City will open a shelter at the Wallace School, located at 1100 Willow Avenue at 8pm. Residents going to the shelter may bring medication, a small toiletry bag, clothing for up to 3 days, and 3 days of baby supplies including diapers and formula. Pets are permitted and must be crated. Please bring enough pet food for three days. Residents who wish to donate non-perishable food for the shelter may drop off items at City Hall.

Highest and Best - Again??

Yes, this week I participated in a highest and best, twice.

As most of you that are tuned into the current Hoboken and Jersey City Real Estate Market know, the current environment is extremely competitive. Multiple bids are now common place.

Well just yesterday, we submitted an offer for a property in Hoboken that ended up having a total of 7 bidders. And, get this. Four out of the seven, made the exact same offer of $31,000 above asking price.

So when the agent realized she had a four way tie, the seller's couldn't choose and they decided to have another highest and best.

Can you believe that!? Insanely nerve wracking for the buyer's involved.

Lesson learned, if you find yourself involved in a multiple bidding war, consider also what the other buyer's may be offering, if you think they will arrive at your number too, then throw in a little extra $$ to give yours the winning edge, you never know, it could literally be a matter of $100!!!

Downtown Jersey City Monthly Market Update

It's The Downtown Jersey City Monthly Market Update!

The downtown Jersey City real estate market is also experiencing a shortage in inventory. Homes are selling close to asking and sales are down from August. However, this area has more new development and inventory sold direct that is not reflected in the MLS data, so I believe Jersey City is performing better than these numbers indicate. Buildings like 77 Hudson and Dixon Mills don't report sales to the MLS. Inventory shrank from 165 units to just 134.

Sales:
For the month downtown JC reported 25 sales down from 39 sales in August.
The Median List Price was $449,900
The Median Sale Price was $442,000 - a discount of just 1.7%
and The Median Days On Market was 36 days.

Pending:
In September 56 units were reported under contract.
Their Median List Price is $487,444
The Median Days on Market is 42 days.

With just 134 units for sale and an average of about 35 units selling per month, downtown Jersey City has an absorption rate of about 3.8 months indicating a seller's market.

It's the Hoboken Real Estate Monthly Market Update!

Wow, the real estate market is incredibly busy and it seems for every property there are a dozen buyers. Inventory is still low and activity high. There is no sign of any flooding of inventory or even a shower coming soon. In fact, home sales traditionally slow down in Q4 and we expect inventory to slowly lower into the winter months when seller's who are not in a rush to sell will take their homes off the market to enjoy the holidays in there home and try again in the Spring.

Sales:
For the month of September there were 57 sales reported. A drop off of about 38% compared with August
The Median List Price for the month was $489,000 
The Median Sale Price was $480,000 A discount of about 1.8% of the asking price and up about the same from August's Median Sale Price.
The Median Days On Market was 42 days.

Pending:
For September Hoboken reported 56 units as under contract
The Median List Price for those pending is $497,000
The Median Days on Market is 44

Hoboken is averaging about 55 sales a month, with just 153 units for sale our current absorption rate is just 3.5 month's worth of inventory indicating a seller's market. A Hoboken Festival Find! DollyMoo Products

While at this years Hoboken Arts and Music Festival, my sister, hubby and friends were stopping at booths looking for great finds, when we came across DollyMoo's table.

Nicole, creator and owner started her line of all natural products and we're so glad she did!

We bought her Rose Hip facial serum $24, Rosewater face mist $5, and we got to try a beautiful all natural toner that I don't remember what was in it, her body scrubs $24, and two lip balms $6! She let us take home the lip balm - I snagged the lavender one of course since it's my fave smell in the world.

Everything smelled amazing and it is a huge bonus that she makes her stuff with all natural organic ingredients.

Nutella In A Food Truck in Hoboken/NYC

Yes that's right, Nutella has a food truck and it's coming to NYC with a stop in Hoboken. LUCKY LUCKY YOU

The Nutella food truck is part of a new promotional Nutella Breakfast tour. The truck will be outside Hudson Place near the PATH station on Wednesday October 3rd from 7a.m. until noon. In addition to getting a morning Nutella fix, probably your second that morning, you can take a picture with their giant inflatable nutella jar! Kim Kardashian be jealous!

Lucky for me, I will be there!!

Downtown Jersey City is hosting a street festival this Saturday September 29th

This annual festival will feature dozens of vendors, artists, restaurants, and craftspeople plus lots of activities and free concerts happening all day from 11:00 a.m. until 10:00 p.m.!

Make sure you stop by and get a feel for why downtown Jersey City residents love their city so much and take in the culture!

The festival will be set up on Newark Avenue from Grove St to Jersey Ave. You can easily access Grove St by taking the Grove St PATH.

A Greener Way To Shop For Groceries In Hoboken - ZipGrocery

Looking for a greener way to shop for your groceries in Hoboken? Business entrepreneur Sinan Guven was looking for a way too, until he created Zip Grocery, an online website ordering system that allows you to order your daily groceries plus other convenience store items - even wine, from a local store in Hoboken.

I sat down with Sinan Guven at La Bouche cafe to catch up and discuss his idea.

Sinan Guven has a deep interest in living green and finding ways to minimize air pollution and waste. And he came up with a great idea. Instead of ordering from big delivery chains such as Fresh Direct, who get their products from huge warehouses, that have trucks deliver to them from all over the country, and then another huge truck barreling through Hoboken, he thought, why not get our local shop owners involved in creating the same idea but on a localized platform.

And ZipGrocery was born.

"The website is a work in progress, it takes lots of hours of inputting inventory to the system and working so that it functions just right", but everyday the website is developing and I am adding and approaching new vendors to add to the site - said Sinan.

All you do is log into www.zipgrocery.com, select from the items listed in one of the drop down menus, and zipgrocery will deliver to your door on either bike or foot, in a paper bag or no bag at all.

African Art Store - Issyra - Hoboken Grand Opening Tonight!






There is a new African art and home decorative accents store on First St in Hoboken called Issyra that quietly opened it's doors last month. Tonight is their official grand opening and they are already getting lots of buzz.

I worked with store owners Issa and wife Rebecca to locate this sweet space in the historic Bank Building on the corner of First St and Clinton.


The store features a wide array of hanging art works and hand crafted pieces as well as jewelry, hand carved furniture and masks are all displayed throughout the stores first and second level  downstairs.


I'm so excited for this store to open, it infuses our city with something new and exotic! Many of the art pieces in the store are shipped from Africa so you know you are getting something one of a kind.


The store features both contemporary and traditional artists and are reminiscent of Central and West African culture.

Hoboken's Rent Control Issues - Question On Ballot

Hoboken's Rent Control ordinance has sparked controversy for the last few years following exorbitant law suits from tenants seeking compensation. And most recently an amendment set a cap on damages paid to tenants that sue their landlords for their rents not being appropriately registered with the city. Thankfully, after last year's voting mess, this election season,  rent control will make it's way on the ballot.

You may remember last year people walking around town wearing billboards saying Vote Yes or Vote No to the proposition sparking criticism from tenant's rights groups that said their people misinterpreted the question as it's wording was confusing thereby asking voters to vote 'against tenant's rights' when their intention was for the opposite effect.

Well, the question is undergoing scrutiny once again, as the city and Mayor Zimmer claim that the wording, is confusing. And confusing it is!!

In a statement release on www.hobokennj.org 's website, Mayor Zimmer says that in order to protect voter's rights they need to be able to understand the question. In it's current form it reads as follows:

Shall the City of Hoboken continue annual rental increase protections for current residents of rent controlled properties but allow property owners to negotiate rents for vacant apartments and exempt buildings with one-to-four units and condominium units from the rent leveling ordinance by adopting the proposed amendment to Chapter 155 of the Code of the City of Hoboken?

If you don't know much about the current rent control ordinance, or perhaps what Chapter 155 is, or have a hard time with a question posed like this, needless to say, this would be difficult to interpret. It would require concentration, and reading the question over several times.. like it did for me - and I know what the rent control ordinance is about!

Now the statement below, is how the Clerk is proposing the question be phrased:

Shall Hoboken’s Rent Control law be amended to provide that upon vacancy, buildings containing 4 or fewer units that are now covered by rent control become exempt from the City’s Rent Control laws, and that buildings containing more than 4 units that are now covered by Rent Control, upon vacancy, be permitted to charge the new tenant a market rate rent, while continuing to be covered by the other provisions of the City’s Rent Control laws such as the limitations on annual rent increases and other tenant protections?

This ordinance has caused many home owners losses in potential rental income as well as difficulty selling. It's come as bad timing, because with the real estate market depreciation it forced would be seller's to rent their condos, but it also left them unable to reap the benefits of a strong rental market with high demand and high rents. You see, many apartments that have been converted to condo's over the years, have never had their 'rents "registered" with the city, so the town has outdated records dating as far back in some cases as 20 years ago!
   
 Lori Turoff of Hoboken Real Estate news made a few interesting points on her post last March

Personally as a home owner, I feel that an individual condo owner should be able to set a rent amount of their choosing, if it's high or low that should be their decision. Rents are dictated by the market, when things are slow prices come down and landlords pay broker fees, when they're hot, the opposite happens. If the rent is too high no one will their apartment just like if a home is priced to high - no one will buy it.

This ordinance should really be applicable to the Applied Housings of Hoboken, the Archstones and those larger rental buildings who change their rent prices almost weekly increasing sometimes more than 5%

We're already seeing, this hurts real estate values by turning away potential investors, and it also hurts home owner's pockets if they aren't able to collect rent that comes close to or cover's their monthly carrying costs, which when you include property taxes and maintenance fees add up very quickly.


Whatever your feeling on this, you may own a condo of your own one day, do you want an outdated ordinance dictating your market rent? Or should that be up to the market and the tenants themselves?

 Tonight Hoboken will hold a special memorial service beginning at 6:30PM at the Southeast corner of Pier A park. 57 Hoboken residents were lost.

I am very grateful to not have lost any of my close friends or family members. But many of my friends have. They have lost husbands, brothers, mothers and wives, sons and daughters..

Like you I go back to that tragic day, remember where I was and watching the horror unfold.

I love that on this day every year since 9/11 our nation stops to remember, pay respect and tribute to those that died.

Jersey City Real Estate Market Condo Sales Update

The Jersey City Real Estate Market Condo Update






Condo sales in downtown Jersey City are selling in a relatively short amount of time. With the median days on market time just shy of two months, it's slightly up from July with 34 days on market time and sales are up slightly also at 39 from 33 in July. Inventory continues to remain low at just 165 units for sale, leaving an absorption rate favoring sellers, however homes still need to be priced correctly and show great to sell to multiple bidders.

Sales
For the month of August, Downtown Jersey City reported a total of 39 units close. From the lowest sale price of $217,000 for a 575 sq ft one bedroom condo to the highest price of $839,500 for a 1771 sq ft 2 bedroom 3 bath at 66 Morris St.

The Median List Price for the month was $484,900 and the Median Sold Price was $474,900. The Median Days On Market was 38 days.

Pending
In August, downtown Jersey City reported 48 units change their status to pending. From the lowest asking price of $199,000 for a 643 sq foot one bedroom at 689 Marin Blvd Zephyr Lofts, to the highest asking price of $979,000 for a 3 bed two bath unit with outdoor space (sq footage not listed) at 232 Pavonia Ave Hamilton Square.

 Median List Price for these units pending was $497,000 and the Median Days on Market was 44 days.

Hoboken Real Estate August Sales Update

Happy Labor Day! Here is Hoboken's Real Estate August Sales Update

As the summer comes to an end, summer sales remain steady as Hoboken is still affected by a current inventory shortage and a large pool of buyers looking to make the jump into home ownership and locking in a low mortgage rate. As September rolls in, we expect to see a bump in homes available but not in competition as there is currently lots of demand for Hoboken homes. 

Sales:
For the month Hoboken condos saw a total of 83 units close. Up from 77 sales in July. From the lowest sale price of $191,000 for a studio short sale at 157 7th St to the highest sale price of $1.955 Million (P.S. that was CASH) for a eco friendly, green, 2650 sq ft 4 bedroom 3 bath with yard, in ground garage at 124 Park Ave.

The Median List Price for the month was $499,000 and the Median Sale Price was $480,000. The Median Days On Market was 32 days.

Pending:
Also in August, 55 units changed their status from active to pending. From the lowest asking price of $265,000 for a 631 sq ft one bed plus den at 131 Madison St, to the highest asking price of $999,995 for a 1504 sq ft 3 bedroom 2 bath at Tolls Brothers 1450 Washington St.

The Median List price for those units pending was $450,000 and the Median Days On Market was just 28 days.
