Candid advice from a buyer , can help hoboken real estate sellers!

This was passed along to me by someone and although terribly blunt and sometimes mean, it is a good look into the psyche of a buyer. Seller's need to understand the seriousness of even the smallest details when selling their home. Some of this is humorous, I have no idea what house they are referring to but good reading nevertheless.

------Although we are very happy with our home we did purchase, during this process, I happened to notice that as we viewed house after house, I kept seeing the same things happen over and over. And….not good things. Bad things. Bad things that were blatantly obvious to me. Bad things that literally turned me off. Bad things that were keeping this otherwise fine house I was standing in from selling faster.So, as we went through the homes, I started keeping track of things that I saw* that made the average buyer – ME – want to run away screaming. Here is my “Top 10 Seller Sins”:

1. Addition Addiction – Ok…exactly what were these people thinking when they added this addtion to their home?? It isnt level. The door frame isnt square. And, that simulated wood-grain indoor/outdoor burber carpeting is HIDEOUS!! *Wasn’t this were the garage should be anyway??* I guess that explains the severely sun-faded paint job on the Sport Family Truckster in the driveway and the Christmas decorations piled floor-to-ceiling in the closet in the spare bedroom. I don’t care what anyone says…Bigger is NOT always better.

2. The “Pet-Owner Moaner” – The over-all assumption that since the seller loves their pets more than chocolate, so does everyone else. Here are a couple of quotes I heard directly from the sellers mouths: “/Awwww, my cat must really like you to nestle into your neck like that.”; “I know he looks big, but he is really just a teddy bear.”; “We were able to clean up everything in the house except the cat room.”; “I cant remember if my son put away the ferrets or not, but feel free to look around downstairs/.”a. Ok…first and foremost, /Im allergic to cats/. I don’t mean that cats make me sneeze. I mean that I *quit breathing *and require adrenallin shots to keep from dieing. That thing is lucky I didn’t toss it out the open window that was next to me.b. The “/teddy bear/” they were referring to…Yeah, that was a 158lb Rotweiller with a googlie eye and a broken tooth on the right side. His chain was tied to a cinder block that he happily drug around and tossed into the air during “playtime”.c. The “cat room”???Oh Lord in heaven!!!d. If you cant figure out if your son left out a pack of rodents in the dark rooms down the creaky stairs without a safety rail and a working light switch, you can be damn sure Im not going to find out for you.

3. Auditory Unawareness – If you cant hear that your refridgerator is making a clicking noise that can be heard from the front yard, Im fairly sure you cant hear the floorboards creaking, the doors squeaking, or the apparent family of raccoons living in the attic. You also only hear what you want to hear. Instead of “Your house is priced too high”, you hear “Your house is of a high value”. Its not the same. Pay attention!

4. Color Blind – /Holy Lord!! Who decorated this place?? /Its like Andy Worhol threw his color pallet into a Cuisinart and hit ‘liquify’. The fuscia flower print wallpaper needs to go. And, I don’t carew what you say, it doesn’t do any justice to that wall with the fake woodgrain panelling it joins up to by the sunshine yellow couch. Worse yet…the white cabinets, white-washed walls, white countertops, and white tile is just a bit much.

5. “Take it or leave it” – Yup. Heard that come right out of a seller’s own mouth. We were discussing the possiblity of him making a necessary repair to a sliding glass door that lead out to a deck. Between the glass panes was about half an inch of standing water. Obviously, the seals on the window were compromised. When asked if he would spend the money to get the glass replaced and the seales re-done…or just replace the entire door…that was the response I got. Guess what…I left it.

6. Price-itis – The fear that your home wont sell for the price you are asking for it. I put in an offer on a home that was only $5,000 under what was being asked. The counter came back with a reduction of $1,000, but a clause to pay $4,000 in closing costs. Now, I may be bad at math…but, isnt that the same damn thing????

7. Fried Food Funk – You know what Im talking about here. If you can smell it, you won’t sell it. Bottom line here is that fried food smells, kitty litter, a back yard filled with dog crap, a nursery reaking of dirty diapers, etc…all add up to one thing – a very short showing. (Well, it also leads to gagging, shortness of breath, tears streaming down your face, and everyone skrunching up their nose and making that internationally known face that says, “Do you SMELL* that???”)

8. Photog Fog – Everyone should take pride in their family photographs. I do. But, Im not trying to sell my house! I went into one home where, I kid you not, the entire living walls…every square inch…was covered in frame pics of family. There must have been 100 pictures in that room. Frames mounted together like a patchwork quilt of memories and bad matting jobs. Love the sentiment…love the family pride. But, I was COMPLETELY distracted from seeing the actual house.

9. “I collect them” – /No kidding, really???// / Nothing would have made me realize you collect dolls were it not for the fact that Im now suddenly very aware of the fact that 226 eyes are now following me through your house like Chucky with an ax to grind. Yeah, I couldn’t tell that you collect Vegas casino ash trays since they are on every flat surface in your entire house including 4 separate 6-ft tall bookshelves, your coffee table, the top of your TV, the end-tables, and the extra two shelves that you put up encircling the entire living room. But, worse than that, you have them on your toilet tank, your dresser…and in an amazing twist, you have drilled holes in them and replaced half of the doorknobs in your house with them. In case your agent hasn’t told you this….PACK THIS CRAP UP!

10. Livin in the past – I don’t care what you think, the pea soup green shag carpeting is not coming back in style. And, regardless of how many memories are associated with it, the nine-foot long, hunter orange, faux-leather couch on the wooden legs with the sleigh-style arms on the each end is FREAKING UGLY!! Regardless of whether or not they still work, the matching avocado green stove, fridge, and counter tops are ugly…and they are ugly 24/7/365. If you want to move this house…replace this ferocious eyesore. Better yet…HIRE A HOME STAGER! Yeah, selling a house is hard. Selling a house in the market is harder. Selling one of THESE houses with a seller that sins like this…nearly impossible. Sellers, if you are reading this…listen to your agents. Agents, if you are reading this…make sure your sellers understand that buyers – like me – will look at these like neither of you know what you are doing and act accordingly. Probably by running away quick.

Hoboken Mayor Peter Cammarano arrested by the FBI on corruption charges along with several other state polticians

Dirty Jersey: Feds Bust Dozens In Corruption Scandal

That is the headline today: - giving NJ a good name. EEK

Mayor Peter Cammarano, 32 years old, was arrested this morning by the FBI in a sweep raid that arrested a total of 30 politicians and counting - that according to News Channel 4. 
Appraently he was brought in on corruption charges and a press conference is scheduled to address the media today at noon. 
It seems the feds have been taping conversations taking place between newly elected Mayor Cammarano and others whose interests are with building developments in the city and the Mayor receiving advance payments to make sure these projects get approved and pushed. 
No surprise there, this unfortunately seems all too common in NJ and I wonder if other states in our world do the same. 
Secaucus Mayor Dennis Elwell, was also arrested, along with Jersey City deputy mayor Leona Beldini, Assemblymen Daniel Van Pelt, Jersey City Council President Mariano Vega, former Jersey City council candidate Guy Catrillo and assemblymen Lou Manzo along with many others. 

Reports say that other charges are related to a human organ scheme as well. Other arrests are said to be taking place as we speak in connection with these and other charges.

Running in Hoboken for a cause! Congrats to everyone


So yesterday, I'm trying to get to The Hudson Tea building, and realize there are several streets blocked off. At first I thought it was because of the new Uptown Hoboken Farmers market (yes it's true!), but after parking and walking to the building I saw a sea of runners! Hundreds! 
Long behold this is what I had heard some friends tell me about. As I was waiting to safely cross through the runners, mind you I had to deliver keys for an owners unit that is up for rent in the building, I see my friends!

Just wanted to write a little congratulations to Lisa Piccurio, and Amy Howard and Townsend Williams for running last night! I know they trained really hard and they completed the run!! 5K people! Woo Hoo!

Party With Purpose organizes this annual run and the money raised benefits children of Hoboken through the Jubilee Center and the Hoboken boys and girls club. Hope every year gets bigger. Good job guys!

This is the living room, the original floors were stained and worn. Sally chose a warm wood floor and laid them vertically to keep with the long feel of the home and accentuates the size of unit. She also had the ledge put up and painted on the fire place, put in molding, and created a custom built in book case that all goes with the traditional feel of Hoboken brownstones.. Nice right?


Nice chair rail, and she added the shelf above for more storage in this great bonus room. The molding is a huge upgrade in this unit along with the floors, she definitely added value and will get all of her money invested back.

Shopping for a home or rental, you face the same challenges


If you're shopping for a home in Hoboken to purchase, or an apartment to rent you are facing the same challenges. Buyer's want to look at many homes, until they find the perfect one. Renters also want to look at many apartments with hopes to find the perfect one. Both aren't in a rush. Problem is, everyone else is looking for the same thing, and they are seeing the same properties you are, and, some are in a rush because of leases ending, school and jobs starting... While yes, you absolutely have some more options, don't think time is always with you. It happens over and over again, buyers and renters take a day or two too long and end up either losing a home or end up paying more for a home. 

Two examples,  Willow - an apt had been on the market for a while, was reduced aggressively and there were 2 people interested. The first one, waited to make an offer knowing they wanted the place, but decided would think about it. Owner agreed. Second person came in and made a higher offer right away after the 1st had signed the paperwork. The 2nd one saw it, liked it and aggressively went for it. First one lagged and had they moved quicker would've had the apt, and at a lower price than the 2nd ended up getting it for.  

Next, Grand - a buyer saw a home that they loved, it was perfect and at a good price. They decided, it's a buyer's market, no one else is going to make an offer, let's wait to make an offer and see if it goes down. About two weeks later buyer sees the property is no longer on the market.. buyers are very upset. They decide at this point to offer full price, but before they were hoping to offer well below asking and negotiate..  Unfortunately buyers are too late and the property is in contract. Now they are still looking for a home like the one they fell in love with. It's been a month and nothing...And I can almost guarantee that the first buyers are not paying full price.

Keep in mind when you sign a lease or a contract it isn't binding until the three day attorney review period is over and the owner/seller has also signed the contract.

Ladies, early bird gets the worm. 
And - at a better price! 
But you know this already!  You're savvy and know what you want so when you see it you'll be ready :)

July 4th Fireworks From Home



July 4th, is one of my absolute favorite holiday's. It always makes summer feel official to me, and even at almost 30 I always oooo and ahhhh like a little girl watching the explosions of color in the sky. And how exciting!!! This year, as you already know, the July 4th fireworks will be brought to the Hudson River to celebrate the 400th anniversary of Henry Hudson and his exploration of the Hudson River! 
Hoboken will be one of the best places for great views of the fireworks. The city is expecting upwards of 10,000 visitors coming into Hoboken and to prepare has adopted a safety plan that will affect us all. Here is what you need to know. Taken directly from the Hoboken website.

Street closures and parking restrictions:

  • Sinatra Drive from 1st St. to 11th St. - closed to traffic, emergency vehicles only.
  • 4th St. from River Rd. to Clinton St. - NO PARKING on the south side of the street.
  • Willow Ave. from 11th St. to 4th St. - NO PARKING on the west side of the street.
  • Hudson Place (by the PATH) - NO PARKING
  • Newark St. from Hudson St. to Sinatra Dr. - NO PARKING
  • River St. from Hudson Place (PATH) to 4th St. - emergency vehicles only
  • Clinton Street from 7th to 8th Sts. - emergency vehicles only
  • Vezzetti Way (Observer Hwy.) from Washington St. to Willow Ave. - designated taxi area, no public parking

Also Food vendors will be setup along at 3 locations along Sinatra Drive

  • 1st to 2nd street
  • 4th to 5th street
  • near the entrance of Maxwell Place Park

Also, the site makes no mention of this, but it's been rumored that the town will be closed to non residents in the afternoon. I'm not sure how they're going to enforce this, or if it's true, but if you do have some visitors coming into to town you might want to ask them to come as early as possible.

Some idea's for you to watch the party in the sky! 
Sinatra drive will no doubt be full of spectators, and street vendors so why not grab a blanket some chairs and a picnic basket and head to the water! Find a spot early and enjoy!
Want music? Try calling 340 Grill, Quays, or Trinity Bar for reservations and catch drinks there!
Sophistication? Head to the W Hoboken early to get a good place.. 
Lua uptown along the water could have some great views from there and is always a good time.
