Hoboken Real Estate Condo Market Update
Week of August 8th - 14th, 2011

Sales:
For the week there were 11 units close. From the lowest priced, a 550 sq foot 4th floor walk up at 204 Willow Ave with a list price of $250,000 and a sale price of $242,000 (This unit was on the market for a whopping 621 days), to the highest; at Maxwell Place condos, a 1298 sq foot 1 bed plus den 2 bath with parking and balcony with a list price of $835,000 and a sale price of $812,500.


Median list price for the week was $484,995 and the median list price for the week was $479,715. Average days on market was up from last week, to 119 days.

Pending:
For the same week 17 units changed to pending. From the lowest priced, a 550 sq foot one bedroom at 422 Madison St with a list price of $199,900 and 20 days on the market, to the highest; The Jefferson Trust Bank Building, 313 1st, a spectacular 3200 sq foot 2 bedroom 2.5 bath loft and parking with a list price of $1.9Million.

Median list price for those units pending was $439,000 and average days on market was 81 days.
