Hoboken Condo Market Statistics April 2015

For the month of April, Hoboken saw a total of 88 condo sell.

Their Median List Price was $568,388 and the Median Sold Price was higher, at $577,388. This is continuing with the trend in March, where the Median List Price was $549,000 and the Median Sold Price was also higher, at $565,000.

The Median Days on Market was 12 days in April for Hoboken condos.

For the same month of April, there were another 115 units change their status to either DABO or UNDER CONTRACT - which both means they were taken off the market and an offer accepted by the seller. The Median List Price for these pending, are sharply higher than the Median Sold Price of April - at $619,000. We'll know next month the SOLD PRICE stats for these pending.

Hoboken Real Estate Condo Market Update September 2013

Hoboken's real estate market remains hot. Best to strike while the iron is hot as mortgages are low and it is a great opportunity for both sellers and buyers. Although for buyers you will need patience and your wits about you!

Sales:
For the month of September Hoboken saw a total of 98 sales. The Median List Price for all units sold was $561,950 and the Median Sold Price was $560,919. The lowest and highest sales were $265,000 and $1.580Million respectively.

The Median Days on Market was 28 days.

Pending:
The same month, 76 units changed their status from active to under contract. The Median List Price was $533,066. The Median Days on Market was 27 days.

Hoboken Real Estate Market Update - Q1 Report

Happy Spring!
It's no secret our real estate market has turned around. Buzz is out that our market is hot. And that's for many reasons.
Let's review briefly the factors that got us here.

  • Low housing starts (builders stopped building when the market was soft)
  • Scared buyers turned to renting (rental prices went way up turning those renters into buyers late 2012&2013)
  • Inventory was low (sellers stayed in their homes longer than they would have because of low sale prices)
  • Low mortgage rates (buyers and sellers are taking advantage by locking in low rates)
  • Buyers continue to enter our real estate market 
  • Seller's took advantage of high rents and decided to rent instead of sell
So, with all of this, it's easier to make some sense out of why the current market is so competitive. Add to that -- it's Spring! Traditionally this is the best time of year to sell and it's when most people look to buy.

First quarter real estate condo sales in Hoboken broken down by month:

January: There were a total of 44 condo sales in Hoboken. Their Median List price was $559,500 and their Median Sale price was $558,000. Median Days on Market - 30 days.

65 condo units changed their status to pending the same month of January.

February: There were a total of 35 condo sales in Hoboken. Their Median List price was $549,000 and their Median Sale price was $516,000. Median Days on Market 14 days.

70 condo units changed their status to pending the same month of February.

March: There were a total of 60 condo sales in Hoboken. Their Median List price was $549,000 and their Median Sale price was $530,000. Median Days on Market was 28 days.

112 condo units changed their status to pending the same month of March.

Hoboken Real Estate August Sales Update

Happy Labor Day! Here is Hoboken's Real Estate August Sales Update

As the summer comes to an end, summer sales remain steady as Hoboken is still affected by a current inventory shortage and a large pool of buyers looking to make the jump into home ownership and locking in a low mortgage rate. As September rolls in, we expect to see a bump in homes available but not in competition as there is currently lots of demand for Hoboken homes. 

Sales:
For the month Hoboken condos saw a total of 83 units close. Up from 77 sales in July. From the lowest sale price of $191,000 for a studio short sale at 157 7th St to the highest sale price of $1.955 Million (P.S. that was CASH) for a eco friendly, green, 2650 sq ft 4 bedroom 3 bath with yard, in ground garage at 124 Park Ave.

The Median List Price for the month was $499,000 and the Median Sale Price was $480,000. The Median Days On Market was 32 days.

Pending:
Also in August, 55 units changed their status from active to pending. From the lowest asking price of $265,000 for a 631 sq ft one bed plus den at 131 Madison St, to the highest asking price of $999,995 for a 1504 sq ft 3 bedroom 2 bath at Tolls Brothers 1450 Washington St.

The Median List price for those units pending was $450,000 and the Median Days On Market was just 28 days.

Hoboken Real Estate Condo Market Update - May Report

My Hoboken Real Estate Condo Market Update is here!

It's been a busy selling season! There are lots of buyer's out there looking for homes, first time buyers and move up buyers alike.

Sales
For the month there were 69 units that sold. Up from April's 57 sales. From the lowest sold price of $235,000 for a 407 sq ft one bedroom at 160 2nd street, to the highest sold price of  a whopping $2.8Million (which was paid for in CASH) for a 2400 square foot 2 bedroom 3.5 bath with balcony, NYC views and parking at Maxwell Place.

The Median List Price for those units sold this month was $449,000 and the Median Sale Price was $440,000
The Median Days on Market was 32 days - Down sharply from April's 57 days on market.

You'll notice that the list to sale price ratio is very close, with a very small percentage off of the asking price. Simultaneously the time that it takes for a unit to list, and change to under contract status is decreasing.

Pending
For the month Hoboken condo's saw 86 units go under contract in May. Up from April's 70 units pending. 
From the lowest asking price of  $215,500 for a 530 sq foot one bedroom at 607 1st street to the highest asking price of $1.349Million for a 1768 square foot 2.5 bedroom 2 bath plus patio and parking at Maxwell Place condos.

The Median List Price for units pending was $493,500 and the Median Days on Market was 34 days just slightly up from Aprils rude awakening -  24 days on market time.

My Hoboken Real Estate Market Update For March is up

SALES
For the month Hoboken saw 39 units close. From the lowest priced unit, a junior one bedroom at 637 Garden with a list price of $209,000 and a sale price of $197,000 to the highest asking price at 1125 Maxwell Place, a 2 bedroom 2 bath unit #340 with an asking price of $1.352995 and a sale price of  $1.300000.

The Median List price for units closed was $415,000 and the Median Sale price was $400,000.
The Median Days On Market was 59 days.

PENDING
For the month in Hoboken Real Estate there are a total of 71 units waiting to close. From the lowest asking price of $199,900 for a junior, 405 sq ft one bedroom at 109 Harrison St to the highest asking price of $2.195,000 at The W Residences, Unit 2003 offering 2375 sq feet and 3 bedrooms, 3.5 baths.

The Median List price for units pending was up from units closed, at $449,000.
The Median Days On Market was down from units closed, to 30 days.

Hoboken Real Estate Market Update - February

My Hoboken Real Estate Market Update February Report

February is showing Spring like activity. Due to steady low inventory, combined with low interest rates, and an unseasonably warm winter, buyer's are buying earlier in the year, and steady investor participation and cash buyers is apparent accounting for about 30% of sales. We are seeing all sectors in the market active from low end to the very high luxury end and even units that were "stale" with 200+ days on market are under contract, and same day frenzies with listings receiving multiple bids the first day on market.


February Sales

For the month of February Hoboken saw a total of 50 sales. Up from 33 units in January.  From the lowest priced sale, a bank owned, one bedroom one bath at 815 Willow with a list price of $149,500 and a sale price of $133,000. To the highest priced sale, 2060 square foot, 3 bedroom 2.5 bath at The Garden Street Lofts with a list price of $1.275 Million and a sale price, of $1.265 Million

Median List Price for the month was $462,500 and Median Sale Price was $448,500. Median Days On Market was 59 Days.  (Down from January's $475,000 Median List and $465,000 Median Sale Price but Up from December's Median Sale Price of $417,000)

February Units Pending

There are 67 units pending. A big jump from January's 48 units and a leap from December's 32 Units.

The Median List Price for these units pending is $437,500. The Median Days on Market just 22 days.

Hoboken Condo Sales and Brownstone Update - January Report

January Sales

For the month Hoboken saw a total of 33 units sell. Down from 57 sales in December. A drop off in sales volume is typical for this time of year.

The lowest price sale was a 1 bedroom at 422 Madison with a list price of $198,500 and a sale price of $198,500.

The highest price sale was a 4 bedroom 3 bath duplex with deck and backyard with a list price of $875,000 and a sale price of $790,000. (Someone got a great deal...)

The Median List Price was $475,000 and the Median Sale Price was $465,000 up from the Median Sale Price of December of $417,000.

January Pending

For the month there are 48 units pending waiting to close. Up from 32 units in December.

The lowest priced unit was 815 Willow Ave, a one bedroom unit needing full renovations and with a tenant in place, with an asking price of $149,500.

The highest priced unit was 1500 Garden Street, a 1842 square foot 2 bedroom plus den, 2.5 bath with parking at Harborside Lofts, with an asking price of $1.295 Million.

The Median List Price for the month is $462,500, down from $482,950 from December.


The Median Days on Market for both pending sales and closed sales is just 42 days. This is a sign that there are buyers ready to buy and that the market is showing very promising, healthy signs.



Current inventory is staying low showing just 213 units on the market today.


HOBOKEN BROWNSTONES AND SINGLE FAMILY SALESThere were zero sales for the month of January, however 4 single family homes listed under contract for the month.

Is the Hoboken Condo Market Still Declining?

Hoboken condo sales have been on the decline since the real estate market crash. On average Hoboken condo prices are down about 20% from their peak and sales prices in 2010 and early 2011 were trading at 2004/2005 levels.

As a Hoboken real estate agent I've noticed that sales and prices have seemingly started to pick up. With several bidding wars and homes being sold in as little as 3 days, plus investors still active in almost 30% of the market, it is an unmistakable sign that things are looking up.

I spent some time creating this spreadsheet. It shows the Median Sale Price of all Hoboken Condo Sales in 2010 (recorded on the MLS) vs the Median Sale Price of the same in 2011.

You can see that early 2011 median sale prices were trading below the median sale prices of 2010.

But if you take a close look you'll see that prices rose above 2010 prices in the months of May, September and October, and 4th quarter sales finished strong with November and December prices trading very close to last year.

This is a positive sign that prices are stabilizing. There were no artificial factors in 2011, no home buyer tax credits to jolt sales.

2012 will see an increase in inventory as Hoboken sellers will attempt to sell their homes again after trying the last two years but I suspect buyers will absorb some of that inventory because rent vs owning is finally showing that owning is more beneficial.

There were 683 sales in 2010 compared to 742 sales in 2011. Total number sales are down about 8% yr ov yr however the median sale price for the year is virtually unchanged.

The median sale price for all Hoboken condo sales in 2011 was $450,000

The Hoboken rental market is hot and rental prices have jumped more than 5% year over year. This along with an improving jobs picture, mortgage rates remaining low despite the recent good news (jobs report, tax cut extension and ADP numbers) could lead the way to a stronger year in real estate sales for Hoboken.

I don't expect the rental market to ease in 2012 and would predict that there will be another increase in prices, more modest near 3%.

Can you believe it's almost November?!!? Sighhhhh - I'm enjoying watching the leaves turn and brownstone owners decorate their entrances with pumpkins and mums..

Sales

For this week there were just a total of 4 sales reported. Median list price was $427,000 and the median sale price was $410,000 with one luxury sale reported at The Garden St Lofts. A 2032 sq foot 2 bedroom with 2 terraces and parking included closed for $1.215Million

Pending

Here's the good news. This same week, 14 units went under contract. Their Median list price at $499,000. And a spectacular residence at The Columbia is under contract with a list price of $1.499 Million and 2680 sq feet of grandeur, some lucky buyer is moving into this historic home.

Hoboken Real Estate Condo Market September Report

Summer is gone and Hoboken Real Estate is at the top of many people's minds.  Rent's are rising, inventory is low and sales are even. Investors are still active in our current market accounting for a nice slice of all sales. The upper end of the market is performing well and seller's are opting to rent out their condo's to receive record rental incomes instead of selling short.

SEPTEMBER SALES
51 Sales closed for the month. Median list price for all 51 sales was $474,900 and the Median sale price was $460,000. The average days on market was 65 days.

By bedrooms:
1 - Studio
12 - One bedrooms
31 - Two bedrooms
6 - Three bedrooms

UNDER CONTRACT
39 Units changed to pending this month. The Median list price for those under contract was $435,000 and the average days on market was 83 days. (There are a total of 105 units currently in the pending pipeline waiting to close.)

How will real estate fair in the colder months? Historically the trend is for sales to continue to dip during the colder months and into the holidays. However with rents continuing to rise it is a motivating factor for first time buyers and we could see activity in this market increase with affordability conditions favorable and mortgage rates remaining at all time lows.

The National Association of Realtors reported on Sept 21st that August Existing Home Sales Rise Despite Headwinds, Up Strongly From A Year Ago.

As summer is nearing to an end and most of us are trying to soak up every last bit of sun, sales in Hoboken slump slightly.
For the week there were 9 sales reported. From the lowest, a 450 square foot one bedroom at 831 Clinton, with a list price of $244,000 and a sale price of $234,000; to the highest a 1200 square foot two bedroom two bath at the Hudson Tea, with a list price of $799,000 and a sale price of $775,000.

Median list price for the week was $377,500 and the median sale price was $355,000. Average days on market for these sold was 99 days.

Pending Units
For the same week 8 units recorded pending. From the lowest price, a 866 square foot one bedroom plus den at 841 Willow with a list price of $299,000; to the highest, a 1500 square foot two bedroom two bath with patio and parking at 615 Adams St with a list price of $729,000.

Median list price for these units pending was $464,450 and average days on market was 76 days.

For the week there were 12 sales. From the lowest priced, a 400 sq foot junior one bedroom at 209 2nd street with a list price of  $220,000 and a sale price of $200,000; to the highest, an 1897 sq foot 3 bedroom 2 bath at 1500 Garden St the Hudson Tea, with a list price of $1.031 Million and a full sale price.

Median list price of this week was $462,500 and the median sold price was $442,500. Average days on market was 67 days.

Condos Pending:
This same week, 11 units changed their status to under contract. From the lowest asking price, 333 Adams St, 556 square foot one bedroom with an asking price of $269,000 and the highest asking price, 264 5th street, a 1288 sq foot 2 bedroom 2 bath with parking and large private patio - asking price $775,000.


Median list price for the week was $379,000. Average days on market was 82 days.

Currently there are just 309 units available for sale. 139 units are waiting to close. Absorption rate is steady in Hoboken around 6 month's of inventory which in many markets across the U.S. is considered to be a healthy, normal market.

Today interest rates are under 4.5% and are expected to trend downward into the low 4's and high 3's if you can believe that!!

From the lowest priced, a 550 sq foot 4th floor walk up at 204 Willow Ave with a list price of $250,000 and a sale price of $242,000 (This unit was on the market for a whopping 621 days), to the highest; at Maxwell Place condos, a 1298 sq foot 1 bed plus den 2 bath with parking and balcony with a list price of $835,000 and a sale price of $812,500.


Median list price for the week was $484,995 and the median list price for the week was $479,715. Average days on market was up from last week, to 119 days.

Pending:
For the same week 17 units changed to pending. From the lowest priced, a 550 sq foot one bedroom at 422 Madison St with a list price of $199,900 and 20 days on the market, to the highest; The Jefferson Trust Bank Building, 313 1st, a spectacular 3200 sq foot 2 bedroom 2.5 bath loft and parking with a list price of $1.9Million.

Median list price for those units pending was $439,000 and average days on market was 81 days.

For the same week, Hoboken saw another 13 units go under contract. From the lowest priced unit, a 546 sq foot foreclosure property at 410 Jefferson St with an asking price of $190,000 to the highest; a 1530 sq ft 3 bedroom 3 bath at The Hudson Tea, with an asking price of $865,000.

Median list price for those units pending was $489,000 and the average days on market was 67 days.


Hoboken Brownstone Update
2 Single Family Homes sold for the week. 

A brownstone on 921 Bloomfield st in need of renovations, listed for $799,000 and SOLD for $880,000. 15 by 72 lot, and featured 4 bedrooms, 2 baths.

Another, 1133 Garden St, listed for $1.15M sold for $1.1M - it stood on a 15 by 100 lot and had 3 bedrooms two baths and a yard.

No homes changed to pending for this week.

Median list price for the week was $462,500 and the Median sale price was $440,500. Average days on market was 55 days.

For this week there are 12 units waiting to close. From the lowest priced unit, a 534 sq ft one bedroom with balcony and yard and an ask price of $309,000; to the highest, a 2032 sq ft 2 bedroom 2 bath at The Garden St Lofts with a list price of $1.275Million.

Closed Sales
June reported another healthy month in sales, keeping in stride with April and May. June closed a total of 73 sales compared with May's 78 sales.
From the lowest priced sale, a 550 sq ft one bedroom short sale at 308 Monroe with a list price of $199,000 and a sale price of $199,000; to the highest sale, a 1900 sq ft two bedroom 2.5 bath at the W with NYC views and terrace with a list price of $2.095Million and a sale price of $1.740Million (by the way that was CASH) 

The Median list price for those units sold was $477,000 and the median sold price was $446,250 about 2.2% off the asking price.** Note units are trading much closer to asking. The average days on market was 72 days.

There are 59 units waiting to close for the month.From the lowest asking price, a 470 square foot studio at 1021 Grand St with an asking price of $243,000; to the highest asking price, a 1719 sq ft 3 bedroom plus den, 2bth duplex with roof deck and parking space at 422 Hudson St and a list price of $1.225Million.

The Median list price for those units pending was $479,000 and the average days on market was 68 days.

Sales:
For the week there were 15 sales. From the lowest price, a short sale at 308 Monroe, one bedroom 554 sq feet asking $199,000 that sold for $199,000; to the highest price, a 3 bedroom 3 bath, 1651 sq feet with parking at 900 Jefferson with a list price of $750,000 and a higher sale price of $790,000.

Median list price for the week was $428,000. Median sale price was $427,000. Average days on market was 107 days.

Pending:
For the same week there are 9 units waiting to close. From the lowest price, a 550 sq ft 1 bedroom at 1015 Grand St with a list price of $284,900; to the highest price, a 1079 sq ft two bedroom two bath with parking at The Huntington Hoboken, with a list price of $509,000.

Median list price for those pending was $425,000. Average days on market was 81 days.

Looks like June is going to close with a healthy amount of sales. Currently, there are just 387 condos for sale.

If it feels more competitive right now it's because it is. There are many bidding wars right now for homes priced correctly that need little to no work and they are trading closer to asking and in some cases above asking. So please be prepared and armed with information!

For the week there were 12 total sales. Quieter than the week prior which closed 19 sales. The lowest sale price was $320,000 at 724 Bloomfield for a 640 square foot one bedroom with a list price of $339,724; to the highest price, a 1338 sq foot two bed two bath at 1100 Adams st with a list price of $599,900 and a sale price of $613,000.

Median list price for the week was $438,000. Median sale price was $427,500. Average days on market was 48 days.

Pending:
For this week there were 11 units change to pending. From the lowest asking price of $335,000 for 737 sq foot a two bedroom one bath at 137 Park, to the highest asking price of $1.225Million for a 3 bedroom plus den two bath triplex with garage and roof deck at 422 Hudson St.

Median list price for the week was $499,000. Average days on market was 96 days.
