Hoboken Halloween Parade!

Hoboken's annual Ragamuffin Parade & Costume Contest is this Sunday, October 31st!
It's frightening how soon Halloween came!!

The march will start on 14th and Washington at 12:15p.m. with band performances and floats. After the parade, participants will head over to the Little League field on 5th and Terrace to compete for one of five prizes in all of the age groups.



Make sure to come out and cheer for the little one's! They will be adorable for sure! Bake some spooky treats to give out instead of candy this year like these creepy cupcakes!!

WOW

Median list price for the week was $415,444. Median sale price was $394,500. Median days on market was 55 days.

Pending Units:
For the week there were 11 units now pending. From the lowest, a one bedroom, 561 sq ft at 309 Monroe with a list price of $234,000 to the highest, a 1820 sq foot duplex loft at 610 Clinton with terrace and parking with a list price of $899,000.

Dance For Haiti - RE/MAX Gold Coast Realty, La Isla & The IRC

My office has been busy this year helping the local homeless shelter, running bake sales, helping families with basic necessities, and helping the Childrens Miracle Network. But that doesn't stop us!

9 months ago we made a commitment to raise $10,000 for the victims of Haiti, and we pledged to match dollar for dollar. So far with the help of our friends, clients and neighbors we are about a quarter of the way there.

On November 6th we are holding our biggest event yet! We are hosting a fabulous dance along with our sponsor - La Isla (who by the way was the winner on Bobby Flay's Throw Down this year) with a live DJ, great music, food and drinks for all who attend.

The earthquake that affected Haiti left millions displaced without homes, without food and water and without their mother's and father's. Their world was literally turned upside down.

The IRC, Internation Rescue Committee; founded in 1933, makes an average commitment of 10 years in the countries it works in. For RE/MAX Gold Coast Realty, a long-term commitment translates into a series of events over the course of a year.

Their latest update? LATEST: The IRC is distributing emergency supplies after a powerful storm tore through Port-au-Prince camps sheltering Haitian earthquake survivors on September 24.

Back From Steeler Country

My husband and I made a trip to Pittsburgh to see the Steelers play the Browns. A welcomed weekend off from real estate! The weather was beautiful and it was nice to watch a live game instead of watching it at the Hoboken Steelers Bar we frequent - Texas Arizona.

Ben Roethlisberger received a warm welcome back and the Steelers won the game with a 27 - 10 final score. Here are a few pics of the stadium, Heinz Field and some scenery.

From the lowest price, a 560 square foot studio at Montgomery Greene - 105 Greene St with an asking price of $250,000 sold above asking for $260,000. The highest price sale, a 1545 sq foot three bedroom two bath duplex with parking at The Shore Club - 1 Shore Lane, with a list price of $759,000 sold for $727,500.

Median List Price for this week was $526,900. Median Sale Price was $505,000. Median days on market was 76 days.

To the highest, a 1450 sq foot three bed two and a half bath condo with terrace and parking on a 3rd floor walk up at 415 Madison with a list price of $609,999 and a sale price of $595,000.

Median List Price for the week was $399,000. Median Sale Price was $360,000. Median days on market, 129 days.

Pending: For the same week, 10 units went under contract status. To the highest, 1125 Maxwell Lane a 1260 square foot two bed two bath, with a list price of $872,995 sold for $845,000. It is unclear whether that sold with parking included.

Median list price for the week was $462,000. Median sale price was $437,500. Median days on market, 62 days.

Pending:
Weird coincidence, for the week there were also 10 pending sales. From the lowest, 214 Jefferson, a 565 one bedroom with a list price of $219,000, to the highest at 1125 Maxwell Lane, a 1622 square foot two bed two bath plus den with a list price of $1.679.

Median list price $484,000 median days on market 76 days.

Hoboken: Washington Street Named Top 10 Best St In The Nation!

Washington Street was named yesterday as one of the Top 10 Streets in America 2010, under the American Planning Associations - Great Places in America program.


According to hobokennj.org APA singled out Washington Street for its affordable housing options and the city’s diligent efforts to preserve the street’s historic character through design guidelines and adaptive reuse. Additionally, the street stands out for its unique sense of place, including views of the Hudson River and the Manhattan skyline.

This is a great mention for the city and it's residents. With all of the publicity Hoboken has received in the last year, it seems like more and more people all over the world will learn what we all enjoy everyday, that Hoboken really is a great place to live.

Downtown Jersey City Real Estate Market Update September Report

September
Downtown Jersey City.

The month saw a total of just 29 sales.
The median list price for the month was $485,900
The median sale price for the month was $450,000
Median days on market was 90 days

Looking back at previous month's it is clear that in downtown Jersey City, this is the place to negotiate. The sale's show that a good amount of sales in the area area trading between 5 - 10% below asking, on average some even higher, and of course, a few, less.

Three month look back:
August - Median Sale Price $403,000 - 21 units sold
July -     Median Sale Price  $545,000 - 31 units sold
June-     Median Sale Price $402,500 - 46 units sold

Total Inventory - Currently 369 active units for sale
Currently in contract since September - 29 units.

Are prices going up or down or stable? Looking at median sale prices it shows that JC is slightly unpredictable in sales prices. This is due to the extremes in this market, from luxury high end sales and pre foreclosure sales driving the entry level units in this market, down.

Current pace of sales
If no new units come on the market, and we take a sales rate of 29 units closing a month, it would take almost 13 months to sell all of the inventory. A normal market, there is usually around 6-8 month's worth of inventory.

Keep in mind that these sale numbers and inventory counts do not include units in larger buildings where the developer is selling direct, such as 77 Hudson and Crystal Point and others, where there is sales activity at moderate pace.

For the most part, the sales reported in the Hudson County MLS for downtown JC are re-sales.

If you're a buyer looking for a deal, downtown JC can be a good buy. If you are looking to sell your home then take into account these numbers and price aggressively.

Exposed Brick - Hoboken Charm

One of the things most buyer's love about Hoboken brownstones and condo's, is exposed brick. I never get sick of exposed brick and I never think you can have too much.
It's so warm and can go industrial to romantic in seconds.

Latino Hoboken Eatery: Ultramarinos

Big brother Zafra with sister Cucharamama have a new(er) addition to the family - Ultramarinos.

I've driven by this little eatery/cafe for months and every time I say to myself, "gotta try that place." So Saturday, before an appointment, I hit the brakes and finally popped in with my hubby!

The space itself looks like the type of eclectic chic you'd see on the lower east side somewhere. The menu is all Latino heaven including their selection of desserts displayed on the front counter - devilsh!

My husband and I took a browse through the menu and quickly landed on a Spanish Tortilla sandwich prepared with traditional potatoes and some cheese and black bean. We each also ordered an ice coffee. The gentleman behind the counter told us that they have been open about 7 months and that in addition to being a cafe, they also serve as a catering station for their other restaurants, Zafra and Cucharamama.

We grab a little table outside and wait for our food.
Our sandwich comes out on an unassuming wicker plate. Iced coffee arrives in a plastic container to take to go, but we noticed that it looks more like slushy than an iced coffee... YUM!

The sandwich was awesome. Crispy bread and buttery eggs and potatoes with cheese and just a little of black bean spread. We were both surprised at how good it was - after all it was just a sandwich!

The place carries an impressive selection of gourmet Mexican chocolates for cooking, plus cheese, plates and a wallet friendly dinner meal, which they call "La Completa"  with 4 selections that change daily for just $11.

I would definitely recommend that you check this place out - albeit for a snack or a meal. I'll be back soon to try La Completa along with some merengues that caught my eye.

Ultramarinos is located adjacent to Zafra's at 269 3rd street. near Willow Avenue.

Where is the market trending? We will take a look back to see. Let's start first with a look at September.

September:
For the month there were 50 sales that closed. Of those 50 median list price was $461,500 and the median sale price is $438,000. Median days on market was 73 days.
51 Units are under contract for the month. Of those 51 the median list price was $475,000 and median days on market 72 days.

September was the final month of the home buyer tax credit. Eligible buyers had to close by September 30th to recieve a tax credit. If you follow my real estate reports, you might remember that June was the biggest month in sales. 124 sales were reported for that month showing that the tax incentive was working and brought some buyers to the table skewing the sales for summer.

Now, let's look back at past months.

Sales seem to be trending downward..

Current total active condominiums in Hoboken ritht now, is 486 condominiums. We are currently selling about 10% a month of our standing inventory. If no new homes came on the market, our absorption rate is 9.72 OR 10 months. A healthy market has an absorption rate of around 6-8 months.

Let's look back a little further to one year ago. 2009
June: 46 Sales
Median Sale Price $493,500  Compared To June 2010 $473,000
July: 62 Sales
Median Sale Price $469,950  Compared To July 2010  $502,000
August: 67 Sales
Median Sale Price $463,000  Compared to Aug 2010  $438,100
September: 76 Sales
Median Sale Price $499,000  Compared to Sept 2010 $438,000

From one year ago sale pace and prices are slower. This could be due to the buyer tax credit which prompted sellers to act with price reductions in time to capture those buyers. The dip in sales of September can also be contributed to the tax credit since many buyers took advantage of the incentive and bought ahead of schedule. These buyers would have bought in the warmer months making September numbers a bit higher.

If October 2009 is any indication of how this October may look, last year there were 80 sales for the month.

And taking a look back to 2008 of September - there were 66 sales and the median Sold price was $510,000. From 2008 real estate sales prices are down about 14%
