Hoboken Real Estate Market Update - March

My Hoboken Real Estate Market Update For March is up

SALES
For the month Hoboken saw 39 units close. From the lowest priced unit, a junior one bedroom at 637 Garden with a list price of $209,000 and a sale price of $197,000 to the highest asking price at 1125 Maxwell Place, a 2 bedroom 2 bath unit #340 with an asking price of $1.352995 and a sale price of  $1.300000.

The Median List price for units closed was $415,000 and the Median Sale price was $400,000.
The Median Days On Market was 59 days.

PENDING
For the month in Hoboken Real Estate there are a total of 71 units waiting to close. From the lowest asking price of $199,900 for a junior, 405 sq ft one bedroom at 109 Harrison St to the highest asking price of $2.195,000 at The W Residences, Unit 2003 offering 2375 sq feet and 3 bedrooms, 3.5 baths.

The Median List price for units pending was up from units closed, at $449,000.
The Median Days On Market was down from units closed, to 30 days.

    1. Hi Penny, yes you would be getting an excellent deal. Take into consideration that prices in Hoboken are down about 20% from their peak and interest rates are just below 4%. We believe that this may be buyers last chance to purchase a home this affordable for many years to come.
      Look out for Aprils sales stats coming later - and you'll see the trend is spiking up slowly.
